The room is very clean. (This is what I expect the most.) There are many affordable restaurants (850 to 1,200 yen/person for lunch or dinner) nearby. There are many local buses going directly (5 minutes) to/from the Kyoto station. A subway is about 5 minutes walk from the hotel. Facing the hotel is "Family Smart" which is small store where you can find all sorts of things such as shampoo, whisky, take-out foods, cakes, fruits, ... The hotel staff is very polite and helpful. I'd recommend this hotel to anyone (particularly to Canadians) who visit Kyoto.

"The best views are from the spa on the top floor"
I was little hesitate to use the Japanese public spa (Onsen), but it was fun and great experiences. The view from the top floor was fantastic. The location of this hotel is close to the major historic points.

Considering it was a hotel in Japan, were very surprised by the size of the room. Even the bathroom was roomy compared to our previous hotel in Osaka. They even offered an "Eco cleaning" where you can reuse your towels and minimize trash (no trash pickup) and they will give you a beverage (water, barley or green tea) free of charge per night of stay. The hotel is about a 1-2 minute walk to 2 train stations, and a bunch of bus stops nearby so it's very convenient however you decide to get around Kyoto. About a 20 minute bus ride to JR Kyoto station.

"Book only if it is the last room open for business"
It is small place which does not bother me but it make you feel like you are in a box. Everytihing about it is old and outdated. There are no room to move around. If you are non-smoker, you can forget about using common room (have only one which is every small reception area) - employees and customer smoke there since there are no court yard or other common area. The communal bathroom is on the first floor and all the rooms are 3rd and 4th floor. They took the hot water knob on the sink where you wash and brush teeth --hhmm very cheap! Also, there are neither closet - just two hangers- nor mirror in the room.
