Stayed for 2 days with my daughter to attend theatre go to zoo etc. Although hotel was outwith the main area the bus links were good and the bus stop was just along the road from the hotel. The room was nice with tv, tea making facilities and free wifi so everything we needed was there. The staff were friendly and helpful. Only thing I feel that could be improved was the continental breakfast choice of cheese and meat. The cooked breakfasts were excellent and had a wide variety of items. The continental breakfast had only one choice of cold meat and one type of cheese slice.

Pros: Comfortable/clean beds. Walk-in shower (vs. high tub familiar in UK). Aesthetically pleasing, regal decor. Breakfast/coffee...delicious! Rate.
Cons: - Limited, small parking spaces on hotel property - No elevator for those with large,heavy luggage or those with difficulty climbing stairs.
Location: Short drive to the Edinburgh Castle. Plenty of information/tourism brochures available with driving map at the B&B.
We spent one day and night in Scotland and were fortunate to find such a lovely, quaint establishment off Merchiston Avenue. The service was exceptional and we were made to feel right at home. In room facilities included: private bathroom with walk-in shower, electric kettle, TV, iron/board, hairdryer, table and chairs, and desk. If we were to visit Scotland again, we would definitely consider returning to this guest house. Definitely recommend!

We had a very enjoyable stay here for four nights in Sep 2013. Within easy walking distance of Edinburgh Castle and other attractions. Breakfast was terriffic and cooked to order. Room was very comfy- the only downside was that the plumbing from the room directly above us was very noisy and we almost jumped from the bed on a few occasions when the people upstairs flushed the toilet. Luckily we had a fairly small hire car, as the parking spaces were pretty small.

Pros: We had a top storey room, with dormer window, so although it wasn't a large room, we had a nice view and it had a comfy feel to it.
Location: Takes about 20 minutes to walk to town, and all that Edinburgh has to offer: museums, theatre, restaurants, comedy. Ten minutes walk to Kings Theatre.
Staff were very attentive, to help you have a good time. Generous, cooked breakfast was excellent, and a wide choice. They helped out with a waterproof blanket for the Fireworks. Good fast wifi. Room was very well decorated, in black, silver theme. There were three parking bays, off the street.

The good points: Good breakfast, easy to find, almost spotless room, nice, helpful and polite staff, and only 20 mins from the centre of Edinburgh. The bad points: The parking (only three free parking spaces and the rest is permitted at quite an expensive rate), the door handle was coming off, not the cheapest room for what you get, and uncomfortable beds. Overall, it was a room that "would do". For the price I was expecting a little more, considering what you can get at a Premier Inn (other B&B's are available), and the parking situation nearly ruined our holiday as we would have had to return to move the car every 4 hours. However, the breakfast was good, it was a very good distance away from town and there is a lovely little pub round the corner call The Golden Rule.

The staff at this guest house are delightful. They cannot do enough for their guests to make them feel welcome and looked after. We were allocated room number 1, which is a small room next to reception and the front door bell was directly outside the room. Due to the Edinburgh Festival being on during our stay we were disturbed by several people calling at the door late at night and very early in the morning. However, the lady owner was informed by the night staff and we received an apology and an assurance that a night bell will be installed as soon as possible so that it will not be an issue for future visits. It is possibly the cleanest establishment we have ever stayed in and the cooked breakfast was very good. We would definitely stay there again

I got ripped off. There was no electricity the whole first night and next day. I couldn't even use the bathroom I paid for across the hall.Owner did not offer to reduce rate until I had to ask. Then the reduce rate was not even enough to pay for my taxi into the city. He would not even talk with me about it, he sent his employee to talk with me even though I ask to speak with him directly. He is not a business person and I would not recommend ANYONE stay here. There are so may places to stay. Trust me, you will be sorry, and feel like I did if you do. Good luck!

Location: Ten minutes away from centre by bus, but bus stops just outside the door.
Guest house owners and staff very professional, extremely helpful and willing to do whatever they could to help. Everything very clean throughout. Plentiful breakfast, with lots of choice. Location outside city centre, but bus stops literally outside the door, just ten minutes easy access to city centre .A great place to stay.
