Property as advertised. Comfortable quiet and well maintained. A couple of minor issues. We arrived after dark and rooms were poorly labeled. We wandered around 3 buildings prior to finding our unit. The ladies in our group decided to utilize the pool. On 2 separate occasions there were obnoxious drunks which made them feel uncomfortable.

This is the second time we've stayed at this property and we really enjoyed it. It is a great value for the size of the units and the price, as well as being located a short walk from the main restaurant and bar area in Kona. It is a no frills kind of place, ie. you don't get housekeeping unless you stay for more than 7 days, you get only 2 dishwasher soaps and laundry soaps, etc., but Wal Mart is a short drive to stock up if needed. It is a place we will come back to and stay again.

The resort was okay for our family. Pluses: 1. Two bedrooms with kingsized beds in each. 2. Kitchen which was nicely stocked . 3. Washer and dryer. Negatives: 1. Condo was dated (felt like a 70-80's motif) & had an odd smell when we first checked in. We opened the lanai and it seemed to help. We were in 33A and my guess is top floors were previously slated as smoking only prior to Hawaii's smoking laws came into effect and the smell just is difficult to get completely rid of. My mother-in-law was in 33B and it did not have the same odor. 2. It IS a long walk to town and to any beach especially for anyone with walking constraints. 3. Reservations done February asking for non-smoking, top floor. Followed up two weeks prior restating my top floor request and asking for condos on the hill they said they cannot make any guarantees. 4. By the end of our 7 night stay we had just a tiny bar of bath soap left. We got there on Friday and on Monday the maids came and only replenshed towels but we did not see them the rest of the week. It would have been nice if they gave us additional bath soap. If you go here is what they provide: 3 bags of dishwashing detergent, 1 bag of soap for the washing machine, typical small soaps for bathroom (never replenshed), 1 bag of Kona coffee, 1 bag of decaf Kona coffee (at least 7), 1 bag of mirrowave popcorn, small bottle of dishwashing soap, salt/pepper.

Cons: Flooring/ceiling insulation between units improved for sound proofing; faster internet connection.
Location: Farmer's market in Kona for great prices and interesting souvenirs. Kona Bay Books for used books. 2-step beach for snorkeling.
When we got to the resort around 3pm our unit was not ready so we went into town to shop for groceries (there is no convenience store at the resort). While we were shopping the front desk called us to let us know that the unit was ready. The check-in process was very easy and the staff was friendly. Our unit was very nice and clean. However there was a young woman in the upstairs unit that was walking around a lot and to us it sounded like an elephant was trampling around. During our two-week stay we had several parties move in and out upstairs. Voices were usually not a problem, but certain people walking around or occasionally dropping something sounded very loud in our unit. So make sure you request a unit on the upper floor or bring ear plugs. Also, in the small brochure that was handed out at check-in the "quiet" hours are listed from 11pm to 7am, however the guide book in the unit lists them from 10pm to 7am. The grounds were well kept that's why it was astonishing that nobody picked up an empty soda can and a plastic cup which were still on the ground next to one of the villas when we left. The outdoor grills were cleaned every day, but nobody picked up discarded band aids around the pool. Free WIFI is provided, but it's extremely slow. We booked two excursion at the resort and the agent was very knowledgeable and helpful.

The 2 bedrooms each had a king bed and their own connecting bath. Each had their own TV. The kitchen was full size, and the living was good size. The suite was very clean. Excellent choice for 2 couples.

Pros: Beautiful tropical grounds, great maintenance and cleanliness, fine upper pool, very spacious rooms, very well equipped kitchens (even rice cookers!).
Cons: Time-share pressure, pressure, pressure! Learn to say no!
Location: Coastal Kailua-Kona, with many smaller beaches nearby, but not adjacent. Close enough to the town of Kailua-Kona to walk in.
A true Hawaiian resort experience, with spacious, apartment-style rooms, two baths, two bedrooms, and a very well equipped kitchen. Since there is an early 10 am checkout, they generously allow occupants to continue using the pools, fitness center, or business center after checkout, storing any luggage for those wishing to extend their exploration of this very lovely coastal area. They are very centrally located and the staff are very warm and friendly, but there are no routine meal services, although many cafes are a short walk or ride away. For couples or larger families wanting or needing spacious accommodations at reasonable cost, this facility is a great choice and offers to on-site pools and varied events. The one overweight fly in the ointment: the ongoing pressure from one of the reception area desks to attend time-share presentations! These folks are high pressure to the extreme, threatening to spontaneously explode! In my case, after my refusal to participate (which is entirely optional), she asked if she could walk to my car and discuss it with my family - which I refused. They offer all sorts of inducements, including free luau tickets for 2 persons, to those who attend, giving some indication of the duress to come.

Pros: Lanai, landscaping, lanai, room size and set-up, lanai, dishes/utensils/etc. provided, lanai...did i mention the lanai for bird watching?
Cons: The sand bottom hot tub needs to be hotter....a lot hotter.
Location: Small beach good for boogie boarding wading and sunsets, farmers market, downtown-ish
We have previously stayed at the wyndham property next door, completely satisfied, and were looking forward to trying this location out. We didn't expect our room to be ready when we landed, and when we landed early we especially didn't expect it. Still, we decided to at least let them know we had arrived and leave a number to call when ready. To our pleasant surprise our room was ready...5 hours early! I also inquired how booked they were and they said about full so this in itself was impressive. It was even more impressive how quiet and tranquil it was. We saw people and families, we were even near the pool and could hear nothing more than the breeze and birds off our lanai....amazing and relaxing. The only thing we found disappointing was the lack of "hot" of the sand bottom hot tub....i dont even think warm tub fits, but maybe it was broken? We didn't think twice about it though as there is another pool and hot tub area with its own unique qualities that make it worth a dip. And, it is usually so warm out do you need a hot tub? The room was homey and comfortable. There were only two of us and so it was quite roomy. The little basket of treats and such it lovely. The landscaping it amazing. And, assuming you don't much mind walking, as we don't, it in walking distance to a great little sliver of beach to catch a great hazy sunset and boogie boarding entertainment, the farmers market, downtown-ish. We were very satisfied indeed. Can't wait to return.

Location: easy walk to and through town. Close to beaches for sun, surf and snorkeling.
I am from Kona, living in California and I bring my family home every year to visit. We have a 2 year old and a 5 year old find it much easier just to stay in a condo when we visit. This is the first time we've stayed at the Kona Hawaiian and I was very happy. The downstairs unit was perfect for a family with children. It was clean and well stocked. The lanai doors open all the way so the kids could run in and out without us worrying. The landscaping is beautiful with every plant you would want to see. The property is in a great location. You're 1-1/4 miles from the pier which means you can walk through the "strip" of Ali'i drive, take in the sights and and do some shopping. There is a small sandy beach at the pier which is also a historic site, Ka'ahumanu bay and another 2 miles south, Magic Sands. The best snorkeling close to town is 4 miles south at Kahalu'u beach. Plenty of turtles just PLEASE don't touch them!

Cons: Gym was not updated but your there to go out and visit places anyways.... So gun was not really big issue....
Location: Best location I think, right next to the coast and central area, everything is accessible within a mile of walking shopping, restaurants and bars...
Resort rooms were very well kept, everything is updated, beds very comfortable, kitchen clean, bathrooms were great, amenities are great swimming pool, free wifi, free parking, rooms are equipped with washer and dryer a big plus!!!! Location of resort is great close to restaurants and shopping district. Staff were nice but we did not interact with them as much since there were no complains from us at all... No resort fee...
