The Halcyon House occupies a prominent position on Royal Terrace, the oldest Georgian Terrace in Europe.

“Great people, great accomodation, would stay with them again in an instant.”
The couple that run this guesthouse are incredibly helpful and friendly. They went out of their way to ensure our stay was comfortable and everything we expected it to be. The breakfast in the morning was fantastic. In addition, we were leaving early one morning for a couch tour and they ensured we had a continental breakfast the evening before to ensure we started they day with full stomachs. This was the case - everyday, with great home cooking. The hotel was well positioned and a short 5 minute walk from the top of Princes Street. This a great alternative to a hotel, with great personal service without being intrusive. Highly recommended and would stay here again if I get a chance to return to Edinburgh.

The hotel was in the perfect location for our trip (during Hogmany) - just round the back of Carlton Hill and so only ten minutes walk from Princes St. The hotel building was lovely and our room was bigger than we expected (we booked a twin and had a double bed and two singles) and very clean and the owners seemed friendly. On the downside there was no tv in the room (it's nice to have one to watch while you're getting ready to go out) and the breakfast was rubbish. Eggs cooked badly (watery poached and overcooked scrambled), raw tomato and if you ask for the vegetarian option you just get the fry up without the meat - no veggie sausage to compensate! On the last day we went out for breakfast instead. But that is our only major complaint and to be honest the location and room were more important to us so it wouldn't put me off going back - i'd just ask for room only next time!

very good location, staff and owners very happy to help in any way let us have our room at 9am when we called in to see if we could drop our bag off to save us pulling it around till 2pm will use this hotel again
“A very comfortable stay.”
My mother, aged 75, and I stayed in the hotel for a night when we went to the EdinburghTattoo. The owners were very helpful particularly on arrival. Our bags were carried up two floors for us. We were guided to the communal lounge until our room was ready. No lift in the building as it is listed. Someone with mobility problems would need to request a ground floor room. The room was clean and comfortable. Breakfast was included and very tasty. The owners were forthcoming with information about the local area and called us cab on request. I would definitely stay again.
“Business Trip in Edinburgh”
This hotel is more like a Bed & Breakfast. It is situated only a few minutes from Princess Street, so very convenient for the many shops in the heart of the city. It also has the Playhouse Theatre right on its door step with many small quaint local shops and many pubs/retaurants also in the vicinity. The area is very quiet with a garden area the length of the street opposite. I was there in the middle of the Edinburgh Festival (1 venue was only a few doors away) and yet the area was very quiet, excellent for light sleeprs! There are no TV's in the rooms but there is a lovely bright and airy lounge room. The breakfast was lovely and served with a smile. Nothing was too much trouble for the staff. The dining room was full when i went down and yet my breakfast was served very quickly. The only drawback with this hotel is that because it is in an area of listed buildings it cannot have a lift installed. The stairs could be difficult to some, it may be an idea that when you book to ask for a room on a lower floor. The gentleman carried my case up for me without having to be asked. In all, this was a lovely hotel with extremely helpful staff. I'll certainly be going back in the future!
“solid edinburgh B and B”
The welcome was good and the location very easy to walk to the main station and Edinburgh centre but also quiet. My bedroom was quite basic though and no TV (although the lounge is pleasant if you are happy to be in public) Note that breakfast has to be taken between 8 and 9. It is a good spread and good service but if you want breakfast earlier or later be ware
“Lovely Edinburgh period house”
Beautiful house, located in great area. Very nice street setting, close to plenty of food and shopping, and a nice hill walk to attractions through park. Staff were friendly and helpful, room was clean and comfortable and decorated in period furniture. Family room comes with a double and 2 single beds, which means you can spread out a bit more. Also great to have new ensuite in room. Beautiful view of private garden from bedroom window. Only down sides were stair access only to bed rooms located over 3 floors and cooked breakfasts were microwaved and seemed a little under cooked. Great Edinburgh period accomodation at an affordable rate, definately recommend staying here.
“Nice location, shame about the hotel”
This guest house is in a lovely location in Edinburgh. The interior is a bit tired and doesn't take advantage of the architecture of the building. The breakfast was just okay but not worth getting up before 9 am for. I think the hosts rely too heavily on the popularity of the city and the location. With a bit of effort and imagination the hotel could be so much better.
