This Cancún resort offers 130 guestrooms and suites in three-story buildings (no elevators). Accommodations include private guestrooms and one, two or three bedroom villas with kitchens, separate living areas and terraces. All units feature large patios or balconies. Most have views of the Caribbean Sea, Nichupté Lagoon between Cancún Island and the mainland, or the resort's tropical gardens. (Views cannot be guaranteed.)

Beachscape Kin ha Villas & Suites is arrayed along a wide stretch of beach with powdery white sand and clear, calm waters. A large outdoor pool is also on site.

Personal watercraft and pedal boats can be rented on the beach. Guests can also book scuba and snorkeling adventures, deep-sea fishing charters, excursions to Isla Mujeres, dolphin swims, and myriad other activities.

Designed by Robert Trent Jones Jr., the Golf Club Cancun at Pok Ta Pok is within two km (one mi) of the resort. In addition to an 18-hole championship golf course, facilities include a driving range, two practice putting greens, tennis courts, a well-stocked pro shop, and a restaurant/bar with panoramic views of the lagoon and the Hotel Zone.

“Kid friendly”

Small resort, located adjacent to Intercontinental Presidente. Beautifully maintained grounds, esp beach. Shore is shallow and nice for children. Also a great small playground next to pool, which had a kiddie pool section. Room basic, but clean. Short walking distance to mini-supermarket in one direction, and to some upscale stores in other. Hotel seems to cater to Spanish-speakers mostly, but most staff had limited English. Everyone friendly and helpful.

“Will not go back to this hotel”

Bad Customer Service. Employees look angry or bored. Not very helpful. Do not pay for the breakfast buffet. No variety same breakfast every morning. Horrible room service. I ordered a burger they got it wrong they brought me back the same burger 10 min later. Do not buy tours from the hotel they double the price. Found the same tour half price somewhere else. I do not recommend this hotel.

“Would not go back”

The good: 1. Price: We booked early and the price was very attractive, 2. Location and access to beautiful and calm beach on the northern side of Cancun. 3. Good food at the beach restaurant (but not for breakfast) The bad: 1. Beds were old, worn out and uncomfortable 2. Overall design of the buildings, rooms lacks modernity and common sense. For example, we were on the same level, same building as our friends room, yet we had to take different stairs even though the rooms were only few feet away. Access to many rooms was very inconvenient too, many were designed with an outside door that leads to a corridor with 3 rooms only, if the outside door is locked, no one would hear your knock!!! Also in one of the rooms restroom, there was a huge unused space (almost the size of a small room), yet on another room, the restroom was the size of an airplane restroom.... 3. Had several plumbing problems, and there was a leak in the restroom when we first got in. 4. Breakfast was a joke, do not pre-pay for it, it cost the same if you pay for it as you go, so try it first, and keep in mind that you will be eating the same breakfast every day (no changes in their small selection whatsoever), plus, even if you pre-pay like we did, they use a very outdated system, you will get coupons for each day for each hotel guests that you need to provide on a daily basis to the waiter who would ring you a bill that you have to sign. A complete waste of time that defeats the purpose of pre-paying.

Area recommendations

Must do activities: Xplor - Xcaret, visit to Tulum, Coba & Chichen Itza. Rent your own car and drive to these locations, it's safe, fun, and you would save tons of monies.

Dining

I would not recommend the restaurants that are close by, we tried two and it was a complete disaster, thanks God no one got sick. Many nice restaurants at the Isla Shopping Center, and the creperie there serves delicious french crepes.

“Laid Back”

If your not expecting luxury you'll be o.k. here. we have used this same hotel for the 6th time starting in 1995 , menu is limited, the beach area is very nice no rocks . The staff are friendly and some are very helpful

Other than staying a the hotel we enjoyed the Flamingo Mall and other shopping spots for souvenirs and of course the Mayan ruins this time we went to the XPLOR park and thought it was very nice

“Beautiful Beach”

The only complaint I have with this hotel was the beds were extremely hard. After speaking with the owner and letting her know this was our only problem, she said if I would have let her know she would have changed the mattresses in our rooms. The location on the beach and beach itself are fantastic. The pool is very large and sparkeling clean. The food at the hotel restaurant is very good and the breakfast buffet is excellent. The staff is constantly cleaning the hotel. I was very pleased with this hotel.

What to pack

Pack lots of sunscreen. It's very expensive in Cancun. We paid $25.00 for a bottle of Banana Boat SPF 30. The only people who use it are the tourist.

“Best Value for your Money”

Beachscape Kin-Ha is the best value you can get for your money simply put. In our case we wanted a hotel where to spend the nights to recharge batteries and have good breakfast to get us thru the morning to begin site seeing. Beds were confy, room was clean just as the beach (shallow water, great for the kids)and pool, the location was great since it was very much in the hot spot of the Cancun strip near the malls and nightclubs. I will definitely come back and stay here.

“No Better deal in Cancun”

Great location walking distance from party central, we stayed in a suite with a full living room a full kitchen and dining area. we were on the 4th floor with a view of the lagoon and the ocean, but not from bedroom from living and dining room you can see both. the balcony was HUGE literally room for a party we had room 1405 the other rooms didnt have the extended balcony we had. only one downfall NO ELEVATORS..I knew this before picking my room me n my gf are in shape and didnt mind

“Stan & Dith's Excellent Adventure 2011”

We went to Beachscape in 2009 (Ambiance at that time) and were very pleased with the accommodations. The staff is friendly and the grounds/rooms are very clean. Very safe and quiet environment within close proximity of the action if that is what someone desires. That is what drove our decision to return in 2011. Still a great place and I would definitely recommend it. We hope to return again soon and are considering a family trip. Thanks to all at Beachscape for making our stay a good one. We have nothing negative to say about either stay.

“Best Beach”

Best beach in Cancun. Good breakfast with omlets, eggs,pancakes ect.made to order. Fine facilities. Had one bedroom suite with full kitchen. Great large patio. Walking distance to convention center and stores. Helpful staff.

Hotel zone. Easy to travel by bus. Fare about 75 cents.
