Location: Very handy to bus stop
Loved it, perfect for what we needed it for and great value. Nice view out top floor window, friendly staff and they left us to do our own thing.

Location: Difficult to find when arriving in darkness, and apparently unknown to locals.
Door locked on arrival. Unfriendly welcome from staff with inadequate English language skills. The double bed in our room should have been replaced long ago; it sagged (almost collapsed) in the middle and denied us a night's sleep. The room remained cold despite leaving the radiator on overnight. The TV appeared to be disconnected. Throughout the stay there appeared to be no one available, or even present, to deal with any problems; the number given on the front door and on internal notices was directed to an answer service, and the telephone on the premises was out of order. On departure there was no one to return the key to, so it had to be left on the side. The building is impressive, as are most buildings in the city, but a lot must be done to make one's stay even tolerable.

Very Poor--Would NOT Recommend

The good things I can say about this hotel were that it was cheep and close to the bus to take you to the city center. That being said, I would not recomend this hotel at all. The sheets and pillows did not appear to be very clean and though origionally white were stained yellow where people had slept. We paid more to have a shower in our room but was not hot at all and had no pressure. We instead had to use the communical shower on the first floor. When we tried to page the manager about our cold shower, we got no response. The hotel was offered to also have free Wi-Fi and breakfast. There was no breakfast served and the internet was so bad we actually had to go to the pub down the street to get online. The manager was nice enough and the location had parking and was close to a bus to take you right downtown, but that could not make up for the cold shower, gross sheets and overall lacking on the hotel. Do yourself a favor and spend a bit more and get a different place.

Location: location about 30 minute walk from city, bus is on regular bus route
no shower gel or shampoo, lots of bulbs missing in room so it was a bit dark and dingy, even though we complained they were not replaced. Ancient television in room hardly worked. Breakfast was disappointing, plates were stone cold, so food went cold very quickly. Poor value for money.

Would not recommend this B & B and I'm not fussy. Bed was extremely uncomfortable, lumpy and creaky. Floors were noisy, doors slammed, cooking smells lingered. TV was old 12" portable that had virtually no picture. Bedding was old and ratty. Breakfast only adequate - strange selection (frozen mixed vegetables). We stayed in Edinburgh two nights but booked a different B & B up the road for the second night because this one was so bad.

I booked a weeks stay at Ivy House primarily due to the Expedia special rate available at the time, and taking into account the location, internet connection, and breakfast included, the Ivy offered everything I needed. This B&B is rated 2 star, so do not expect the service and facilites of The Ritz, but as a two star property it is the best I have stayed at. The location is 3km to Princes street, and has about 5 bus routes running past it, so getting around town is no problem at all! The hosts were fairly invisible, aside from coming by once a day to tidy my room, and setting up breakfast in the dining room each morning, which is absolutely fine by me. All in all a very enjoyable stay!
