Did not get the room amenities I booked for. Had to pay an additional $55 to park at the hotel that I had already paid for the room. That fee was not listed on their advertisement. The pictures on the website are a little misleading as to what the rooms actually look like. If you are over 5'8" in height you won't fit under the shower head. The water never got above luke warm. The hall smelled of cannabis. Overall I wouldn't stay again or recommend. Everything just kept going downhill from the moment we checked in.

Advertising hot breakfast. Day 1 was eggs, gravy biscuits. Gravy was the worst! Rest of the time only eggs. Nothing on website said additional cost for parking. Also $5.99 charge for housekeeping and all they done was empty trash.

I spend a lot of time looking at reviews of places to stay. I’m not sure how this place has such good reviews. Maybe because we were traveling with a dog and there appeared to be an area they put people traveling with dogs. The room just felt dingy. Bathroom was super small, can barely shut door because it’s so close to toilet. People were in pool but it looked dirty too. Breakfast was not good. Staff was not very welcoming or friendly. I won’t ever stay here again. We ended up here after an issue with our airbnb. Just disappointed especially after what we paid to stay here. The next night we stayed in pigeon forge at a hotel that was so much better and cheaper.

1. Dirty bedsheets. 2. Dirty room with paint drippings and dust everywhere. 3. The AC was malfunctioning; the room was either freezing or boiling hot. 4. No trash can in the room. 5. There was a huge window at the ceiling right in front of the bed, so it was impossible to sleep comfortably due to the light. 6. The TV wasn’t working.. stuck on mute It seems like the room was still under renovation; paint job wasn’t completed. it shouldn’t have been booked out for anyone to stay until the renovation is completed. Completely not worth the money; we had to use our own bedsheets. The only part of the room that was ok was the bathroom. I wish I could upload the pictures here.. I would never stay there again

Beds hard…. Brown ceiling tiles in bathroom… sticky bathroom floor…. Some lights didn’t work… vents very dusty….. not enough towels for guest…. Charged $10 per car per day to park on there property… booked online it was not at address given online but very close but up a steep hill so thankful my parents didn’t join on trip they couldn’t have walked that hill to the attractions so I would have had to pay for additional parking… there were many cameras around

Room was dirty and in horrible patch jobs. The toilet had to be flushed at least 3 times after every use. The shower was barely a trickle. Lights in room didnt work. New bulbs brought but were so dim it was like a nightlight. Stains on 2 of 3 lightshades. Stains on sheets and giant stain on couch. Ice bin was dirty inside and out. We reserved a room with a jacuzzi tub. They said since we used a 3rd party to book we couldnt have one after stating they didnt have any so we pulled up their website and showed them in their pictures. They said if we came back the next day maybe they would have one. They wouldn't refund our money. When we came back the next day the next employee said they didnt know why they told us we could switch rooms because they couldnt do that. Horrible service, horrible room. Very old and run down. I have multiple pictures to back up what i am saying. Also, the heater or fan on bathroom ceiling had scorch marks like it had caught fire.

This was NOT the room I had booked the toilet was back up for both days we stayed the refrigerator was Not working frozen up completely the phone in room had no service the bath shower was plumed wrong hot was cold. Spiders in the room . I went to service desk and complained that this was not the room I orderd with a nice balcony and all they said is its not our fault and we should have not went by the pictures we saw when we booked and it was Expedia fault the room had mold in the corners of the room and and out side on ground floor cigarette butts and beer can and trash Bed was Not fresh and clean slept on to of the covers!! We did not feel safe ... This was awful for almost 300.00 a night NEVER AGAIN

Exceptional Stay during busy holiday
We thoroughly enjoyed our stay in downtown Gatlinburg at this resort. Gavin had perfect customer service when accommodating us. Checking into our hotel, we were checked in on time. This was exceptional considering how packed this hotel was and the downtown area. The hotel met all of our needs when asking for towels, toiletries, and even housekeeping needs. They went above and beyond to make sure that we were cared for. The hotel itself had many amenities like a fireplace, two sinks in the room, a kitchen table, a balcony, breakfast, and it is in a prime location of Gatlinburg. You are directly across the street from Ober. The owner and his son were very very friendly and made our stay enjoyable. We were very impressed how well this hotel was run from a business standpoint. We usually stay around this time of year and no other hotel has been this phenomenal as this hotel is with care and dedicated service we received. We plan on coming back and appreciated feeling like we were part of the family at this hotel.

This hotel has one of the best locations in town, but looks kind of deteriorated and old. Our room was clean and well maintained, but felt like a cave because of the colors of the walls and the lighting of the room. Definitely needs a full extended renovation. Apart of the location, the best thing it has are the staff. They were kind and amicable.

When booking the hotel I selected I had pets. I booked for a balcony with a view of the mountains. Upon arrival I had to pay an additional $75 for pet deposits and to be able to park in the hotel parking lot. Then was told I couldn’t stay in the room I booked because I had pets. In the room the bathroom sink was wrapped in tape, there were mix match paints on the walls. The hotel was under construction so there was limited parking. The room was not very clean. The door was missing half the lock for the door.

Left limping because of hidden parking fees
The hotel was what was expected for the price. The red flag was charging $10 per day to park. There was a 5.99 per day cleaning etc. per day that was explained pre-book and in the receipt due at check-in, but unless you dig though everything you wouldn't expect the $10 per day to park. This isn't a 2nd vehicle parking rate, they won't give up room keys until you pay to park 1 vehicle. This is very shady to not make this information easily known before and after booking.

Immediately upon checking in I got hit with a $19 parking fee. Threw me off for sure. The hotel is right on a creek which helped. Not fansy at all which I expected. That parking fee really upset me. Thats the only reason for the low rating.

Breakfast was gross. Food was not eatable and or tasted microwave food. Property was under construction and there was stuff left everywhere. Room was nasty and kids feet were black. Mattress and pillow only good part!!

The property needs renovation. It’s a little too old. They didn’t have toiletries available for our stay. They did have daily room service. There complementary breakfast wasn’t good. Not that much choices. But over all the stay was fine. Perfect location, very walkable round gatlinburg
