Location: In Olean to visit family
Have stayed at this location once annually for the last 5 years. Expecting that we would have another good experience, we returned 9/24-25/2013. Things have changed! Concerns include: - Cleanliness of the room, especially the carpeting. Didn't walk barefoot in the room - front desk staff dressed sloppily, twice had to "interrupt" their conversation with friends in the lobby to seek assistance. - entry littered with cigarette butts - beds/mattresses in poor condition. "Lumpy" may be the most descriptive word - shower head loose; had to tighten to keep it on - minimal focus on customer satisfaction - one bright spot....the woman responsible for breakfast service did an excellent job. Focused on ensuring that our meal met expectations. We'll stay elsewhere when next in Olean.

Pros: Friendly staff
Cons: Devote a larger area of the lobby and more tables to the continental breakfast.
Location: Close to the college, many restaurants close by.
My initial room was unacceptable, but they immediately switched me to an acceptable room (king sized bed, fridge, chair, small desk). Breakfast area was too small and always crowded. Workout room was nice, pool was small and usually full of kids. The room rate seemed expensive to me for basic accommodations, but I do not stay at motels that often. $100/night would've been a fair price for that room, I paid more than that.

We stayed two nights using this hotel as our half-way point to a further destination. Our room was clean, staff very cordial, free breakfast was good. On the downside-hallway carpets were worn and dingy, our room (different on both nights) smelled musty/smoky. We reported it on the first night, and realized on the return trip, that all rooms are this way. Our room had a broken bed on the return trip/which we reported. Nice folks and very friendly staff (not their fault) - property just needs the OWNER to spend some money on it!!

I was satisfied in all categories. The room was clean, the hotel quiet and, although I did not take advantage of all amenities, there was a pool and gym and free breakfast.
