Clean, comfortable accommodations feature one double-size bed, two double-size bed, one king-size bed, or two double and one twin-size beds. Ample amenities and excellent services guarantee a pleasant stay. Our terrific location provides divine attractions that are easy to get to such as Antique Mall and Blue Ridge Parkway. Plus, were incredibly close-within a one-mile radius-of several fine dining establishments, including Famous Anthony. We strive to deliver best in low-rate with high quality.

“On a Budget”
Wasn't sure what a low nightly rate would provide, but was rather surprised that the room was very adequate. Only a mile off of Rte 81, this was a great location for jumping off the highway for making a college visit in the area. The outside of the hotel is a bright cheery yellow color, although I was expecting a larger establishment that was more prominent. The room proved to be quite a surprised to me, however.It was VERY NEAT AND CLEAN. I am very sensitive to smells and found no offensive odors in my non-smoking room. The lighting was a bit dull to my liking, but with the low rate I was paying I could honestly say that there probably isn't a lot of profit available for management to make upgrades to this older building. The bottom line- If you're looking for a place that has 'modern' written all over it and little frills with a corporate feel, this is not the place for you, but be willing to pay more. But if you're looking for a comfortable place to lay your head on a pillow that is clean & quiet, and you're on a budget, this place meets that criteria. The price was very fair. Additionally, management was VERY courteous & strived to meet my needs. My daughter had accidentally booked a smoking room by mistake, but they handled the last minute change. One last side note; we received a phone call from the hotel after we checked out to inform us that we had left behind a few belongings. We appreciated their honesty & their efforts to unite us with our belongings. :)

We stayed here because it was less than 2 miles from family. It is an older hotel, but was clean and had no bad smells. There was a frig but no coffee pot. Hardees was 2 doors down. We'll stay again.
“Cheap but it worked for me”
Stayed at this hotel twice in a week, as it was halfway on my motorcycle trip from GA to PA. Is it old? Yes. If you post up pictures, will someone ask you why you decided to "vacation in the 1970s"? Yes. Yes, it needs some work, and the smoking rooms smell like they've been smoked in for the past 50 years, but the paint in my room was fresh and overall it was actually very clean. Bath and light fixtures were new(ish) and clean, the linens and bed were clean. Bed was a little stiff, and the TV was old and picture grainy and red, but hey it worked. A/C was also nice and cold, and the owner/manager/front desk guy was really nice and accommodating. About a block and a half from downtown, which is quaint but clean. Would I stay here for a week? No. But for one night stay, just to rest and be refreshed, it's definitely worth it for the price. If you want Marriott quality, go stay at a Marriott.
“If you want a basic and cheap place to crash”
Dated but clean rooms. Served the purpose of a last minute stay for graduation weekend. One Night would be enough here but for the money, it is actually a good value.

Stayed at The Budget Inn for 2 nights with three friends on a road trip. We needed somewhere inexpensive, and because of our plans in the area, we spent very little time there. Its an outdated little dive of a motel, and I mean that in a charming way - they still use real keys instead of cards. It seemed to be family run by a couple who lived there, and both of them were very nice. Its not a luxury place by any means, and non-adventurous travelers would probably be better off in a a chain motel, but if you are looking for an inexpensive place with a comfortable bed to sleep on and you don't mind some mismatched tile work in the bathroom (we counted seven colors in ours, clearly from various patchwork jobs) then go for it. It wasn't the prettiest place, but it was clean, comfortable, and friendly. PS- Room had a mini-fridge and microwave, but no hair dryer, so pack your own.
“Disappointed”
We stayed in a smoking room because that was all that was available. The stench was terrible like someone had smoked in the room less than 30 minutes before we arrived. There was a banana that had been left in the refrigerator and had oozed all through the shelving. The bed had burn spots on the bedspread. The floor was sticky. The hot water ran out during my husband's shower.

The hotel was extremely filthy and disgusting. It was probably the most horrible hotel I have ever seen. I travel all the time for my job and for pleasure and this was by far one of the most disgusting places I have seen. I paid a $25 cancellation fee to NOT stay at the hotel. It was worth the money.
