The communication from the owners was amazing. They kept us informed and provided us clear instructions prior to arrival. The property had a free washing machine and dryer to use which was a great service. The property was not clean at all, the table was sticky, the crockery was not clean and the inside of the pantry had ring marks from the glasses. The iron kept tripping the power of the property, so we could not use this. The property had a damp/musky smell as soon as we opened the door, even though the window were open. The toilet bowl was loose and was not secure to the floor. I would not recommend staying here at all, as we were quite disappointed.

We loved the beach house! It's been made with such quality and attention to detail. Everything's been thought of and we so quickly felt at ease when we arrived, to the clean, light and bright space. The beach is a few hundreds meters down the road, you can hear it at night- it’s divine. We fell in love with the seaside lifestyle! We will be back and recommend to all who want great accomodation and amenities within the area.

The condition of the villa is not well maintained , smells mouldy and kitchen equipment such as stove and kettle are too old, rusty. The room is pretty clean and view is alright from the villa, the location is superb with shops nearby.

Overall, my experience was mixed. On the one hand, the villa was spacious and cozy, which I appreciated. The heat lamps in the bathroom were a nice touch and the amenities all worked well, including the smart TV. The check-in process was also easy and the villa was conveniently located within a short walking distance to the shops. However, there were also several areas for improvement. The air conditioner was positioned directly above the bed, which was not ideal. I was also disappointed to find stains on the bath towel and dandruff on the bed. The tables were sticky and the bed was very hard. Additionally, the villa was nestled in the neighbourhood and did not have an ocean view. Parking was also tight and I could hear other guests late into the night. Finally, I was expected to wash dishes and take out the bins after my stay, which I felt was unreasonable given the high room rate of upwards of $250. The villa also looked tired and in need of maintenance. Overall, while there were some positives, the negatives outweighed them.

Loved location. Boat house was not very clean,the floor was sticky and my husband got tinnier from the spa bath that also housed the shower. So we were very hesitant in using the spa, very disappointed. During the night it rained we woke up to water on the kitchen table and floor. The garden needs a good tidy up.

The property itself was beautiful. It does need abit of maintenance.it was great we could park within our villa carport, it was abit tight however trying to navigate through the garden. Our villa was advertised with a spa/ jacuzzi. We went to use this and Jetts did not work. I called the host Amanda and text her but no reply. This was disappointing. The following day we checked out and still no follow up. One toilet paper roll and no spare in a unit for up to 5 people. I emailed the property and again no response. I did not want to post a review and instead contacted property directly to give them an opportunity to respond to the issues. They have not. Overall, disappointing.

The Rayville Boat House was really good. Very clean. Great host. She was so very nice and oh so helpful with any thing we wanted. The ocean view was very nice. Close enough to walk to the shops, restaurants etc. We had a lovely stay. Thank you.

For what appears to have been a well loved and used villa, the two bedroom villa was clean and very close to the beach/shops etc. A previous posted review had mentioned the narrow car parking- I’d have to agree unfortunately. Only small vehicles would easy parking. It’s not impossible, but is very difficult with a larger car. The on-site manager was lovely to speak with and very approachable should we have needed any help.

Location is great & property manager very helpful. Apartment is comfortable but looking very "tired", needing some general maintenance work. Appliances - especially the stove - old & in poor condition. Fire in desperate need of maintenance - would not use. Surfaces on tables, bedside units - even after thorough cleaning - are "sticky" .

Winter Freeze Beware
It’s what they don’t tell you that is disappointing! Booked well in advance a Deluxe Loft Villa with main bed and bathroom on ground floor and single beds upstairs. Received a text a few hours before we arrived that we were upgraded, but when we arrived the Villa was freezing and only heating was 2 small oil heaters on ground floor. Yes there is a Conara heater which was full of the last users left over wood, to go out and cut your own wood, kindling, paper and get the fire cleaned and started again when its dark and freezing outside is poor service. The split system did not work at all. We had to put the oven and all the cook tops on just to get the chill of the ground floor. Lucky there was an electric blanket on the main bed. Also with the upgrade all bedrooms are upstairs and bathrooms downstairs, finding your way down a rickety small and narrow staircase during the night was a pain for us older Aussies . The shower over the spar was terrible. Parking in a carport next to our villa was difficult for our medium sized car, don't even try with a larger car!. You also had to clean up your kitchen-bins and bring in to the outside bins! The villa was clean and the bed comfortable.

Communication prior to arrival was good We wanted to splurge on nice accommodation and for the price paid, we were disappointed with the cleanliness of the villa. Pros: Property was well located. Cons: Parking was extremely tight. Unit was tired and run down, needing a lick of paint. Rooms had to be self serviced with coffee, tea, milk and toilet paper from the main office. Main complaint was the lack of cleanliness - oil residue on the stove hot plates, soiled marks on the white towels, urine stench in the main bedroom and an airconditioning system that was nonoperational (needed on a hot day). No fix or compensation offered for the latter. I expected more for the price and would look elsewhere next time.

Hi, sorry that no refund was given for airconditioning as it was not warm during your stay and Apollo Bay always has that great seabreeze. The rest of the comments made could not be validated.
