Ok hotel in great location
We had a mixed experience here. PROS: Great location within easy walk of beach and restaurants and decent value for money. Our room (a superior) was spacious and comfy king bed. Plunge pool nice. CONS: Our room was on the same floor as the reception / communal lounge area where breakfast was served. This made it very noisy and we were woken every day around 6am by the noise of staff setting up. The bathroom was all glass which meant NO privacy - not ideal. And while our plunge pool was nice there wasn't any lounging furniture so no where comfortable to sit by it. OK: Staff service was mixed with minimal communication. The breakfast was fine, but nothing to rave about. I think most superior rooms are on the upper levels, so maybe we were unlucky. But we were paying the same price as those who would have had MUCH better views (we could see the sea through power lines!) and were away from the noise. Avoid rooms 1, 2, and 11.

Can't beat the location!
This hotel is good value for the money. The location is great, just a few minutes from the ocean and an easy walk to some good restaurants. Parking is a breeze, as the spots are under the hotel in a structure. The hotel is a little dated but it's clean and everything works. Bed is comfortable, breakfast (hot and cold) is good. The staff are kind and pleasant, but the service was a little hit and miss. Sometimes everything goes well, other times the staff seems preoccupied. Of course when the manager was there, everything is spot on. Would recommend.

Amazing location, stayed in the top room (room 9) which offered such a great view and you could see some amazing sunsets. Also very conveniently located u can walk to the beach and nearby supermarket.

The hotel has a superb elevated position with stunning sea views over Camps Bay and The Lion's Head Mountain. There was only a 2 minute walk to the main shops, restaurants & beach at Camps Bay. The staff were very friendly & helpful, they helped us with local advice and with arranging tickets/excursions/restaurant bookings etc.

Great location and bay view
Lovely family friendly boutique hotel with a superb view over camps bay for breakfast. The codfather and other great restaurants are within a 5 minute stroll.

Fantastic location and sea views. Lovely helpful staff. Discreet, unfussy and calm oasis in the middle of Camps Bay. Would love to go back.

The hotel is right next to Camps Bay - an easy walk. The view of the ocean from the balcony while having breakfast is a great way to start your day. Convenient parking for a small car. Proximity token access to the front door 24/7. The bathroom was very clean. Notices remind guests of the water shortage problem. The bed was comfortable. The A/C worked well (and was quiet). A mini-bar provides water and a few other drinks. Pay when you leave (honesty system).

Return to hotel after a previous stay 13 years ago. Still a lovely hotel with excellent location and views. First room dark and small with shower flooding bathroom, changed without fuss to much brighter room with lovely view- just wondered why we were not given this room in the first place. Staff friendly and welcoming but perhaps missing the extra attention to detail and eagerness to delight.

Great location and a good boutique hotel
We spent two nights in a room with a balcony and spectacular views of the bay and mountains. The staff were excellent and although the room wasn't modern it was very comfortable. Excellent restaurants within two minutes walk.

Our flight did not arrive until 9pm, but Milton was not bothered by our late arrival. We had to borrow an electric converter as the one we had did not work in the room. We were treated as family.

Nice stay
We arrived for check in at 8pm after sending an email letting the hotel know we would arrive late, but they had no record of our reservation through Expedia. We got a room that had a balcony and sea view as paid for but the pictures seemed deceiving and seemed a bit expensive. The hotel was convenient to restaurants on Camps Bay, free parking, full hot breakfast and Wifi. Room was very clean.

We had a great time staying at Primi Royal. Very good location, just a minute from the beach, resturants and bars. The staff were very friendly and helpful and that for sure made our stay even more enjoyable! Great breakfast as well. If I return to Cape Town, I would definitley choose Primi Royal!

Even more pleased with the second visit.
The Primi Royal is very well located within Camps Bay. The welcome is warm, the hospitality great. We stayed in room 9 ( Top floor, double balcony, great views and were disappointed not to be able to re book it for this visit. Room 1 turned out to be better. Balcony, Plunge Pool and great view.

More can be expected from small hotels
The stay wasn't up to what I would have expected. The room was exactly as I would have wished...except the the wifi signal was very poor. The receptionist needs to undergo a course on how to expertly deal with guests and their needs. She is not very helpful. I requested an iron and ironing board and the response was that there was only one iron for the entire hotel consisting of ten rooms.....pathetic. The tv channels provided by this hotel is an abosolute disgrace. The owner of the hotel owns a chain of restaurants throughout South Africa and all this hotel can afford is a measly 17 channel DSTV bouquet. Even some of the poorest people in South Africa subscribe to a full bouquet. Has this hotel not heard of a business bouquet for hotels that has all the sport channels and more than four news channels? Why must I be forced to watch soccer and rugby when I am fan of neither? In addition why must I watch the most stupidest SABC channels that is controlled by an idiot? The breakfast was modest to say the least but at least it was freshly prepared. This hotel may be a small establishment of just ten rooms therefore the service should be of the highest quality to bring back local travelers like me. Would I come back to this hotel....absolutely NO.

Nice boutique hotel overlooking Camps Bay.
We had the superior room and the views were stunning. We could see the beach and lion's head from our room and balcony. The staff was also very kind and helpful and breakfast was good. I will definitely stay there again next time I'm in Capetown.

Manager: The only rude person I met in Cape Town.
The manager was so rude and unwelcoming. Apparently when I booked it, I only said 1 person was staying. I understand that there were other charges for the 2 additional guests but he took this as an excuse to charge ridiculous things, such as charging us to use the pull out sofa at $50 a night. The couch was so bad that if you sat on it, it just sank down in the middle to the actual sofa bed. The real problem was the manager. He had the worst attitude. When we asked for directions to certain places (well known) he world simply say, "I don't know." The room was freezing, we asked to turn the heat up. His response was a simple "no." We asked for an additional blanket. He said there was one in the closet. There wasn't. When we told him this, he acted as if it was such a bother to get us one. We asked for a 2nd adapter for our room. He said no. I'd say the one thing that pushed me over the edge was...I had arranged before we even got there to have him store our luggage for a few hours after we checked out. He had said yes. When we took our luggage down there he said he had no room behind the desk and we would have to just leave it in the lobby. This was the only bad experience in our 3 weeks in Cape Town.

Tired budget hotel on noisy road but lovely view
Stayed 4 nights in what was designated a "superior room"; large and with excellent views over Camps Bay. Hotel may once of been of high standard but has not been maintained adequately for many years. Surfaces chipped and fading, various broken items - basin plug, door to cabinet containing fridge missing (freezer door within fridge also missing). Next to noisy lift. Cumbersome wi-fi arrangement. Hotel is above a busy road. Reception, bar and breakfast area in one cramped room, with small and uninviting pool directly outside. Parking limited and unprotected. Staff however very friendly.

We stayed for a week and loved everything about this hotel! The breakfasts are delicious, staff more than friendly and helpful, and the location is perfect. We have traveled all over the world and I have to say that this little hotel is so reasonable for what they offer. Hotel needs a complete overhaul and upgrade, a bit outdated and not in great condition. Bathroom was nasty and bed sheets rough and slightly stained. Would not recommend or stay again. Great location, shabby digs.

This was a lovely little hotel - superbly located. The views from room 9 were wonderful to wake up to. The staff were great (especially Liberty, Primrose and Gerry) - they helped us keep our 11 month old son entertained during breakfast.

Okay review time.... The manager was great and helped us so much. I enjoyed the stay completely. All the staff members were friendly and went out of their way to make our stay special. The twin bed to king-size conversion was quite comfy. Our room was beautiful and waking up to the sound of rushing water was great. I think the staff should have a week off to enjoy their own hotel just because they deserve it.! Thank you to primrose (manager) for your kindness and excellent service. Beyond AMAZING! Best breakfast every, great rooms!
We spent 9 nights at Primi Royal after our 43 day overland safari. We needed 9 nights for our bodies to recover after 6 weeks of camping. My husband and I are travel writers and run travel blog GettingStamped we have been on the road for over a year and stay in hotels EVERY night. The room had a big bed, sofa, tv, shower with hot water & good pressure, and a tub, mini bar to store our beverages. There is a Pick n Pay grocery store within 2 min walk. The breakfast is huge, dont plan on eating lunch. You get fresh espresso, yogurt & granola, cereal, toast, omellete that has to be 3 eggs and is extra stuffed or I had fried eggs, 3 strips bacon, 3 sausages, fried mushrooms, fried tomatoes and fresh juice EVERY DAY. The sunsets are great, we just sat back and watched them nightly with some good wine. Make sure to walk up the street to Hussars Grill for dinner we ate there 3 times, the front desk will make you reservation. Its a 10 min walk and safe at night. The steaks are great and burgers, its a BYO wine place and no corkage fee!

Amazing Place To Stay!!!
I traveled alone to Cape Town, which was intimidating by itself, but the Primi Royal was such an amazing place to stay. The hotel itself was beautiful with a gorgeous view of the town and ocean and mountains. The staff couldn't have been more friendly or helpful. They gave my tips and advice on where to go, hired taxis for me, recommended places to eat. The locations was fantastic as well, not too far from downtown, but also a 3 minute walk from the most beautiful beach, surrounded by mountains and right down the street from a strip of shops and restaurants which I walked to every night for dinner and felt completely safe. I couldn't have asked for a better place to stay and when I return to Cape Town I will definitely be using Primi Royal Hotel.
