Location: Park across the street and bus to royal mile
We just needed a one night stay for two travelers while we explored Edinburg. We were stunned by the prices plus almost everything else less expensive was taken. We were so pleased to find the Arden. Price range was fairly reasonable for one night. We took a cab from the train station which was about 8 pounds. We had the family room which was the only spot open. We enjoyed meeting Linda as our host...room was very nice and great morning breakfast. Linda helped us with bus info to royal mile. Only con is the busy road noise which never stops...but we were so tired we ignored it.

Came to experience the Comedy Fringe Festival. We had a wonderful stay in Edinburgh. Bus service into town was excellent.

Pros: Location, staff, quality of room, breakfast, car parking.
Location: Edinburgh City centre 15 mins bus journey.
Booked a week at Arden Guest House for a visit to the Fringe festival. Booked family room as no doubles left, was a good size with 2 single as well as the double bed, would be good for 2 younger children to about 10 years we thought. Plenty of fresh towels, good quality toiletries and tea, coffee, biscuits, bottled water. Good selection of breakfast included, cereals, fruit, croissants, cheese, yoghurt and toast. The cooked breakfast was cooked well for a reasonable £5 extra. Staff always friendly and helpful, a breakfast bag was provided for our early departure on the last day. Situated on a great bus route into town taking about 15 mins and running every 10-15 mins. Would not hesitate to recommend and happy to return ourselves.

Pros: Friendliness of owner. Cleanliness and proximity to bus stop.
Location: Close to bus stop. Owner gave us bus numbers to catch. Ideal location for sightseeing in Edinburgh. Easy access to motorways.
Excellent location. Very quiet area. Close to bus stop to access frequent buses to town centre. Good parking. Very clean. Breakfasts good.

Location: The present location is perfect.
Good experience with staff and comforts provided. Only walking distance from Royal Infirmary Calm,cool and pleasent place and surroundings. Healthy and timely breakfast.

Stayed here prior to running in the Edinburgh marathon. The room was fine. Location on a main bus route so easy to get into town, if a bit noisy at night. That being said, some things which you would expect as standard in a B&B were not up to scratch. The television only received one or two channels, but not BBC1, BB2, ITV or C4. The shower pressure was so low that one could be standing in the shower without any water flow at all. The owner's were not very friendly either, they seemed quite grumpy. It was reasonably priced which is why we choose it.

We had a very comfortable night at the Arden once more. Room well furnished, comfy bed and long enough bedclothes. There were very welcome little extras in the bathroom, and nice hospitality tray. Breakfast was generous portions and high quality ingredients. We really feel cared about when we stay here.

Unfortunately we forfeited our payment for the first night of an intended 3-night stay - because we found the overall condition of the guest house very disappointing. There was an aura of shabbiness and the rooms were quite small.

Had a lovely stay at the Arden Guest House. Nice location - on a good bus route which is only a short journey into the centre of Edinburgh. Breakfast was lovely and the owners and staff were really welcoming and helpful. Would definitely recommend this guest house.
