I stayed in a 3rd floor room at the Teatro B&B in Lisbon for 3 nights in November 2014, and it was a great choice. It's very centrally located, just 2 minutes walk from the west exit of the Baixa-Chiado metro station (blue and green lines) and 7 mins walk from the Rossio metro station (green line). It's close to the main shopping streets, plenty of restaurants and the nightlife of the Bairro Alto district.
The hotel has a small, unassuming entrance, and is staffed 24/7 by very friendly and helpful receptionists. The substantial buffet breakfast is served 2 doors away, on the ground floor of the Beefeater 24 bar, up to the very civilised time of 11:30am.
My room was clean and comfortable, with a double bed, a chair next to a small table, a TV with about 60 channels, plenty of wardrobe space, a mini-bar, a safe and coffee-making facilities. The bathroom included a shower with complimentary soap and shampoo, and is separated from the main room by a glass door and partition .... so not much privacy if you're staying in the room with a friend or partner. Only thing I didn't like about my room was the positioning of the TV, which hangs from the ceiling at high level facing the bed. I would have preferred it to be viewable from the chair, but that's not a major issue. I didn't come to Lisbon to watch television!
