Pros: Hospitable owners
Cons: Cleanliness, working facilities and better air circulation within rooms.
This is more like an apartment than a hotel. Location: The apartment is not very near the main Firenze SM station - maybe 20 minutes on foot - and requires some good navigation to locate. Service: The owner was very hospitable and helpful. Apartment was on full occupancy when we arrived early morning, thus we can't check-in. However, owner allowed us to store our luggages, and helped move it to our room by the time we were back at night. Note that our room was on level 3 with no lifts and many narrow stairscases to tackle. Was not an issue for us as we are young people, but i guess the owner would willingly assist if required. Room: Room is small and not sure why our room stinks with the smell of sewage throughout our stay. We think it could be due to the proximity to the backyard, but was more bearable after we keep the bathroom door closed. Amenities provided are basic, and cleanliness can be improved. Aircon was not working, and we had to keep our windows open. Overall, acceptable for this price. Would recommend only if you run out of other options nearer or has tight budget.

Pros: My room was big enough, clean, the hotel owners were nice and helpful. Free Wi-Fi functioned directly from my room.
Cons: Breakfast is good but Arianna starts breakfast oly at 8:00 am. I would have preferred to start breakfast at 7:00 am.
Location: Arianna is close to everything: 5-7 minutes walk to Academia gallery and piazza San Marco, 12 minutes to train station, 15 minutes to Duomo
I was satisfied with my stay. Hotel is very conveniently located, but sometimes the traffic noise from the road near Fortezza di Basso can be annoying, even during the night.

Cons: The breakfast is really good, but it is availale from 8am to 10am. When I stayed in Rome, the breakfast was available from 7am.
Location is very good, te owners are really nice, the room is pretty comfortable. There are two little groceries just several steps away from the hotel. Wi-Fi is free and works directly in the room. No need to go down to the lobby. I would not hesitate to stay in this hotel again.

The owners were incredibly accommodating and nice. The room was clean as well as the bathroom/shower. Breakfast was great!!! Best breakfast we had during our whole week in Italy in various cities. Owners allowed us to leave our baggage at the hotel for the day after checking out. We would definitely recommend this hotel to others looking for something a little cheaper than most hotels but still clean and friendly. They also had a really cute dog!

Uncomfortable bed. Television changer had no battery. Probably about right for a 2 star hotel but should be cheaper
