Lovely room and bathroom
The room we were allocated (18) was lovely: extremely spacious and beautifully decorated. The bathroom was enormous and really beautifully done out. Parking is just on the road outside the hotel, but there was plenty of it. We had specifically requested a quiet room and there was no noise. The hotel is situated across the road from a lovely park, it was really nice to see so much activity, such as families playing together, sports teams training, people running etc. No complaints about our one night stay, just a few things that would have further enhanced the stay, for example: I'd have liked a light over the mirror above the dressing table/desk, a bin in the bedroom and a few more toiletries (one small shower gel and one small shampoo). Also, whilst the breakfast was lovely, the portion size was very small. It was a really lovely place to stay and we would definitely go back.

Terrible state of room!
The room that we stayed really needs renovation. The carpet looks from the past century and the general state of the room was terrible! The people who run the place are very nice and always try their best to help in every way.

Perfect family break.
Wonderful trip for my 10 year wedding anniversary, the location is perfect for a quieter stat with easy access into the city. Highly recommend. Staff are lovely.

Nice clean hotel. Owners are always on site and very helpful. They always smile and work hard to make sure their guests are happy. We had room 11. It is a large room with a very nice bathroom. Small problem it is next to the reception so it can be a bit noisy at times.

Surprise Upgrade
We were upgraded to a bigger and recently renovated room with the best bathroom we've had since we hit the road May 14. Staff were extremely polite and helpful.

With in walking distance to many things.
Nice hotel, great breakfast hot or cold to start the day. Park across the street and bus stops on the street. Staff very helpful.

Very nice hotel for visiting Edinburgh
Friendly knowledgable staff. Across from a beautiful and open park. Close to good eats/pubs. Easy street parking if you beat the end of day parking and close access to regular bus service to Old Town and the Castle. Comfortable and roomy accommodations. Good breakfast to get you going for a day of sightseeing.

Hotel nice but not 4 star. Very clean and member of staff we met was very nice. Did not like satin bedding. The breakfast was described as Scottish, there was nothing Scottish on the plate and the quality was not the best. Tables very small and self service area also small. The quality of the continental breakfast was appalling. Cheap ham and orange square processed cheese in wrappers, this does not give foreign visitors a very good impression at all ! Overall it did the job, however would not stay again.

Nice but a walk into center
This is a nice hotel. Small rooms but nice. Staff is nice (they all seem to be university students running the place). Location, well, go left out of hotel and it's two miles walk into the center of town and going right out of hotel, it's approx. a mile and a half walk to Shopping Mall. (Royal Yacht Brittani, queeen's ship is here). You can get the hop on hop off here but not the red colored bus. The bus driver was nice enough to give us a ride to the nearest red hop on hop off bus. Small store around to the left of hotel, just around corner. A market is about 1/4 mile away to the left of hotel. No frig in room. Bed is small but comfy. Bathroom a little small but shower is good. Safe area. Taxi about $50 US dollars one way to or from airport. Hope this helps

Nice, clean place and friendly staff
Very nice people, helpful, pretty nice spot on Leith Links (nice park) although a little ways from the main area of attractions. Fun walk to get to the Royal Mile, etc. along Leith Walk for a flavor of Edinburgh life and also a bus nearby (35) that can take you to the airport for quite cheap and the TESCO supermarket for supplies and cheap eats.

Pleasant hotel in the Perfect location..
The staff were extremely friendly throughtout our stay..they gave us a free upgrade to a lovely room overlooking the park. The hotel's alittle tired but the room was spotless & well maintained. They provide clean towels&amenities. It's literally a minute walk from the bus stop&so conveniently located for a ride into city centre. The walls are thin&we did have noisy neighbours, however this is to be expected of old houses though. My husband&I loved our stay&will definitely consider staying here again.

This is a B&B not a hotel. Fan in toilet noisy needs replaced. Soap dish hanging off wall. Seal on shower door detached. Poor hot water service to shower and drainage from shower tray needs cleaned out. The premises are tired and need maintenance issues attended to.

The guest house was ok and some of the staff tried hard to please. There was no butter or margerine for toast with breakfast and no attempt to get any. The guest house was ok but not 4 star and not excellent in my opinion. Would not stay again. Fixtures and fittings were poor. Our bathroom tap was very loose. Shower head bracket broken and plug sockets hanging off wall.

Nice, comfortable and very Satisfactory stay
Staff were very friendly. Though the check in time was 12 pm and we reached at around 8am, Amrit (staff) comfortable kept my luggage. The room given to us was downstairs next to the kitchen was very clean and very satisfactory. Big rooms with ample space to adjust our two big luggage. Kenny (staff) was very friendly as well. We were also allowed to use the kitchen for heating our take away food as well. On our check out day we had a good conversation with the owner lady, she was very friendly as well. On the same night Amrit helped me to carry my big luggage to the near by bus stop as well. Overall I am very pleased with the hotel, staff, and good morning breakfast :)

Lovely hotel close to amenities.
We stayed at this hotel for 2 nights after the hotel we had initially booked was double booked! I cannot fault this hotel, the rooms were immaculate, the breakfast was lovely and the staff were really friendly and helpful.

Situated on a fairly busy road opposite park lands. Hotel room was very clean and quiet , breakfast was excellent and we were only 10 minutes walk from the football ground and 20 minutes walk from the city ,( there are buses outside the hotel if required ). We had to wait about 10 minutes at the front door at 3pm, as no one was at the front desk. The room and view were nice and comfortable, though the shower did not drain well, we found dirty towels hanging on the inside of the bathroom door and the walls very thin that we could hear our neighbors conversation. Not terrible but it wouldn't be my first choice to stay again in Edinburgh. Free street parking, wifi and easy access to everything was the main perks.

Hotel is lovely and staff are very friendly also breakfast so good, easy parking car as it free also can use public buses to airport or Edinburgh city centre. We like go back again in future, Best recommend to booking.
