Pros: The bar, location and the room
Cons: Wear and tear in some hallways, made me worry initially about hotel quality
Location: Can't be beat for location - come off the train, cross the road, and you're there. Everything in central Edinburgh is close by
Directly across the road from the train station and our room had a view of the castle (it was visible at least). Some wear and tear in the hallways made me worry, but the room was clean and comfortable with very cool blue lighting effects throughout. The noise coming from the bar made me think it was a loud, packed disco, but the sound quality is excellent - it only seems loud, if that makes sense. Was able to hold a conversation and enjoy the music at the same time. The bar is beautiful, fantastic seating, nice atmosphere. And did I mention the location?

The room had obviously been recently refurbished and was excellent, particularly the bathroom which had very interesting lighting but no heating. From the two windows we looked out over Princess St. and the castle which gave good views of the Christmas lights. A portable heater provided adequate heat despite the bitter weather. The staff were helpful and friendly. The hotel's location just opposite the station is possibly its main attraction, convenient for the main shops and galleries.

Cons: Room badly needing upgrading.
Location: Royal mile / castle / princess street gardens less than 5min walk.
Pleasant stay clean towels and toiletries every day.

Great hotel right at top of Waverley steps from Waverley rail station. In the station in minutes! My request for a room with a view was granted, fantastic view down Princess Street and of castle, however the large bay windows did let a lot of noise in from traffic directly below. The room itself was spacious, clean & comfortable. The breakfast was I thought very expensive at just under £10, though I didn't have it, so cant comment on the breakfast itself. There are many places nearby for a cheaper breakfast. Would definitely stay again though, its location is excellent for rail station and city.

Huone oli siisti, sängyt leveät. Allakerran huoneen liikkuminen kuului lattian narinana ja kadulta normaali kaupunkimeteli. Käytävät kuluneet, aamupalaa emme käyttäneet. Huoneessa oli vedenkeitin, murukahvia ja teetä. Erinomainen sijainti ja erittäin ystävällinen henkilökunta. Hintansa väärti.

We had to make a same day reservation and the staff was very friendly and helpful, so it was ok for only one night. It's a very old hotel and not very well kept. The drains in our bathroom were slow, and the water pressure very low. Also the room was freezing cold even though they gave us a little electric heater. The location is great and very central, close to everything.

went to this hotel based on its location so some noise expected.first morning awakened at 5am due to deliveries at nearbye establishments. was not happy, went to reception to complain and was offered another room at front of hotel was told to expect traffic noise which was not a problem, so we thought we would have a better nights sleep only to be awakened by the fire alarm at 7.10 not good as we had had another late night and a very busy day and wanted a long lie which is why we didn't include breakfast in our stay. Another day spoiled.so you would think that only things could get better but NO........3RD MORNING....fire alarm goes off again at same time. they say it was caused by guests leaving bathroom door open when having shower which could have been avoided if LARGE NOTICES were put on bathroom doors. so dissapointed. the lack of sleep spoiled our whole stay [back to work for a rest]
