I was there for one night, to visit Osaka university. I did not see even a small problem on the status of hotel and room. The only problem I had was there was no one who can speak English. There is lack of English explanation also. I know a few Japanese words and could survive. The situation could be different if you check-in and out at normal day time. I checked in at the midnight and out at dawn. Overall status of hotel is excellent.

Aside from the hotel being VERY small (which wasnt a big deal), I was very happy with my stay. The staff was kind and helpful. The location was walking distance to two different transit lines (10 minute to Esaka Station and about 20 minute walk to another station that took us to Kyoto or Nara (cant remember - but saved us $$) - BUT....recommend that you arrive before 8pm at the airport so that you can get through immigration and catch the train. We arrived at the airport at around 9pm and left the airport at around 11pmish...but did not make it in time to catch the train to Esaka station and had to take a taxi from Osaka station to the hotel which cost about $40.
There is a 7/11 next to the hotel and good okinomiyaki/yakisoba restaurant just around the corner. There is a GOOD ramen shop about 7min away - Men’ya Eguchi (麺屋えぐち) worth waiting in line for (restaurant only has about 9 seats).
Hotel was very small. For one person not bad - but for two....you better like the person you are with because getting around the room is difficult. We were hardly in the room so it didnt matter. But just get ready to shell out some money because it is expensive to get around.

there are a lot of reasonably priced dining places. it is also very close to two supermarkets. the hotel has a mcdonalds and mister donut at the ground floor level. with its location, the hotel served as a good jumping off point to visit other areas of osaka such as namba shopping center.
