Convience to townPosted Oct 26, 2013
Pros: Convience to town.
Cons: Make sure owners are keeping their rooms up.
Location: Location to town is great. Can walk and not have to worry about parking.
Friends had stayed at Oak Square and had recommended staying there for the convience to town. The first room we were given was a DUMP!! Paint peeling off the walls. Chair railing held on with masking tape. Threshold glued on floor with foam that was all over. Grout out of the kitchen floor. Coffee grounds in the coffee pot. Disgusting!! We asked to be moved and the lady at the desk was very accommodating. The room we were moved to was was MUCH BETTER! Dont know what the other rooms were like, but I wouldnt chance it again.

Would RecommendPosted Oct 22, 2013
Pros: One block off the strip and had plenty of parking.
Cons: Update it a little. Or at least the room we stayed in was a little dated. But comfortable enough to stay there again.
Location: Stated above.
The man at check in was extremely nice. The room was a little dated but good, we stayed in #202. There was two rooms, one bedroom and the living room with a pull out sofa. You can tell the owners tried to make you feel comfortable. They do need to get a new mattress for the sofa. Over all we enjoyed our stay and would stay there again. I like the location because it was one block off the main strip so not as crowded. We went on the busiest weekend of the year and there was still parking spaces. hard to find at the main strip hotels.

Great Location, no maid servicePosted Oct 14, 2013
Pros: Location, Pool, Hot tub, large balcony. Did I say location.
Cons: The most important thing a clean bed, with fresh pillows and linens.
I can't say enough about the location. What we found out was that these are family owned condos that are rented out for tourists. The room was very cozy, nice kitchenette, bathroom was fairly updated and clean. Now the worst part the bedroom. The bed linens had not been washed, the pillows had stains on them as well as the mattress pad. While the guy running the office tried to be accommodating he explained that these were condos and it would be up to the owners to replace the worn out pillows and mattress pad. (everything had the unit number written on it, as not to get mixed up with others I assume). After my wife explained the health hazards and asked if he would sleep on them he found her some clean pillows, and supplied her with clean linens, but only after she stripped the bed and brought them down to the office. It is a shame it is this way, you can tell the units were very nice at one time. We say in the doorway of some of the other units and you could tell some were updated better than others. Remember that if you stay here you do not get maid service. Would I stay here again, maybe if the price was right, but I would know going in what I was getting.

Luck of the draw as to room quality.Posted Oct 11, 2013
Pros: Location, convenient to walk everywhere but far enough away to be quiet.
Cons: Room needs updating and general maintenance.
Location: Aerial tram to Ober Gatlinburg.
I have stayed here before (in other rooms) and was pleased. However, room 202 needs some work. There were two TVs that have probably been there since 1985 when building was built, there was one remote but it didn't work either one. Shower curtain rod and towel rod were about to fall down. AC unit was very loud. Couch was worn out.

Great locationPosted Sep 28, 2013
Pros: This hotel is reasonably priced, located close to reasonably priced resturants, easy to get to and not really big.
Cons: The bathroom needs a better place to place toiletries.
Location: Oak Square is locate one block west of the main street through Gatlinbury. Shopping, amusements, games, and restaurants are a short walk away.
The room was clean and well maintained. However it was smaller than expected. The kitchenette. was fully functional. My only a dislike was not having a counter in the bathroom.

Old converted motel room, not a romantic condo!Posted Sep 4, 2013
Pros: Walking distance to downtown and dining. That's it.
Cons: Make the living room more inviting and comfortable. But I understand not much could be done with the room layout without major renovations.
Location: Great breakfast just across the street at Bennet's, no long waits. Great steaks just a block away at Peddler's. Easy walk downtown.
Layout of the room was very poor and awkward. Very small, uncomfortable living space when you first enter. Kitchen appliances were OK, but this area was cramped in just next to the bathroom, in the middle, and the bedroom was the largest room, not impressive either, just before exiting to the balcony. Balconies were not very private, just a view of other balconies and the backstreet below. We've stayed in the smokies at least a dozen times - cabins, condos & chalets; and this is probably the most cramped, uninviting, unromantic space we've stayed in. But I'd add the staff there were very nice and as accomodating as possible.
