Pros: Great location
Cons: Update and freshen the rooms.
Great location. Relatively inexpensive for Hawaii. Never ate at the hotel, too many good restaurants within walking distance. Breakfast next door at Java Rocks ( turns into Huggo's on the rocks) with free wifi. Hotel charges $10 a day for wifi .Don't pay extra for oceanfront, pretty much all the rooms face the ocean.

Pros: Very accommodating staff. Gave us a new room, since the first one was noisy and located above the air conditioner.
Cons: The hot water was set too high and we almost got burned a few times since it was difficult to adjust

I have been to Kona many times, but it was the first time on the island for my friend. She absolutely loved the luau and close proximity to restaurants, shopping and Farmer's market. She enjoyed swimming in the lagoon on the first day and was so excited to see all the fish! When going to the beach, we asked the front desk staff where we could rent sand chairs and she offered us chairs at no cost! Housekeeping staff was very accommodating and brought us extra towels. I would definitely recommend Royal Kona resort to new visitors. It is a great first time experience.

Pros: The lanai with partial ocean view was lovely even though the carpet had holes in it. The pool area was nice and the outdoors bar area was nice.
Cons: A lot - this hotel was definitely a little shabby.
The condition of this hotel was disappointing. It is a building that is definitely past it's prime. The rooms were sparse. There were no extra linens, i.e. a blanket, no comfortable chair to sit in. The carpet was old, dirty and in need of repair. The walls needed painting. The lobby was a little run down. There was no business center and no WiFi except for a high price.

Dated decorations and staff was ok. Cab they called, the guy cursed when given a credit card for payment.

Pros: The Dining Area and Bar. Hotel is on the beach.
Cons: Give Free Internet and wifi, and free parking.
Location: good location and lots of shops and things to do.
Hotel have a very nice dining and bar area. Not so good is that Hotel do not have free wifi to guest like the other Hotel nearby. Parking and Internet is added charges.

Pros: Great location, good public areas and friendly staff.
Cons: Rooms although clean were quite tired looking and dated as were the shared areas to access the rooms.
Location: Busy location with lots of restaurants and shops to choose from, also a number of small beaches and a dedicated roped off sea swimming area by pier.
Stayed for three nights as part of holiday touring round the Big Island, the resort is impressive on arrival and has lots of facilities. Our room was large with windows on two sides, there was a fridge and drink making facilities, no issues with cleanliness but room felt quite dated. . The bar was nice and happy hour (4pm-6pm) has good prices and is perfect for watching the sun, we didn't eat in restaurant but it looked okay and seemed popular. There is a discount for residents at the Luau we paid $68 which included an open bar for two hours, food and entertainment. The salt water lagoon is a good place to catch the sun and you can see lots of fish if you go for a swim, the laundry facilities were useful and inexpensive and the location is perfect for Kailua-Kona.

Had to walk a little ways for beach access, but that's more the nature of the island. The resort itself was rather old and could tell. A/C was loud when it kicked on and the balconies weren't very private- you could see your neighbors if they were outside. Pool area was small. Staff were friendly and accommodating. There was no fan or vent in the bathroom.

Pros: The views are amazing!!! And there was an on-site Laundromat. Pool area was very pleasant. Desk staff and cleaning crew were efficient, pleasant.
Cons: Deep cleaning in the rooms and better lighting!! Update décor. Built in the 1970s; doesn't look like much has changed other than lobby area.
Location: Walkable distance to Kona waterfront with shops, restaurants. About a two hour drive to Volcano Park, Black Sand Beach, many historic sites.
As we approached this hotel, we were impressed by the open air lobby and nicely landscaped grounds. The front desk staff was very pleasant, knowledgeable, and efficient. While somewhat dated in overall appearance, hotel was pleasing. The rooms, however, need some serious updating and deep cleaning. The bathroom was very small (and we've been to Europe, so we know small) and poorly lit. One light over the sink, none over the tub/shower. If someone were sitting on the toilet, it is not possible to open the door without banging legs. Because the room itself was large, it was a minor inconvenience. Bed was comfortable; sliding wooden doors opened to a good-sized lanai. However, the walls between lanais were oddly sloped; we could look into the room next to us and they in ours. Other than a king-sized bed, there was only a small table with two chairs, a television on an armoire; the lanai had a small table and two chairs. Inexplicably, the lanai was carpeted and the carpet was worn and dirty. This hotel needs someone to come in and update the room décor, bathrooms, and lighting. The great part is that we booked oceanfront rooms and the view was magnificent!!! Facing west, we enjoyed the beautiful Hawaiian sunset each and every night. The hotel is also close to many restaurants and shops within walking distance. And the location made for a nice base from which to explore the Big Island. All in all, an ok hotel; just needs some tender loving care.
