For the price, you get a great location and perfectly functional and comfortable room. This isn't luxury, but great value for money. The breakfast will keep you going most of the day. Was very happy with the stay.

This is no 3 star hotel

Pros: the cafeteria breakfast was good and there was a safe in the room
Cons: should not be classifed as a 3 star hotel
Location: the location is about a twenty minute walk from Old Town Edinb urg
We were very disappointed in this booking. It was one of those mystery bookings and described as a double ensuite for two persons in a 3 star hotel. Which was a misrepresentation. It was a single residence room with a double bed crammed into it. One person would have been tripping over himself. Quite impossible for two. The bathroom was tiny and there was no showerstall just a showerhead in the corner so that once you had taken a shower the whole bathroom floor was wet. The closet was also infitessimal . You may have already gathered that we were disappointed with this transaction, whereby we ended up with a student residence room operated by Edinburgh First. It should not have been advertized as a 3 star hotel. Not even close. Perhaps call it a hostel or simply as a small residence room with a double bed and minimal bathroom facilities

Good location dissapointing facilities and service

Room was comfortable. Bathroom was a smelly, small wet room. Breakfast was served in the hotel on the first day, but the hotel staff failed to tell us that breakfast was served in a different building the following morning, meaning we missed it as we had to check out.

Pros: Location and price for B&B
For stop over or a few days in the capital of Scotland , this is a great location and quiet place to stay. Breakfast selections are extensive and will fill you up for the day! Walking or bus from centre of city, walking to Arthur's Seat 1-2 hours with great views, then down to Holyrood Castle

Simple hotel in the University zone

The hotel is nice enough, served the purpose that I was in Edinburgh for. Putting it simply it's a converted halls of residence in the university campus, it's near Arthur's seat and the city centre. Clean and tidy, free wifi, nice staff and good breakfast.

Pros: Staff very friendly and room was clean.
We were there for a conference and only used it to sleep in. Although the room was not large it suited our needs. It was a bit out from the Centre £10 average in taxi although there was a bus service nearby.

Although the hotel was a little further out of the centre than expected the transport links are great and the amazing service more than made up for the extra little walk. Reception staff we incredibly helpful and gave us invaluable tips on buses and nightlife, couldn't have been more helpful if they tried. Breakfast was AMAZING! Gorgeous continental with an amazing selection, followed by a great quality fry up. Will definitely return and recommend!
