If you are looking to stay right on the water and on that side of the island without taking out a loan, then this is the place, Although, our room was very clean, and the view was wonderful, plus we could hear the waves crashing against the rocks constantly - we never got really comfortable hanging out in our room. The bed was comfortable but the couch and chairs were not. Our balcony was right over the water but we could not relax out there without getting wet from the waves crashing against the rocks. Next time I would get a different room, not so close to the water. There is a restaurant on location and we enjoyed the breakfast twice, not so much the dinner and the service is a hit or miss. The beach area is small but it is mostly the people staying at this hotel and the water was very pleasant - we enjoyed swimming here. We had rented a car to travel the island, which I think is a must here.

Pros: Our room had a refrigerator, microwave and coffee maker with coffee provided. Clean room, friendly staff. Great jerk chicken dinner. Dancing outside.
Cons: Water pressure was low. Entertainment more than one time a week. Internet was sporadic and only available on the patio, but that was ok with us.
Location: very nice narrow beach and right on the water. Walk to the Bomba Shack or Sugar Mill Restaurant or take a taxi if you want to go anywhere else
Sebastian's was just what we wanted. A relaxing laid back clean and friendly place that was not crowded. Their rum is a spectacular sipping rum! We ate, journaled, read, lounged on the beach or open air patio continually. Just wonderful. We enjoyed watching the surfer's in front of the Bomba Shack and also enjoyed swimming in the water. The ocean waves change daily but they were always nice and warm. Water shoes are recommended because there are coral rocks when you are getting in. We stayed in a Tropical Room and it was just a few steps to the open patio, open air dining room and narrow sandy beach. The staff was friendly, welcoming and hard working. They are on island time and do not hurry, but are very nice. We took the West End Ferry to Soper's Hole from St. Thomas and had our taxi driver stop at the Harborside Market (good prices) to stock up on a few things to eat. Then we went on to Sebastian's. One evening we went for a sunset dinner at the Bananakeet Cafe, and it was lovely. They happened to have a guitarist/singer playing that night. Sebastian's arranged the taxi for us. We saw several people who had snorkeled but they said you had to go out quite far. We really enjoyed Sebastian's very much and would love to go back someday!

Jr suite didn't have a separate bedroom, so there was no privacy. Big bathroom and big walk in closet with safe. First two days of our stay the housekeeper did a fantastic job, but the remaining four days left much to be desired. Our room smelled of musty towels. It was like our housekeeper used a dirty, musty towel to wipe everything down. Our bed sheets didn't get changed on the third or fifth night. The sofa bed had a huge dip in the center of the mattress and our son was miserable sleeping on it. The a/c didn't work our last night there. The front desk asked if we tried to adjust the temp with the remote because that can make it stop working. Of course we did! How else do you change the temp? Overall, I felt safe, it was clean, the staff was friendly-ish, but for 241.00 a night...no thanks.

Decent, reasonableness, clean and comfortable. This is the place to stay for either a few days of relaxing on beach or while transiting to other spots on BVI. We stay here the night before chartering our sail boat. Good restaurant and a few beach bars close by.

Sebastian's by the Sea is a very quaint, private spot right on the beach. Price for the BVI area was reasonable for our short (3 night stay) before sailing. Our room was right on the ocean and very clean, although dated. We have travelled around the world and found Sebastian's to be comfortable although not luxurious. But who would complain about the view, friendly, helpful staff, and open air dining in a restaurant that serves wonderful food? We loved our stay at Sebastian's and recommend the beachfront rooms.

Pros: The beach.
Location: Coal pot restaurant was excellent - down the street. Cane Garden Bay $25 cab ride but great area.
Stayed at Sebastians for 3 nights in the tropical garden room. It is across the street (not busy) from the restaurant and beach. It is a good value for the location re: the beach. However you are quite isolated in the area re: restaurants. The room was very dated, but the bed was comfortable and it was very clean. Mini fridge, coffee station, no toiletries except soap and very small. But we weren't there for the room. The restaurant was very good and typical of Tortola prices. $16 cab ride from West End ferry. Beach was beautiful. We will likely stay here next visit but will upgrade to a larger room.

Cons: Better service at check-in. Most visitors there are white so they give poorer service to blacks assuming that they are locals. They acted better after
My room had no tv. I didn't know this from my booking. Wi-Fi Internet is only available at the restaurant.

We got the lowest priced room they had and loved it. No TV. No Internet. No Phone. Great AC. Great Shower / Bathroom. Nice King size bed. Small refrigerator. Wish we would have had a microwave to heat up some leftovers. We will stay here next time!!!

Pros: The location, the sand, the rum, the restaurant.
Cons: The staff at check in could be a little more attentive. The girl at the desk was on the telephone (sounded like a personal call) when we arrived.
Location: Restaurant and beach is right on property. Swimming was great!!
We traveled from Los Angeles and flew into Beef Island. We weren't excited about the 40 minute cab ride across the island, but when we got there, it was SO worth it. The beach sand is like sugar, the place is secluded, but with their own restaurant, and even though they close the restaurant at 9 pm, they kept it open until 10:15 pm just for us to have dinner. The meal was amazing. The staff at check-in was a little disappointing, but the rest of the experience made up for it. And after dinner, they give you a free shot of sipping rum. I'm not much of a drinker, but I loved the rum and we bought two bottles, which we consumed before we left BVI 5 days later. The property is not new, but very well kept up. If we ever go back, we will definitely stay here again!

Contrairement a la fiche internet, la plage est jolie mais tres courte . La section de l'hotel à l'arriere ou nous avions notre chambre est moyenne.
