Ok hotel

Cons: Conditions of room and service
Location: Too far to walk to Kona, but not too far to drive. Close enough to drive to some beaches but not to walk.
Hotel had a nice view and was comfortable, but staff were not friendly. Also dishwasher, garbage disposal and toilet were broken in room. When I reported this they just said "okay, thanks for letting us know." Nothing was fixed and no discount was offered. Additional "fee" that I was unaware of were charged to us and hotel was not within walking distance (hence the cheaper rate). But it did have a nice look out onto ocean (no beach).

Pros: Nice staff. Safety. Quiet. Wonderful housekeeping.
Cons: A little cleaner?
Location: Snorkel beach, shopping.
Wonderful stay, great hotel with simple accommodations. Perfect for families. The hotel staff were super, very friendly. I wish the pool was a little bigger and that it was a swim beach.

Pros: I had a birghtly renovated one bedroom with a partial ocean view.
Cons: More to do than just a pool. A coffee bar near by would be nice.
Location: 30 minute walk to the eating establishments and buying a good cup of Kona coffee. Tour buses picked us up at the hotel.
Not all rooms where as nice as the one I had. I wished the hotel had more to do than just a pool.

Great view

2bdrm oceanfront room. View was amazing. Loved leaving sliders open at night to hear the waves crashing. Totally worth the extra money for that room. Room itself was a little dated and could use a little work. Dressers in closet had lock around them, thought that was weird. Natural Salt water pool was so dirty did not want to even get wet in it. Pix of " beach " are deceiving! You cannot safely get in the ocean from the rocks that are below the "beach". On the first day, there was a turtle on the rocks. Overall it was a really good experience!

Cons: Plumbing. Drains slow and fixtures poor condition.
Great trip with the grandchildren. Great place to sit and enjoy yourself, and excellent location to base trips.

Fantastic home away from home right outside Kona!

Pros: Not very large, I did not feel cramped

Location: Very near to downtown Kona
I was surprised at how great this place turned out to be. I was expecting so much less for the price. The kitchen roomy, the lanai ( balcony) was expansive and the unit itself was large.

Great location, terrible room

Easy to find on Alii drive, we were able to check in at 11:30pm without trouble. The security guard Tom was kind and gave us great instructions on how to get in. As we walked into our unit however we were nearly knocked over with the smell of mildew. The rugs were wet, the windows were shut tight and only the back bedroom was free of the strong smell. The property had a lovely view of the ocean and the room tho dated would have been serviceable. Given the price, we were disappointed. When i mentioned it to the front desk she took note and didn't seem surprised but didn't offer anything. She was polite and gave us a good reco for breakfast

Great Oceanfront View

Location: Lots to do and downtown Kona not too far
Overall nice facility, pool, oceanfront, staff, etc... The 1 bedroom, 2 bath condo we stayed in was clean and spacious. The unit had nice furniture and a great layout but was in desperate need of a fresh coat of paint, especially in the bathrooms. Location was good, however you need a rental car to get around on the Big Island to see the sights. Would stay here again.

Dated hotel with minimal amenities

Hot tub was broken the entire time. Staff seemed unmotivated to fix it. No fitness center. No lounge. Getting in and out is inconvenient due to locked outside doors and very strange layout. On the shore but no beach because it's on a cliff. Not walking distance to anything except for a trashy liquor and chips store. View from my "ocean view" room was only really available if i sat on the lanai. I would not pay for this hotel again unless the price were significantly less. On the plus side, the cleaning staff were super nice.
