Pros: Clean, tidy, provided what it said it would.
Cons: Various small things, but if you want a posh hotel, over a Bank Holiday weekend, you pay posh prices.
Location: Near the sea front, Brighton has lots of things to do, buses, trains, sea, the Pier, places to eat and drink. endless things to do. Beach is pebbles
Small B and B, really, which was clean and tidy and provided what we wanted. No view of the sea, but no matter. Breakfast was good, and the staff were very friendly.

Pros: the friendly service
Cons: the size of the single room
Location: quite and central, a rarity in brighton
On arriving at this hotel and also walking inside the first time, I got a sinking feeling that I had made a mistake in booking here. However, within minutes I realised that this was not the case. The best thing about this place is the friendliness, helpfulness and genuine good nature of the manager/owner. This made my stay extremely pleasant and on my next trip to birgthon I will definitely book here again. i also realised how lucky I was that I did not book in one of those more luxuriously looking places which then turn out to have a club just next door or even worse, underneath.

Having read reviews before booking believed was booking a boutique hotel it was not this just a basic b&b.Expensive for the quality but it was bank holiday so prices were more expensive . The normal room price is very fair . Breakfast was good but no where near enough cooked breakfast needed to fill up on toast . Overall a clean and friendly budget B&B .

Location: Fantastic sea view
As overall impression about the hotel, I think it is amaizing but the problem it is not worth the price I have paid .however, there is no lift and also there is no 24 hour front deck .

This was a comfortable and clean B+B, with quick and friendly service. As with a lot of older properties like this, there was a lot of creaking of floorboards and noise carried - but that was more the fault of fellow guests not even attempting to keep their noise down! My bed wasn't the most comfortable I've had, but that was the only fault I found. Breakfast was lovely (the jukebox is a nice touch!) and it's only a few minutes walk from the pier and from the town centre. Would stay there again.

My boyfriend and I came to stay with you for a couple of nights as we got tickets to Shakedown festival. The hotel was lovely and we had a nice little room with our own en suite shower room and toilet, the room was all clean and plenty big enough for us both. We had TV and free view box, tea's and coffees which was lovely. The breakfast was lovely, eat what ever cereal and toast and juices and then had a lovely full english breakfast to follow and the service was continuous which made us feel welcome. Check out was 11pm but our train back home wasn't till 3;45 but we didn't want to carry suitcase and bags round all day so asked if they would look after them for us and they did. When we went back they were very hospitable and offered us drinks and access to toilets he also offered to phone us a taxi to the train station. We would definitely recommend this hotel to people and we most certainly would stay here again.
