Run down B&B in need of big investment. I guess you get what you pay for. Our bedroom windows kept out the wind but elsewhere there are big gaps. The noise of water filling the loo and the extractor fan was deafening. Breakfast was just about ok.

Pros: Nothing really stood out, although it was very close to the seafront and clubs.
Cons: The room was a fire escape route corridor! Can that really be improved ?
Location: Brighton Pier, bars, shops, sea front, clubs and much more are all within walking distance.
My booking was for a shared bathroom single room with sea view. Unfortunately the room?!? I received did not have a sea view but contained the roof of the kitchen and windows of other rooms in the hotel. In fact the closest sea was in the opposite direction. The room itself was very clean, tidy and comfortable however I'm not sure if you could actually call it a room as it was in fact a fire exit corridor with doors at either end. I had decided to opt for the shared bathroom as I wanted a room with a sea view and it was the only one available at the time. Had I known it was a fire escape corridor and didn't have a sea view room then I certainly wouldn't have booked. My trip to Brighton was to meet a friend and go clubbing till early hours of the morning, hence I spent very little time in the room (about 2-3 hours sleeping). Because of this I didn't bother complaining and was under the impression that they were quite booked up and probably unable to fix any of the issues to any extent that would have made much difference. Breakfast was ok and inclusive although it did finish at 9.30am on a Sunday which I thought was way too early. The staff were very polite, friendly and helpful. Had the pricing been cheaper than the other rooms to reflect what it was or had it been described as such then I wouldn't have been as surprised ! I'm used to far better accommodation and had I been staying for longer then I would have complained. It wasn't what I was expecting.

Très bon petit déjeuner. Pas de bruit la nuit Proche des restaurants et de la plage Hôtel un peu "vieillot" mais avec de ce fait un certain charme. Personnel très agréable.

Hotel reception was full up with toilet seats and other stuff ready for refurbishing. Bar empty. Not open for drinks. Rooms were drab and old. Bathroom dirty. Wardrobe doors falling off. didnt bother to look beyond to the dining area. Hotel not at all alike there website states.

Pros: Location
Cons: Rooms are basic and beds hard.
Location: Close to the Pavilion and pier. We were across to see a band at the Concorde and that was only a 5 min walk.
Rooms a bit basic but functional. Not the most comfortable beds but fine for one night and was one of the cheaper options. Staff were nice and the location is really good for the pier. Breakfast was OK too.

The rooms looked nothing like those shown or described on the hotel website. The room was ditry, the beds were falling apart, the windows did not close properly and the latch on the door would not lock from inside. The decor was cheap and tatty, there were no chairs in the room and no facilities to just relax. The sink in the bathroom had no plug, there was mould in the shower and the extractor fan was clogged with dust. The beds had twon pillows that were only a couple of inches thick and had to be doubled over and the duvet was a single duvet encased in a kingsize cover.
