Not too bad. My girlfriend/ex-girlfriend/friend chose this hotel since it is close to her apartment. If you walk outside the hotel and head towards Victory Monument, you will be with many Thai people (and not many farang). Lots of delicious street food. (HINT: Street food in Thailand is better than most top-rated restaurants in U.S.). BTS/Skytrain station is located at Victory Monument (about a 10-minute walk from the hotel). If you walk past Victory Monument about a 1/4-mile ahead there is a palace with a good cafe at the entrance. Pretty good coffee. One night I sat at one of the sofas in the lobby and ordered a cappucino and it was not very good. So if you're really into capuccino's, this is not the hotel for you.

Rooms are lovely and spacious but the rest of the hotel needs some TLC.
