Good location but room & bathroom too small

Cons: Reception area & rooms can be improved & staff to dress appropriately
Location: Walking to beach, restaurants & town
The hotel was located near the beach in a great location but the family room & the bathroom/toilet was too small. It did not appear to be professionally run establishment although the staff were friendly & provided a good breakfast. Dissapointed stay . Lot of room for improvement.

Cons: Entretien général, propreté
Location: Position idéale face à la mer et près du centre ville
Dommage, car cet hôtel bénéficie d'un position idéale, en effet il est quasiment face a la mer avec sur certaine chambre une vue magnifique, malheureusement l' entretien est absent et l'État des chambre est limite, les vitres de la baie sont si sales qu'ils empêchent la vue sur la mer. Le point positif est l'accueil et le PdJ, dernier point attention au parking les places à condition d'en trouver une sont payante et le prix de l'heure est très cher.

Staff very friendly, room a bit dated, had a bath but no shower, hair dryer not in the room but one available at reception. Was okay overall.

Cons: in serious need of a complete refurb
Location: lovely area, Brighton pier nearby and good nightlife
Looking forward to a nice hotel as indicated by the expedia staff member. It is ideally situated but what a let down Room was'nt ready on arrival but I wasn't too bothered as I had activities lined up. Staff were nice enough. The room was the one of the most basic I have ever stayed in especially given the cost, 100 pounds per night. It was poky to say the least and situated on the ground floor meant everything could be heard

Okay for the price

Pros: The hotel staff were very friendly and helpful. The bedding and hotel were all very clean.
Cons: The hotel is in desperate need of modernisation.
Location: The beach was a couple of minutes away and the shops were about a 10 minute walk. There was also a selection of bars and night clubs close by.
My friend and I stayed in the hotel for 3 nights, we had a twin bedded room which was very small. We weren't expecting anything posh for the price we paid, so we can't really complain. I can recommend the full English breakfast. The owner has recently employed a handy man and there seems to be plans to make some improvements, which would help to make the hotel look nicer.

Would highly recommend this bed & breakfast the service was brilliant & the breakfast very good. Value for money stay very close to the pier & the lanes. We will certainly book again.

Pros: In their defence, whilst the bathroom was hideously old and covered in mildew the shower itself was powerful and hot, much better than expected.
Cons: A proper refurbishment and some money spent on the basics - it was clear no investment had been made in the building for 20+ years
Deserted reception with no bell to ring meant you wait 10mins every time you have a question. Room keys were mis-labeled meaning it took 2 attempts to find a key that would actually open my bedroom door (on the top floor!) and a room that was basic and functional. Clearly the hotel was renovated in the 1980's and since then they've just slapped some emulsion on everything occasionally but never actually refreshed or updated anything. Thus the toilet was in the bathroom but the sink was in the bedroom so washing your hands involved opening a door and climbing over the bed.

Pros: Good location. Actually there was one good thing in the room - a stylish glass and chrome shelf which appeared to have come from a different hotel!
Cons: Everything needs to be improved if my experience was typical of staying there.
Location: Seafront 2 mins away, edgy Kemp Town to your east, the city to your west - all that Brighton has to offer on your doorstep.
Good location but undone by shabby room. Not really matching the nice photos on their website. Friendly receptionist but the room was a throw back to the 1970s (and not in a good way). Gloomy wine coloured carpet, shabby curtains and net curtain. Peeling paint around windows. The bathroom wasn't a bathroom - it had a loo (with a cracked cover) and a tired looking shower. The sink was actually in the room itself - just next to the head of the bed. There was no mirror in the 'bathroom', nor above the sink in the bedroom - there was a thin narrow 5 ft long mirror on the other side of the room - not much use if, like me, you're a business guest and need to be smartly turned out in the morning - having a shave etc... it was a really poor set-up in that regard. As for the bed - it was one of the most uncomfortable I've slept in for a long time - poorly sprung mattress - you could feel every spring if you turned over - and there were light coloured stains on the duvet. You can't avoid the sounds of seagulls in Brighton - but I seemed to have a family of pigeons outside the room window - it didn't make for an easy night. I left quickly the next morning - never to return (I hope).
