The staff were super friendly and helpful. The rooms were nice and clean. I don't think this hotel is very old.
The beds were comfortable. Not too hard not too soft.
We loved our stay!
It's a quick walk 2 streets to the action but far enough away to escape the crazy tourist centre for some quiet and to walk without being hassled.

I was in this hotel for its language school and the hotel option was amazing - I just needed to walk through the garden to go to class. this was an excellent choice for me - centre of town, right downtown in the middle of all attractions!

This hotel is handy to the beach and 5th avenue. Maeve the receptionist was amazing as we're all of the staff. They really made you feel welcome.
The rooms were spacious although the water pressure was a little lacking for me (I admit to being a shower snob!)
I would definitely return to this hotel over any of the all inclusive hotels I've stayed at.

You are one block from the beach, and half a block from 5th Ave. We had a penthouse, two bedroom (one king and two twins) for four women. We had a beautiful rooftop patio with a palapa for shade with lounge chairs, jacuzzi and barbecue (pictures are true representation). We used the jacuzzi at night to relax after a day at the beach and a nice dinner downtown. Everything was walking distance. Unit 220 was very quiet (the only noise was kids playing in pool during evening).It overlooks the pool from the front sliding door (has a small table and chairs by the front door) on the second floor. The beds were super comfy and the condo was very clean. The condo is equipped with fresh drinking water, dishes, glasses, silverware, etc. The food was extra cost, but we never needed it since restaurants and shops were extremely close.
We went to Maya spa and had a really good experience with massages and facials. Worth the money!
We went to the sister property were the beachfront was, El Taj, and loved the beds/loungers, service and the relaxing environment. There aren't waves, but if you walk past the anchored boats the water was incredible. If you want a nice beach, walk to Mamitas. We reserved a bed and two loungers with an umbrella. Great music on the beach and the vibe is very Ibiza, chill, but people enjoying drinks and food and the beautiful beach. Not a crazy party scene. Met cool people while hanging in the water, and it can get crowded. I highly recommend Porto Playa!

Nice hotel in a convenient location just off the main strip of Playa del Carmen. Pool is nice, staff are friendly, the cafe next door serves delicious coffee. Only issue was I had a room at the back of the building which had multiple noisy air conditioning units right outside my window that ran all night. Could only sleep with earplugs. Asked the staff to turn off the really bad unit but it seems they couldn't (or perhaps wouldn't?). Also, be aware there is a daily charge to use your in-room safe.
