Pros: The view
Cons: Given the shape of the house and where the bedrooms are located both the owners and potential guests need to think about access.
I didn't think to ask about disabled access, which turned out to be a mistake. The rooms are in the farmhouse attic and access is up uneven twisting stairs. It was also necessary to go down three large steps to get from the bed to the toilet. I managed but is was dangerous. Similarly it could be awkward with children.

This B&B is great, perfect for anyone looking for something close to Reading business parks. Very nice room, helpful owner. The only thing to warn you about is if you are tall like me you might have some issues with the shower and generally moving around the room. Otherwise I would say this place is perfect.

All the right boxes ticked as far as I was concerned. Clean and tidy living space and a sound nights sleep. Would come back wirh the family if the need arose.

Room was very clean and comfortable, tea and coffee was provided, the family were very friendly and accommodating. My first night there i arrived late and they totally understood my situation. Its a nice quite location and has a very nice Indian restaurant nearby for some food.

Very welcoming. Room was very clean and comfortable and shower room very clean. Had a lovely breakfast with fresh fruit salad in a lovely dining room.

I was made to feel welcome from the moment I arrived. My room and adjoining bathroom were well appointed, clean and spacious. The family were a delight and breakfast was freshly cooked and plentiful. My scrambled eggs were laid that morning and were the most wonderful orange in colour! I will have no hesitation in staying at Little Park Farm again, if looking for accommodation in the area.

I stayed here as I had a conference in Basingstoke so the location was perfect - just 20 mins drive from where I needed to be. Very comfortable and great value. My only criticism is that the water pressure isn't great for the shower. Otherwise, highly recommended!!

And family run farmhouse with lots of space. Free wifi and kitchen area to make hot drinks or a simple meal. Cooked breakfast available if pre booked. Let yourself out in morning when ready. Good Indian restaurant 2 miles down road and 2 pubs similar distance in either direction. Can be difficult to find but as down a track but postcode is accurate. Just 1 word of warning. Top rooms have very low beams sleep tall people may bang their head getting out of bed. A good home from home place with friendly hosts.

Loved the room (spacious and comfortable) and the whole idiosyncratic character of the place; a real family home but with a peaceful and private space for guests (including a lounge / kitchenette). Don't expect brand-new furnishings throughout: although some stuff is pretty new, some is vintage or antique, but everything was clean and well-maintained. The hostess was very welcoming and eager to provide anything needed and the breakfast was lovely. It was also nice to find it was within a mile or so of a decent Indian restaurant, even though it's a very rural position. I would have only two minor quibbles: one, that the phone didn't get answered on the day I was travelling, and two; that the room didn't have a lock on the door, which, as a woman travelling alone, I would have appreciated. Overall, I thought it was very good value for money, especially the breakfast!
