Dirty, moldy, poorly run, old lumpy mattress, light bulbs out, dirty carpet, dust and cobwebs....., poor breakfast and cold.

A delightful place to stay. The staff are really friendly and polite to you. The pub right next door is also run by the same family and you will get a warm welcome there too. The food is really good and the drinks are excellent too. Breakfast was the perfect way to start the day, nice warm full English. The beds are comfy and big enough, I got upgraded to a double when I had booked a twin room. All in all I could not fault this place.

Pros: It was a very reasonable price and well located.
Cons: It was really cold when we were there, if they had only turned the heating on it would have been a great stay.
Lovely location, close to Lynton, Valley of the Rocks, Lynmouth and Watersmeet Tea Gardens. Great full English breakfast and helpful staff.

Location: Lorna Doone country, excellent walks and beaches
Very helpful staff and hotel dogs also friendly with our dog. Hotel good value and near to all local areas of interest, will certainly visit again.

The free wi-fi was not working and there was no phone services for my provider. The inviting jacuzzi did not work and the warm water was not enough to fill the tub.

A nice big room for this type of budget B&B but bathtub/spabath leaked and Spa did not work . Also shower head lead had a leak in it and was not fixed to the wall to allow a hands free shower. Staff friendly and breakfast was great.

Location: Peaceful location on Exmoor though with easy access to Lynton and Lynmouth (need a car)
Staff were really friendly, great feel to the hotel. Lots of dogs in the bar, all well behaved and fun to have around - not a place to stay if you don't like dogs. Nice room, good price, would certainly recommend for a few nights stay

The Hotel was in need of refurbishment, our room had a damp smell however, it was clean and the bed sheets clean. The breakfast was very nice although the breakfast room was very cold. Having read some reviews I was not expecting too much so was pleasantly suprised it was not that bad ! The pub was nice but not open all day, the barman was very friendly. To sum it up for people that want to take a dog on holiday and go walking perfect. If you want all the comforts probably not for you !
