Clean, easy going and affordable. Great place just to crash after enjoying the festival. Good location with a comfy bed. The landlady was accommodating and we had no problems at all. For a decent no frills b n b I'd say go for it!

Location: good location with nearby shops only ten minute walk from Royal Mile
Friendly welcome, facilities explained, freedom to come and go as I wanted. Welcome small bottle of wine and some chocolates. No complaints whatsoever!

Location: Adjacent to the Meadows. Close to Edinburgh University George Square campus.
A lovely old house overlooking a nice mature garden in the Southside neighbourhood of Marchmont.

The property is a close walking distance to most major Edinburgh attractions - Castle, Royal MIle, Grassmarket etc. The property is an old townhouse located in a quiet residential area. The room was clean, spacious with a roof top window overlooking the courtyard. The owner was very friendly and nothing was too much. I really recommend this place and on my return I will be staying here again.

I came to Edinburgh for a conference at the University of Edinburgh. This location was very convenient to the conference site at the old medical school. The owners of the property were very friendly and helpful. I had a room looking out over the Meadows -- very nice. Everything was tidy and clean. For a simple guesthouse, this was very nice and definitely met my expectations. A bonus was the small kitchenette on across from my room on the top floor -- I could have breakfast there each morning before leaving for the conference. There were several nice grocery stores in the neighborhood to purchase food. The bathroom was modern and clean. When I stayed here at the end of February, I was the only person at the guesthouse. Things might be more chaotic during the festival season, but there are not too many rooms, so I'm sure that it would still be nice. A couple of words of caution. First, the location is a bit hard to find. Try to contact the property owners in advance of your trip to get directions. Second, since I was crossing the Meadows to get to my conference and back each day, I was warned to take a taxi after dark (not entirely safe crossing the Meadows as a woman alone after dark). In any case, I really enjoyed this place and definitely recommend it!
