Pros: Large rooms, Very well kept, Very clean, Excellent Breakfast and very friendly and helpful owner.
Location: About ten minutes walk from Princes street. Easy access to buses for all local attractions.
In Edinburgh for a three day city break - this was an ideal place to stay in a lovely Victorian (Georgian style) House.

The service from this hotel is second to none! The welcome drink, my ironing , the breakfast, the very comfortable room the list just goes on. This was all made possible by such a charming host who went above and beyond on every occasion. It felt like such a personal service, there are only 3 rooms so she really makes the effort with her guests. It's about 5 minutes from Haymarket Station and about 10 min walk to Rose street. The rooms are fully equipped and very spacious. I would not hesitate to go back there and fully recommend to anyone wishing to stay in Edinburgh.

Location: Good location for the City, easy walk in to Princess Street, quiet sfe area.
A very comfortable B&B run by Aileen who could not have been more welcoming or helpful.Even providing a drop of the traditional Scottish brew! Rooms clean and comfortable, breakfast excellent. Convenient location for the City and Pricess Street and in a quiet area. Easy to reach from both Waverley and Haymarket Stations, literally a 7 mins walk from Haymarket Station so hop off the train there.

Cons: Needs updating to more modern colors and fixtures. the 'period' theme of our room looked worn and dated.
Location: Location was not bad -- in western Edinburgh -- about 15-20 minute walk from Prince Street.
We spent several nights here in July 2013. The first thing to know is that this B&B is on the lower level of a row house. You walk down a flight of steps to reach it. That said, our room that allowed in a lot of light from the street level above. Folks walked by every so often, so privacy is not great. However the room was very large -- able to accomodate a queen size bed, a separate twin bed, a small sofa, cocktail table, clothes armoire and drawers. The room was also furnished with a hot water maker, tea, coffee, sugar, etc. as well as a small flask of whiskey (!). The bathroom was clean and looked like it had been recently updated. Aileen, the owner, was wonderful and helpful. She seemed genuinely distressed when we told her we do not eat heavy breakfasts – no sausage, bacon, etc – but there was a nice selection of fresh berries to go with our yogurt and granola. The coffee was always excellent. So why the overall 3 stars? Well, I am writing after spending nights at three other 4 star B&Bs in Scotland. They were booked through an agency, so, honestly, I don’t know how they compare in price. And while on paper they all were more or less equal in facilities, this place is more worn, more in need of an update. The entry carpet had a musty smell. The sofa in our room was tired. The jungle motif was dated. Still, the sheets were clean, the towels fluffy.

A small B+B with a wonderful warm-hearted Scottish host called Aileen. 3 interesting themed rooms in the self-contained basement of a large Victorian House with a separate guest entrance. The colonial room was great with a large double bed and feather pillows on request. Home cooked breakfast with a large bowl of mixed fresh berries served each day. Welcome whiskey and chocs in each room. A nice touch. Good value accomodation. Located in the West End of Edinburgh on the 100 bus route from the airport (£6 return to Haymarket Station) with several reasonably priced restaurants nearby including Yum-Yum (Chinese) and Omar Kyam (sic) (Indian). About 15 mins easy walk from the Royal Mile/Princess Street. Beside the twin Modern Art museums and St Mary's Anglican Cathedral. We re-booked.

This B&B was most unusual with huge sized rooms, beautiful king sized bed and great attention to detail with the decor. Aileen is very helpful. Location is approx 15 mins walk to Edinburgh Castle - bearing in mind Castle is up very steep incline and we are now in our 60's! Would definitely recommend to anyone. Would have liked to have seen list of local restaurants available to guests.

Victorian Townhouse is a cozy and comfortable B&B within walking distance of Princes St, the castle, and all the pubs and restaurants on Rose St. A short walk from the Airline bus stop at Haymarket Station. The host Aileen was super-nice and helpful and very interested in our welfare. She provides a great Scottish breakfast made to order, restaurant recommendations, and a small decanter of whiskey in your room.

The stay was excellent. The lady was very nice. The room was big and cosy. Breakfast was a good Scottish one with everything. She even made us a packed breakfast to go because we had a very early flight home. Thank you!
