This was a nice hotel, it was right on the beach, it was clean and had two restaurants. The down side was the room. The bed was not comfortable. It was very "spingy" so I felt every spring and felt every movement my partner made. Also, the walls are very thin so we could hear everything going on above us. It also had an old basement smell (we just kept the doors open). Overall it was good for 3 nights, but would pay a little more next time for more comfort!

Checked in on a Saturday afternoon and was given a 1-bedroom with a large 2-room bathroom and a dicey view of the huge complex next door. Requested a beach-view room and was moved on Monday morning to a 4th floor walk up, very expansive with a great view and a strangely small bathroom. But the view was worth it. Didn't mind walking up the stairs, but that's just me. There was no elevator in this particular bldg, but there was one in others. The staff were all pleasant. The grounds were immaculate. The pool was large and never too crowded. The restaurant was 'ok.' Really only ate there once or twice. But the beach was awesome. Large, with many recliners and shady spots as well as full sun. The first few days were pretty windy so there were waves and churned up water. But then it was calm, sunny, and the water was crystal clear and superb. The bus stop is just steps from the front gate and the system is extremely easy to use. We stayed here to save money by cooking ourselves for most meals. (Plus I simply do no like the large Las Vegas style resorts, but that's just me.) There's a small grocery market (overpriced) about a block up the street on the opposite side. Take the bus from the stop across the street, though, and go about 3 stops to when you see the big, yellowish Mexican souvenir shop on your right and a HUGE 2-story supermarket is on the left side. Pick up groceries and get on the return bus at the opposite stop from the one you got off on that's across the street.

Pros: Location from downtown, close to beach.
Cons: The walls are soooo thin. You can hear EVERYTHING the other guests next to you are doing.

We have stayed at many hotels and all-inclusive venues in Cancun, Playa Del Carmen and Puerto Morales. We are a normal, blue-collar type couple and don't like to complain much. On this trip, we chose to use skymiles for our flight and see how much we could cut costs for this trip as we are planning an all-inclusive in a few months. If you are looking for a decent hotel that is close to everything but not smack in the middle of the party happy folks, this is a good choice. A very short bus ride on the R2 gets you there in minutes for 10 pesos apiece (bout .75 cents each). As for the hotel, don't expect some lavish reception or overly friendly folks who can't wait to see you. Their English is limited but they weren't rude by any stretch. If you booked through Expedia and thought you were getting an oceanview for the same price as a garden view, be prepared to pay another $80 bucks a night for the ocean view. We chose to do this and glad we did for the most part. This was a little shady on their part but again, not the end of the world. The room was nice and typical of what we were expecting. Great view of the grounds and ocean just a few paces from the beach. The beach area is really nice but pretty small. The pool has plenty of chairs and wasn't crowded at all. If you like beach or pool sun-bathing, you get both that are comfortable and were just fine for us. I would NOT recommend the all-inclusive here. The two restaurants are small and the service was not good

This was my first time booking an international vacation, so admittedly I was a little nervous. However Kin Ha went above and beyond my expectations! The place is beautiful, quiet, well taken care of. Easy access to a beautiful beach with white sand and crystal blue water. I never felt unsafe or uncomfortable. I would definitely recommend to a friend and return there myself! Admittedly food was a little pricey, we ate at the restaurant right by the pool/ocean, but food is priced similarly around the area. Great stay!!

Good place to stay if you plan to be at the beach all day, and only in the room to sleep. Good food right on the beach, family friendly, great beach location. Would stay here again but wouldn't recommend It to a friend.

Location: The location is terrific. The property is at the end of the hotel zone (next to the Intercontinental El Presidente Hotel).
We absolutely loved this place! In Cancun the resorts are almost exclusively new, large, busy properties. This place is small and quiet. The beach is absolutely beautiful. There are mature palm trees on the beach if you prefer shade to sun (but there is also plenty of sun for sun-worshipers). The staff is extremely friendly. The rooms are very large and the balconies (there were 2) on our unit were amazing. The downside is that the property could use some updating. The kitchens need to be upgraded and better equipped. The gym could use some new equipment. The pool area is very basic.

Cons: Change the all inclusive rule to all each guest to obtain their refreshment other than the hotel staff.
Location: Location is closest to downtown. Need to walk 10 minutes for shops.
The check in and out was quick. Our room was upgraded next to the street on the first floor with balcony, but quiet. The hotel is gate protected and well staffed. The beach was the best for that area, fine granular, white sand. The roped area for swimming was very comfortable with umbrella locations. The pools had a small children's section with 1.5 meter section for adult swimmers, not heated or lit at night. We purchased the all-inclusive, food and beverage package. The food was excellent, most of the main dishes were new each night, very little repetition and well prepared, buffet style. The beverage, adult drinks were domestic and well stocked, premium costs more. There was a rule change on January 1st which changed the way beverages were requested. At the hotel there are two locations where one can request yourself (beach/pool and restaurant) a beverage. On January 1st you needed to request a staff person for the drinks, you could not request the drinks at the two bars yourself. This change became the negative point that causes me to question a next trip to the same location. Finding a staff person was difficult on the beach and the restaurant staff were reluctant; all had to walk 100 meters to obtain the refreshment.

Pros: The beautiful beach was definitely the best part about this hotel
Cons: I think the only thing that could be improved are the buffet. Compared to other all-inclusives it was quite small. The rooms could use an upgrade.
Location: The location was good buses right in front of the hotel for easy access. A small market and grocery store within walking distance.
The hotel was nice. Very beautiful beach and a smaller resort which was perfect for families. The staff were friendly. The resort was nicely laid out and it didn't take lone to feel quite comfortable there.

Cons: Room amenity is not luxurious type but adequate. Sofa padding smells a little moldy. .
Location is convenient. Bus stop right at the gate. Steps to plaza Caracol and Chedroi supermarket. Beach is gorgeous - very calm and flat, unlike the rough open sea at the southern hotel zone. Great for kids. Choose ocean view. Good sized suite well worth the extra.
