The outdoor areas were very peaceful. The room beautiful and clean. Contactless check in was something I didn’t know I would like but I did. Staff was still available through email or phone for any questions.

We absolutely loved our stay at the Southmoreland. The property is beautiful and lots of attention has been paid to make your stay comfortable. We enjoyed playing games in the common area, the coffee bar, the soft music playing while chilling on the porch swing, the easy walk to the plaza. It's in a wonderful location and everything was great from start to finish. We'll be back!

I came to Kansas City for the art museum. This hotel is great for me as far as location goes. A bit old but well maintained. The floor is a little squeaky.

Really great place. Fantastic location. Charming and thoughtful in how the rooms are decorated (especially the collaboration with local artists from the Art Institute) and in all the amenities. Being mostly self service is lovely for privacy. Location can't be beat - we just stashed the car in the (tiny) parking lot and walked for the rest of the weekend. Our one quibble was with the heating in our room. It was generally too hot or too cold and we could never quite figure it out. But overall, fantastic place and we'll be back, plus tell all our friends.

Our parking lot can certainly be tight, being close to the Plaza parking is a hot commodity! Lastly, we do include small fans and space heaters to help with the rooms running either to cold or too hot, and the Charlie Bird Parker room in the carriage house actually offers its own in room thermostat to adjust the temperature. I'm happy to hear you still had a great stay, and we look forward to hosting you again!!

We stayed in the George Kessler suite. Everything was great - a larger than expected room, two easy chairs and a fireplace. We walked to the Nelson-Adkins museum (in spite of the snow, easier than driving) and later to dinner at Rye. A fire in the stove was a pleasant end to the evening.

We loved our stay! Parking was super convenient, the neighborhood was quiet and close to everything too! The room was really private, which we loved and you couldn’t even tell other guests were there unless you seen them in the common rooms. There were a ton of brochures of the area to-do’s and souvenir post cards too! Will definitely be staying again!

Wonderful experience. I stayed in the Leroy "Satchel" Paige room - so cozy and comfortable. Loved the wood fireplace in my room, which I enjoyed using during my stay. The bed was incredibly comfortable. Everything was clean and well-kept. Wifi worked great. Had a thoroughly enjoyable stay here and will definitely stay here again the next time I'm in KC!

From the pictures in the description seems like it would be very charming. Unfortunately, it was extremely noisy. Not just street traffic but also we could hear the person upstairs the whole night. The bedframe, was noisy anytime you moved. I understand. It is an older home with wooden floors but we did not sleep well. Also check out is at 10 AM. most places it is 11 checking out at 10 left us without many meal options on New Year’s Day.

Thank you for your feedback, Renne!I do apologize for any inconveniences during your stay with us! New Years is typically a busier holiday with guests up a bit later, but we do our best to enforce our 10pm quiet hours, and do offer sound machines to help with any background noise. I will certainly have my maintenance look into the bedframe and see what we can do to silence the noise coming from it. As you said, it is an older historic home, so there are quirks like creaky floorboards, etc. Had we been contacted for a later check out, we would have been happy to accommodate! I greatly appreciate your review as we value our guests input and are always looking for room for improvement.

Steven,I do apologize for any confusion, however we done everything we can to communicate our transition from a Bed and Breakfast as of January 1st, 2022. We have this posted on the front page of our website, confirmation email, email signature, etc. Our staff is typically onsite from 8:30-4:30, but you may not run into anyone at the time of check in. We are also available by phone for any urgent situations after hours. We're disappointed to hear your stay was not up to your standards, as we are always looking for ways to improve our guests experience and stay with us.

The Satchel Paige room was so cozy! Knotty pine paneling, wood fireplace, very comfortable bed and pillows. Easy access with your personal key code; very quiet and private; parking in back of the building. Highly recommend!

we paid full booking price with only half of the amenities provided. Prior to booking , i thoroughly researched if breakfast was included and was given a “yes”. However, no breakfast provided. On our arrival date, the owner justin informed us we would not have house access…not the kitchen, not the TV room, no entry allowed to the main house from our room. Their website needs clarification: NO BREAKFAST PROVIDED NEEDS TO BE ON HOME PAGE. ALSO NEEDS TO READ: if the whole main house is rented, the carriage house residents will not have access to the main house. VERY POOR COMMUNICATION (day of arrival we received news of no main house access). WE WILL NOT BE STAYING THERE AGAIN.

Jen,I truthfully do not believe you provided us a fair rating, nor reflects your stay with us, and seems to be influenced on the fact that we do not offer breakfast services, given not all of these details in your review are truthful. We have never confirmed we serve breakfast, and none of our guests who book through Expedia expect breakfast services. This is made abundantly cIear on our website, confirmation email, our email signature, and on there is nothing on Expedia that claims we offer breakfast. There are previous reviews that mention the breakfast services that the previous owners offered, but we cannot have those removed as they as those reviews are valid for that time period. We also do have a banner on the front page of our website that says "Read about our changes" and provides detailed information regarding our transition from a bed and breakfast on January 1st, 2022. In addition, I had informed you there was a group celebrating Thanksgiving who had the entire property rented out during your stay with prior to the date of your reservation, not on the morning of your arrival. This information is also listed in our Confirmation email you receive upon booking. While our guests in the Carriage House typically have Main House access, we only restrict access in the event a group has rented the entire property. I do think its important to note that you had reached out requesting amenities from the Main House, and we did everything we could to provide you those amenities since you did not have access(such as dropping a bucket off ice, etc.) We are always looking for room for improvement, and will do what we can to clarify the issues you experienced, however we are not responsible if our guests miss this important information prior to/ upon booking with us.

The room was impossible to sleep in because of the compressor noise. The AC compressors that serve two floors are installed right by the window, and even if it's cold outside, the AC still comes on every hour, all night long. Luckily, I was given a different room, they tried to charge extra at first, but didn't at the end. This other room had the parking lot super bright lights shine right into the window. It's better than AC compressor noise, but still disrupts the sleep. If the property had better management, this would be an awesome place

Galinda, I'm very disappointed to hear this is your response after upgrading you from a queen bedroom to our king, with no additional charges. We have never received a complaint of the noise from the AC compressors from this room, however I knew it was troubling to you and your stay so I did everything I could to ensure a comfortable stay for you in a very timely manner. It was nearly 80 degrees, which is why we still had the air on. Once we upgraded rooms, I was never informed of further issues from that room. The room we upgraded you to does have curtains to help with the lights from the garage as well. Had I known you were still experiencing issues I would've been happy to help address those. I felt I was very accommodating to you, allowing early check in with no additional charges, upgrading your room despite any physical issues with the room, all the while quickly responding and addressing your issues in a timely fashion. We are always looking for room for improvement, I feel your review and rating is a bit unfair and does not accurately depict our property.

It was a beautiful place. Just two problems - the mirror in the bathroom is not conducive to applying makeup for women and two the toilet seat was broken and kept us sliding around and almost completely off once! It needs to be replaced.

Lovely property. Convenient walking distance to the Plaza. Would have appreciated any small table or shelf in the bathroom. Absolutely nowhere to place bathroom toiletries. As well as a side table on only one side of the bed. The bedding and pillows were luxurious though!

The hotel and room are beautiful. Love the old, historic home and the grounds were beautiful. Loved being able to just walk in (with the key code I was sent) and go straight to my room- no need to stop at a desk and do all the check in stuff. The “parking lot” was the smallest space I’ve ever seen. Had to make a 46-point turn to get out! But there was free on-street parking. The balconies are shared with just a curtain separating them so you will definitely hear your neighbors conversation if you’re out at the same time. But it’s so super cute out there! My balcony overlooked the garden and I could hear the fountain outside my window. So lovely!

Thank you for your review! Being in the heart of the city, our parking situation is certainly tight, as it is a hot commodity. We try to forewarn our guests to bring their most compact vehicle if possible. The street parking is free as well. Not all balconies are shared with the curtain dividers, but there are 3 rooms on the 2nd floor which do. We're happy to hear you had a good stay with us

The second time my wife and I have stayed here. The first time a couple of years ago it was a B&B, now it's just a B. But their breakfast wasn't that good anyway. Both times rooms were small and crowded as were the bathrooms. For the price, a few more amenities might be nice, perhaps coffee and juice and maybe a muffin to get the day moving. In two days never saw any staff member. TV requires some technical skills that may elude some seniors like us. Despite all, the property is clean, quiet, somewhat comfortable and easy walking distance to Country Club Plaza, museums and other sites, so a marginal recommendation.

Thank you for leaving your review, Andrew! We have been very upfront regarding the change to forgo breakfast as of January 1st, 2022. We had been faced with a tough decision of having to hike up our rates to cover the breakfast expense, or to halt breakfast services in order to keep the property doors open (sounds like we made the right choice, hah!). We do offer coffee, tea, water, and some small snacks in the room. It looks like you booked our queen bedroom, and the queen bedrooms are a bit more cozy than the king rooms that offer more space. We do offer TV Guides on operating the TV in the room binders as well! We hope you have you another time, Andrew!

What a pretty property!
I wouldn't change anything. Booking was very easy and all I had to do was show up. I checked my email for information about accessing my room and voila!...The space was ready for my wife and Me to chill. For the George Kessler suite...what a neat space with small private balcony! The sun shines in very brightly in the morning! Bring a sleep mask if you want to sleep past sunrise!

Room was small, bed was huge and tall and took up most of the space…had to use a stair to get up on it. No place to sit to put on shoes. And the parking was awful. They warn you and they aren’t kidding. Very very small area and not much room to back out / turn around. Once you park you don’t want to leave and lose your spot. Used to be a bed and breakfast which makes more sense with their set up.

Thank you for taking the time to review us, but we're sorry you found your stay disappointing! This was one of the busiest weekends we've ever had, so the rates were higher than they normally are. You had booked a queen room, which are smaller than the king rooms, but that room does have a spacious patio with several chairs. We put the stool stepper in the room to help people who may struggle getting into a taller bed, so we're glad you found that for you to use. The parking is small, but we did put in three parking spots on the side of the driveway that are easier for larger cars to get in and out of and street parking is also free, if you didn't want to use the complimentary parking spaces. We don't charge for our parking (whereas most hotels in the area charge 10/night), because we know it is a tight fit. I have a Honda Fit hatchback and it works fine, but the parking lot was built in a time before we had such giant trucks and large vehicles. We did our best to make accommodations for the larger vehicles in the newer spots. We were forced to move away from the Bed & Breakfast model during COVID and the staffing shortages. Our prices would have to be closer to 400 a night if we wanted to keep the food services (or close our business down), so we made the decision to keep the prices affordable for our guests and get rid of the food services on site. We put in mini fridges in all of the rooms, opened up our dishes for guests to use, and made suggestions of our favorite local restaurants in the info books in the rooms. There are loads of great cafes and restaurants within blocks of our inn, so it makes sense to support the wonderful work their doing, instead of charging an arm and a leg to provide it ourselves. Hopefully that clears up some of the issues you had during your stay and can set you up better to have a great stay next time.
