I stayed for one night at Cherrytree Villa, as I was attending a retirement function nearby. Peter & his staff could not have been more friendly and helpful, the room was clean and airy, breakfast was excellent. I will definately stay here again next time I'm in Edinburgh, and I would highly recomend it.

Excellent hotel, wonderful staff and manager (Peter). Quiet, private, safe space, especially good for a stay of several nights. Not in the city center, but exactly on the main bus route, and only a few minutes by bus to the Royal Mile or Waverly Station. I would definitely stay again, and recommend this guest house to others.

Pros: Hosts hospitality! What major hotels are missing!
Location: Near major attractions!
Quiet convenient place, just a short walk of variety of restaurants and shops... Close to the bus stop for a very short ride to the Festival Theater, Royal Mile and Princess Street (shopping areas)... Can all be reached on foot if you enjoy walking... Edinburg Castle and Palace is close by! I was greeted by owner of Cherrytree, Peter.. Very hospitable understanding! First time I had the hotel email me regarding my arrival and gave me perfect directions to hotel from airport! Any questions about tours, general info and transportation, he is your "go to guy"! Wonderful breakfast and freshly cooked! I definitely would stay here again!

Pros: The welcome and helpfulness, good breakfast selection
Cons: A bit of a squeeze to get to other side of bed - but at such a good price I'm definitely not complaining!
Location: Quiet, short walk to restaurants, easy access to bus routes
Warmest of welcomes, clean cosy room, comfortable bed, excellent breakfast, easy access to central Edinburgh, a most delightful and helpful proprieter, (who very kindly gave me a double room for my three nights). Brilliant value for money, wouldn't hesitate to stay here again.

Great for a budget hotel!

Pros: The freedom of leaving and coming back when i want.
Cons: The times for breakfast was early but that's only cause I'm use to getting up at 1PM and sure if i asked it would of been fine for later.
Location: Perfect, not in the center but a stone throw away.
First time booking a hotel for my self, obviously i went for the cheapest option near the city. This is a easy walk into Edinburgh or a short bus trip away for £1.50, on the main street so plenty range of buses to catch! The manager/Owner (i think) text me before hand to set up a check in time, pretty much when ever and even though my train was late and got in about a hour after i said i would, he was still there to greet me and tell me every thing i need but was also very understanding! Although it was only me, a single student he kindly upgraded me to a double and two single bedded room with a en suit! The room was nice and clean i couldn't fault one thing! I had my own set of keys to get in and out of the hotel and he kindly said i could come in and leave when ever i liked and left me too it. This is what i liked most the freedom, it felt like my own house but i knew they were only a stone throw away as he left me plenty of ways to contact them etc. Breakfast was included it included all sorts, ive actually had more choice here than most the big branded hotels, chose not to have cooked breakfast as i was eating out but the option was still there and did smell very nice, I checked out at 11 this again was when ever i wanted really but i didn't want to take the mickey and make it too late, very simple and no hassle. Next time i will be re-booking this hotel, for me it was perfect.....

Stayed for 5 nights over New Years. Peter was so helpful, the room was great, the location convenient. I'd not hesitate to stay there again!

Wonderful stay

Really enjoyed staying there. Peter, the owner , was great. He was friendly and gave me a free upgrade to a bigger room. The room was big, had an outside patio, clean and charming. Downtown was a 15 min walk away through a nice area. Breakfast was awesome. I ended up staying an extra night!

Very friendly and accommodating staff. Good sized, clean, quiet room with beautiful ceiling decorations and a nice seating area. Phone wasn't working but the wi-fi had a good strength.
