Pros: The view from our room overlooking the Wailua River
Cons: It does show signs of wear. Eg. It was almost impossible to close the sliding door and the bathroom window didn't open and there was no exhaust fan.
Location: It has a great location near the Wailua Golf course, Lydgate Park and Koloa is close although the rush hour traffic is daunting.
We enjoyed the front desk lady who took pride in teaching the culture in bite-sized pieces. The view of the Wailua river mouth was always exceptional and we could see whale spouts while lying on our bed. It is really close to Lydgate Park which has a great protected swimming lagoon and expanses of beach. I can't rate their restaurant as we only ate their free fruit platter in the mornings. The Wailua municipal golf course is only minutes away. This was once a top end place to stay with a fabulous location but it does show signs of wear and all in all we had a good time. The best for us was the view of the river mouth , ocean and the roosters, hens and chicks that patrol the grounds.

Pros: Price, staff, location
Cons: offer simple breakfast.That can't cost much? replace old windows. Rained 2 days we were there water came in soaked floor and got in walls.
Location: Beach,sugar plant, road to Hanna
good looking from a distance! could be 4 star, but is 2. Needs new windows they leak when rain, and won't shut so air runs all time. Maids and staff do a wonderful job with what they have. Needs new windows, doors, trim boards and doors. Good location, but needs upgrade. A little repair and people would line up to stay.

Location: The location is pretty good
I booked this hotel because it was cheap and I only needed it for a quick night before leaving to the airport early in the morning. The room was dirty and had mold, the beds were uncomfortable and the bed sheets were old. I had my doubts about jumping into the shower also...The restaurant was really really bad, food was disgusting and service was not good either. They have "free" breakfast in the morning but they will charge $1 for a to-go cup. The girl at the front desk was nice but the one in the morning wasn't very friendly. I would not stay here again, you do get what you pay for and worst....

My husband and I stayed here at the end of our honeymoon for two nights. The staff was very friendly and the location was great! It is located only minutes from the little community of Kapa'a where there is lots of shopping, restaurants, and sight-seeing. There are nice beaches close by, but you also have the choice to stay at the hotel with the pool and hot tub. The rooms are pretty standard and were clean. They are a bit dated, but we didn't mind as we didn't spend a lot of time in the room anyway. We enjoyed the fact they have a DVD rental kiosk in the lobby that is included with the price - great for rainy days or if you have kids. Overall a great experience and we would recommend to others!

It is unfortunate that this place is somewhat run down. At one time it used to be fantastic you can see that it was really something. We stayed in one of the cottages and were quite pleased with the stay. It had a small fridge, toaster and microwave so we were able to eat many of our meals in our room. There is a great beach only a few minutes walk from our room. We did not use the pool, hot tub or weight room but they looked fine. It is close to many interesting places and south of the traffic jams in Kapaa. We had prepaid our room but upon arrival found out that we had to pay an extra $15 a day (now $18). We felt that it would have been nice to know this when we booked.

We stayed two nights bed was not comfortable bedding need use update, bathtub had hole in wall. We would go back only if changes were made. Restaurant excellent breakfast, need larger coffee cups. staffs were very tentative excellent staffing, was not impressed about dinner selections
