This hotel had a great location at the north end of the island. Through traffic was at a minimum and the beach was quite secluded relative to others nearby. The courtyard and hammock garden were well maintained and separated from the beach. The rooms are passable but they just began building a third floor on one of the buildings so there was construction noise that did become quite distracting.

Location: Schnorcheln in der bucht vorm Hotel, inselrundfahrt mit golf cart, essen im foodcourt, frisch gepresste säfte kaufen, cocktail trinken an der beachbar
Wir hatten ein Zimmer im komplett neuen Bungalow. Es war stilvoll eingerichtet mit kingsize bett, grossem Kühlschrank. Alle zwei Tage zimmerreinigung. Einfaches Frühstück (2toast, butter, marmelade, 1 kaffee) dafür direkt am Strand im Sand. Sehr gepflegte Anlage. Wir waren mit unseren beiden kindern dort (2j und4j), auch ihnen hat es klasse gefallen. Für den grossen gab es noch ein klappriges Klappbett dazu.

The grounds of the hotel were nice. The hotel is in a great location. The rooms which have been renovated were very nicely done. We were in a group and two of the three rooms we had were renovated. The one that wasn't was clean but old and in need of an update. The beds were comfortable, the linens and towels were in need of replacement. The staff were not the friendliest. A continental breakfast was included but you had to walk somewhere two blocks away to get it so we didn't bother. There are loungers and umbrellas on the beach but you had to pay for them, 60 pesos per lounger and 60 pesos per umbrella. The loungers were very old and almost falling apart. All in all we did enjoy the hotel for it's location, the renovated rooms were very nice for the price we paid and I would not hesitate to stay there again.

The hotel as a great location on the island with a small beach away from the crowds and r packed beach. The hotel is a bit run down and could use a renovation. Because they can, they also charge for beach chairs and umbrellas.

Pros: Hammock garden, new rocking chairs, palapa areas for gathering, community kitchen space and proximity to beach/ snorkeling.
Cons: beach chairs/ loungers could use updating.
Location: Next door to Fenix and Na Balam, a short walk from downtown.
Our stay on Isla was fanastic! Villa Kiin was a perfect location for us, just a few steps to snorkel, and just far enough away from downtown to avoid the hubub, but close enough for a short walk in the morning to breakfast. The hammock garden is a fantastic place to while away a few lazy hours with a book, and there was even a community kitchen with a hotplate, bottled water and a coffeemaker so you can start your day out right! Our (recently updated) room was convenient, clean, and comfortable! If you are looking for 5 star luxury/all inclusive etc..you may want to try elsewhere. If you want a lovely location, with a friendly staff, beautiful grounds and a snorkeling just outside your door this is a great spot! Good value for our money!

this was a great place to stay. right on a calm beach, clean, good customer service. I have one comment and would recommend better Wifi. it was only available in the lobby and it was slow. I went across the street to the bar to access the net. Which wasn't all that bad, the service and mojitos at the Fenix were awesome.

My wife and I stayed at Villa Kiin 4 nights ending last weekend, and we're very pleased with our room, which was in excellent condition, and the location of the hotel right on its own private beach. we happened on a weekend of strong winds from the East, which produced 6 and 7 feet tall waves breaking on the stones and coral to the right, and a strong current across the basin of water in front of the hotel. However, this was fun for snorkeling, which required some planning on entering upstream to be able to get to the other side . There we're hundreds of fish of various types to see swimming in schools, particularly behind the large rocks on the other side. It made a grand show. The center of town is a 10 minute walk away, and there are many, many restaurants there, and a good sports bar called Jaxs. As for breakfast, the breakfast arranged by the hotel down the street and around the corner is very modest. We did that only one morning and thereafter breakfasted across the bridge at the beautiful restaurant there where all are welcome. My wife and I would gladly go back and enjoy Villa Kiin again, and relaxing and reading in its numerous hammocks as well, including our own right outside our door. We came across several other guests who are regulars on their fourth visits who enjoy the combination of pluses offered here. For snorkeling, the place was outstanding.

El hotel es bonito por la ubicación sin embargo la televisión sólo era un elemento decorativo (lo de, no se va a ver la tele, pero la isla es pequeña y en la noche si se antoja ver algo antes de dormir... Aveces) y lo otro, desayuno continental(pan tostado, sólo dos y café con jugo jumex) para los casi 2mil pesos que se paga, vaya, si sirven huevo no creo que pierdan mucho y si se gana en servicio. Instalaciones bien, y servicio al cliente al menos lo esperado
