Excellent place to stay, owners are friendly and welcoming, rooms clean and fresh and lovely lounge and breakfast room. Would certainly recommend and stay there again.

Sally and Paul are friendly helpful hosts with lots of information about the local area. The room was furnished to a high standard and the bed very comfortable.

The twin villages of Lynton and Lynmouth are unique, and one day is simply not long enough to enjoy all they have to offer visitors. You will be hard pressed to find a better B&B than East Lyn House. Very homely, comfortable and a great breakfast!

Location: Perfect location to explore and walk around Lynmouth, then go up to Lynton and enjoy the town. The Valley of the Rocks is a great walk start at Lynton
This is a outstanding property and it is located far enough (300 yards) from the center of activity and still is a easy walk. Parking first rate. The beds and linens are very nice. One amenity not mentioned enough is there wonderful patio/deck that overlooks the River Lyn and the Lymouth. Very nice for morning coffee/tea or evening drink. Th host do everything possible to make your stay comfortable and they succeed. Highly recommended.

We booked a last minute break for my birthday and this bed and breakfast didn't disappoint. Lynmouth is a wonderful place, and you're not short of places to stay. The East Lyn guesthouse has a perfect location overlooking the river. The room we had was a little small, with limited storage but we had the last room available and the other rooms looked more spacious. Breakfast was very nice, particularly the fish options. The honesty bar was a great touch and very reasonably priced. We particularly enjoyed sitting out on the terrace in the early evening, sipping a glass of wine. All in all, a thoroughly enjoyable stay. Hope to return soon. We did return to check in for another night (several hours after checking out in the morning and having enjoyed a beautiful long walk, we decided we didn't want to leave Lynmouth that day!) But sadly we couldn't get an answer!

Location: The location of the hotel is set next to the East Lyn River and is within easy walking distance of the centre of Lynmouth and sea front.
We booked the hotel for a 2 night relaxing break and afterwards wished we had stayed longer. The owners, Paul and Sally, welcomed us with a much welcomed cup of tea and flapjack, which we enjoyed sat on the terrace in the sunshine. They also gave us a very good briefinfg on the local area. Our room was very clean and comfortable, with a fantastc outlook over the river. Breakfast was excellent and certainly set you up for a busy day exploring the beautiful area. Also, because of the good weather, we were able to enjoy breakfast sat on the terrace overlooking the river. Every morning fresh milk was delivered to your bedroom door before breakfast, so you could enjoy a nice fresh tea or coffee in your room. Parking facilities were excellent and the location of the hotel meant you did not have to bother using the car, unless you wanted to explore further afield.

A charming little Hotel/B+B, Sally and Paul the owners were very pleasant, Sally offered every assistance possible. A pot of tea and warm flapjacks as soon as we arrived and the room was very well equiped, breakfast was lovely and plentiful and we were made to feel very welcome to be there. We will definitely return to East Lyn house soon.
