    “Great location - beautiful grounds.”

This was our first visit at the Sea Cliff. We stayed in a 2 bedroom unit for a week and my family really enjoyed the facility. The unit we stayed in had a queen bed in one room and full size bed in the 2nd room. It wasn't a major problem but I had called a couple of days earlier and requested that the 2nd room have 2 twin beds as my sons prefer their own beds. When we got there they didn't have any units with the twin beds available so they remedied it by bringing us a rollaway. The unit was clean and well laid out. Little things could have been better, the fans didn't work but it wasn't a big deal because we had AC and the weather was wonderful. The grounds were clean, the game room easily accessible and the pool was great. I would stay there again and we frequently visit.

We really enjoy the Kailua-Kona area of the Big Island. The Kohala coast has fancier resorts but to get true "island" flavor - stay in the Kailua-Kona area. More of the restaurants and beaches are more authentic to the hawaiian life.

“Comfortable stay, friendly and helpful staff.”

Since we rented a car, it wasn't too inconvenient, but if you don't mind the walk (20 or so minutes) to where all the shops and restaurants are, then no problem. We rented a car so we could drive around the island. They normally have 2 pools, but one was under renovation. It would have been nice to have 2, since we had little kids who were more interested in going to the pool than to the beach...(but if you don't care for the pool, there are some smaller beaches nearby that people can enjoy) We appreciated some of the free programs they provided (lei making with complimentary coffee/juice, hawaiian pastry, and fruits). The concierge was very helpful whether we were booking a luau or just asking for a place to get a quick bite. Overall, the stay was very comfortable with very minor complaints.

    Outdoors or beach
If you want to go hang out at the beach for the day, I recommend Hapuna Beach. It's about a 40-45 minute drive from the condo (Royal Sea Cliff) and 25 minutes from the Kona airport. The beach is spacious, water beautiful (and calm enough for kids to enjoy), and a life guard is on duty. The first day we went, they had to close it due to shark siting, but since it was so nice, we decided to make a second trip out there and had a great time. They have a small rocky area right in the middle, and you can snorkel around it. We didn't have the gear, but had goggles and a bodyboard (which was probably left behind by previous condo guests. we found them in the closet) were able to see the fish and a sea turtle. If you want to snorkel, you can either bring the gear or rent one for the week. There was a small beach much closer to the condo that is known for snorkeling called Kahalu'u Beach Park. The beach is right off Ali'i Drive, so you can just park the car, walk over to the beach and go into the water right away. (Unlike Hanauma Bay on Oahu where you have to pay an entrance fee, watch instructional video, and walk down a large hill to the beach. But to be fair, Kahalu'u Beach is a much smaller beach.) I'm sure there are other nice beaches, but with the limited time, we were satisfied with the beach choices we made and recommend them.

“Musty smell in room, old ugly furniture”

The room had a musty smell that was somewhat overpowering. The smell got into our clothes in the clothers drawers & everywhere else. The ceramic tile shower surround had mold and mildew. The room was serviced every three days. The hotel had enough towels for three days. You had to call to request towel service. It would have been nice to have the rubbish can emptied and the carpet vacuumed daily. The refrigerator was tilted to one side so the door wouldnt close unless pushed and some of the kitchen drawers were dirty inside. Amenities at the locations were ok - there was a computer, coffee service & water available. The exterior was fine.

“Good hotel for a reasonable price.”

The location of the hotel is close enough to the nightlife and local beach diving spots. The area is quiet and the small grassy area near the pool is beautiful to watch the sunsets if you don't have an ocean room. The hotel grounds were well maintained and bugs were at a minimum. Our room, although clean, had an old feel to it with old paint and carpet. You do get what you pay for but we hardly spend anytime in the hotel anyway so it fit our needs well. The seperate bedroom from the living room gave us plenty of room to hang out. The most noticeable difference for us was the televisions in the bedroom and living room. They were both old and we quickly realized how spoiled we are now with flat screen TV that are provided in most medium scale hotels. The biggest complaint I would have is that we never received any maid service for the four nights we were there. The check in sheet stated the service was every 3 days. It was easy enough getting new beach towels from the front desk and we have gotten use to recycling our bathroom towels to reduce water use on the islands so it wasn't a big issue.

    Area recommendations
The nearby town is close enough to enjoy some nice dinners and shopping malls. There is also a regular flea market and farmers market open daily.
    Family-friendly activities
I would highly recommend the manta night dive to anyone traveling to the Big Island. Both non divers and divers can enjoy this special activity that you get to do at night instead of going out for another expensive meal. Although I did the scuba dive with a dive shop I would recommend even the scuba divers just snorkel. Being on the bottom is boring, cold, and not the best seat in the house. The mantas, if you're lucky enough to have them show up, hang out closer to the surface and do more of their 360 moves right underneath you. Because all of the dive boat tours don't stick together(put their powerful lights together) to attract the plankton for the mantas in one spot, your chances of having them congregate below you is reduced. Sign up with a tour that has some kind of powerful lighting to improve your odds of seeing more mantas.

    “Nice Place”

When we checked in the staff was super friendly. Condo 314 was clean and beautiful. Oceanfront balcony with a spectacular view. Nice kitchen. Washer and dryer inside the condo. Nice furniture. This was a great place to stay. The only complaints I have are that the TV in one of the bedrooms did not work and the matress in the master bedroom needs to be replaced.

“Love it! We could live here.”

Lovely condo. It appears each unit is individually owned and may be decorated a little differently. Larger than we expected. Very clean. Kitchen had everything you'd need to make and serve complete meals with newer appliances, microwave, coffee pot, etc. Nice views with 2 patios for this unit. We could see dolphins from the patio on several days. Could hear the ocean from the room. Quiet, didn't hear much noise from other units. Staff was nice and helpful with recommendations for local attractions. No restaurants within walking distance, so you'll need to rent a car when staying here. Pool was very nice, and overlooked the ocean.

    Area recommendations
Kona was very nice. Great restaurants & farmers markets. If you're not familiar with the area, the beaches are rocky (from the lava). There's a beach south of Kona with softer sand better for little kids. If you're looking for lots of beach time with small kids, another island may be better.
