Pros: The staff!
Cons: Demolition completed and rebuilt.
Location: Great location, great staff Terrible atmosphere and condition.
If the hotel rating system was based on 100 stars, then the Hotel Oaks would be a 5 star. The hotel looks like a demolishing ''in waiting''. More than half the hotel is already down and the remaining rooms and atmosphere is depressing at best, however in spite of the condition, the staff is courteous, kind and helpful!

Pros: What?
Cons: The hotel must be demolished like the west side is, all the demolition remaining are there waiting to be moved
The smell of the room showed to have the AC off for several days. Not enough towels for all the people. Staying 2 days and the room was not serviced. The door secure was broken. After talking with the lady at reception they gave us 3 pool little towels, etc.

We stayed here for 1 night and even though the reviews were not good, everything else was sold out. The hotel is off the main road and my gps couldnt find it. Its behind a hotel that had recently been torn down, so all of the rubble was still on site. The front of the hotel may have recently been renovated so it might be ok but the rooms in the back are old, with holes in the wall ,and while the mini fridge is a good idea there was a 20 ft extension cord used to plug it in, and the carpet was damp. It looked possibly like people rent rooms out weekly, as people had chairs out front while they were drinking beer, kind of shady. I wouldnt stay here until there renovations are complete and the new management figures out whats up.

The hotel it�s been remodeled but it still needs a lot of work. Maintenance is poor. The staff was very nice.

Pros: Free wifi...you know, just in case I needed to send out an S.O.S to everyone on Facebook.
Cons: The constant fear that someone dressed in a jacket made of human flesh was going to bust through my door and kidnap me.
Location: The Walking Dead should consider filming the entire next season at this hotel.
When I pulled up to the hotel, I was fairly convinced that the zombie apocalypse was finally at hand. As I drove passed the fenced-in abandoned hotel, I began to ponder what items in my car I could use as a weapon and quickly grabbed my tripod from the backseat, thinking that if I took it apart, it would make an acceptable instrument providing enough blunt-force trauma to ward off the flesh-eating foes. I rounded the corner past the derelict building and was a little confused to find the actual Hotel Oaks. I had booked a room with two beds and the room I was given only had one. The office apologized for the mistake and gave me the correct room. The second room was clearly labeled as a non-smoking room but it seemed that the past 5 years' worth of guest had taken this as a challenge more than a guideline. As I bedded down for the night, I was serenaded by the harmonic sounds of the ice and vending machines until 4:30am. Seeing as they were located conveniently outside my door, I wanted to step out of my room and give them a standing ovation...and by standing ovation I mean baseball bat repeatedly to the power source. I would also like to thank the other guests for the unsolicited wake up calls I received 3 hours before my alarm went off...I'm glad I could rely on them. Apparently, I didn't get the memo for the 6 am hotel house party. I made the decision that a 7 hour drive through the middle of the night back home would be more appealing than staying another night.

Pros: The staff
Cons: Some of the tenants, living at the hotel
Location: Was a great location for us...15 mins to the Gainesville raceway.
This hotel was not what I expected...it was not as nice as I thought it would be. BUT...The "NEW" owners are working very hard to renovate this whole building. New paint, furniture, and new carpet are being put into the rooms. With many more changes to come. Thank you to " Cami " boss lady there...bent over backwards to make sure we were satisfied with our room and our comfort.

Remodling---long way to go!

This was the first hotel I've stayed at, and I've been to many over the last 12 years, that DID NOT provide shampoo, the breakfast items were very limited.The A/C, heater in the room was noisey &when it was fixed,it smelled the room up with a awful oder. Only one working ice machine. It was more the type hotel you rent for an hour rather than overnight.

I was not expecting much when I booked this hotel for a one night stay since the hotels we wanted in the area were all booked. It was mid-night and we were too tired to drive further to find a hotel brand we usually use. We know this hotel was not highly rated when booking it but there was no hotel in the area available at the last minute and for around $100 a night. The late night check-in went smoothly because I called Hotels.com to book and Hotels.com informed the hotel we would be arriving after mid-night. There were people hanging around in front of our room at 2:00 am in the morning. Our room door lock is almost broken and we can hear conversations from next room. I did not feel safe. I woke up multiple times to safe guard my family. The non-smoking room smell like smoke. The tub is clogged. We did not use the shower at all. It was gross. I would have better sleep if we would've pulled over at a rest stop and slept in the car.
