This is exactly what you hope for when you visit Italy... a gorgeous villa, situated in a breathtaking town in the hills of Tuscany. We had to continually pinch ourselves throughout the stay to make sure we weren't dreaming. The staff is very warm and welcoming (and speak enough English to answer any questions you have). The breakfast is fabulous, in an elegant dining room with the windows wide open, a gentle breeze and the songs of birds greeting you each morning (and don't get me started on the chocolate croissants which were beyond delicious).There is WiFi and a computer in the lobby, the only evidence of the 21st century in this otherwise authentic 11th century villa. The grounds are spectacular and offer endless opportunity for meandering. An all around perfect vacation choice for anyone lucky enough to visit Italy.

Location: right next to the hwy, so it is a little noisy
Rooms: basic but very clean
Service: amazing, friendly, personal speaks English

Fattoria degli Usignoli is exactly how I had pictured a Tuscan hotel. The grounds were beautiful, and a perfect place to relax. We visited in April so it was quiet except for the workers bustling about getting ready for the tourist season. The owner was accommodating, but quite reserved. The rest of the staff were extremely friendly, especially the girl who served the breakfast area by herself and also helped in the restaurant at night.
The breakfast buffet was substantial. In addition to the typical Italian breakfast of a croissant and coffee (which was served with hot, steamed milk in a separate pitcher) were plates of prosciutto cotto, salumi and cheese as well as hard boiled eggs, breads, yogurt, canned fruits, cereal, juice and milk. Nothing exotic, but tasty.
The hotel's restaurant is adequate with a nice atmosphere, but not the best food we had in Italy by any means. However, not many other restaurant options close by. Pastas are probably a better choice than sides or main dishes. Gnocci with leeks and pasta with mushrooms were both good. Ribeye steak came sliced over arugula. Flavor was good, but the quality of the meat was not.
Our issue with this hotel was finding it after dark. Directions on Google are not the same way the hotel recommends from Florence. After describing where we were, a staff member kindly came to get us in a nearby church parking lot.
I would go back now knowing how to get there, but most importantly would make sure my GPS was working!

My son and I only stayed overnight, so we didn't have time to enjoy the pool (which looked nice) or any of the other amenities, but I was underwhelmed by both the accommodations and restaurant. The apartment was on two floors. The first floor was a kitchen and seating area; upstairs was the bedroom and bath. The decor attempted "Italian modern" in style, but are now quite worn. Our rooms were dark, even when we opened the wooden shutters and turned on the lights. Worse, however, were the smells. On entering, I noticed a strong odor of (what I believed to be) insecticide. While I appreciate the desire to prevent the the guests from encountering insect or rodent pests, it would have been nicer to have the apartment aired out prior to occupancy. When I opened the kitchen cabinet which contained the sink, it smelled of mold. I'm guessing the kitchen (located within two cabinets) is rarely used. Overall, the apartment did not have the luxury feel portrayed by the website.
The restaurant also fell a bit short. The lounge area was empty during dinner and breakfast, but they had club music with a thumping bass going all the time. Since we only saw guests with small children, the "hip" music seemed out of place. The menu was limited for guests who were not on the "all-inclusive" package. Dinner was OK, but it took 30 minutes to get our check after we requested it: slow even by Italian standards :-). Breakfast was fine - pastries, cold cuts, cheese, juice and coffee.
