Pros: The owners try to make your stay comfortable and have a lot of local knowledge to guide the first time visitor.
Cons: Because of the ownership of the land and building vs. the B & B business being different, I see no solution to the basic problems cited here.
Location: The property is almost at the roundabout in Poipu Beach, so easey peasey to go everywhere, plus to find on your way in form the airport.
This property is well situated in the Poipu Beach area, but this also means, as it is so close to a busy street, the Poipu Beach Roundabout, and right across from a shopping area, that it creates a conundrum for the visitor: it is "right there," but very noisy because of ambient traffic and walkers, and trucks roaring by. You will not have a quiet respite here, which is not the owners of the business fault. Also, they only run the business: they do not own the property, which is deteriorating. A review described it as "average" recently, a generous description. The old adage that you don't get a second chance to make a fist impression says much about a visit here. The owners are delightful, they try hard to insure your stay is comfortable, but these other factors weigh against their attempts to make this place a special place to stop. My stay was further problematic as my en suite bathroom toilet decided on my first night there to run on its own, awaking me constantly. On night two, this occurred 11 times. I found out on my own that the problem was a leak. The only way to stop the irritating noise was to turn off the water line into it. Just a bit of bad luck but it did dampen my enthusiasm for the place.

Pros: location, people who own it, and breakfast.
Cons: put in air conditioning. the room was suffocating even with 2 fans running. otherwise, room was fine, with private bath.
Location: great location, close to beach, shopping, dining
very pleasant couple run it, great breakfast, nice room, no air conditioning, no room cleaning during our entire stay, no change of towels, but for the price and location it was convenient. close to restaurants, If you just plan to sleep there, it is good enough. Nothing else.

Pros: How welcoming the owners were and it felt like home.
Location: hike to Kauai cave and drive to Hanelie.
My husband and I stayed at the B&B for our honeymoon and the owners were very nice and suggested some great adventures we went on. Breakfast every morning was so good and kept us full till dinner.

This was a great reprieve from more Touristy spots, and we loved it! It was a very convenient location close to everything you will want to see near Poipu Beach. Patti and Bob were genuinely sweet people. They offered us a beer upon arrival, and made sure we had everything we needed.

Hosts, Bob and Patti, quite simply the nicest and most helpful people I have met in a long time. Great with advice about where to go and what to see and genuinely interested in making sure your plans come together. Wish I had had more time and could have stayed longer.

Location: Poipou Beach, south of the island near the Kauai Coffee Co, Waimea Canyon Trails, beautiful beaches and many outstanding larger hotels nearby
Bob and Patti made our time in Kauai a most memorable and pleasant Experience! I would return without hesitation!

This is an adorable BnB in Poipu, Kauai. The owners (Bob and Pat) are very hospitable, and Bob can practically recite the Ultimate Kauai Guidebook by heart. (I had thought about buying it before going, but there was a complimentary copy for our use in the room.) The rooms don't have AC, but the owners provide two fans that worked well. Our hot breakfasts, coffee and juice were served every morning on our private lanai. My husband and I enjoyed walking over to the Kukui'ula shopping plaza every night for dinner (about three minutes up a tiny hill). We recommend Merriman's, Josselin's (especially for happy hour) and the Dolphin Restaurant sushi. We had a really relaxing stay, and we can't stay enough good things about the location or the company of the two lovely owners.

Pros: Nice friendly feel and very relaxing.
Cons: A walk to the beach is a long stroll, but if you plan on seeing a lot of sights this could suit you.
Location: Easy to find, great for dinner, long walk to the beach.
The hosts are great, B&B is nice but we found the location to be fantastic. We had a car to drive around to all the sights but a convenient location to return to. The plaze over the road gave us somewhere to eat out every night and the ice-cream is to-do for!

Location: Great for local shops and beaches
A great 'bed and breakfast' experience. Where else could you get a wonderfully fresh and healthy breakfast and then have your fellow guests and host break into an impromptu guitar and ukelele session complete with hula dancing. We really enjoyed our stay and appreciated the local knowledge of Bob and Patty who helped us get the most out of our stay on Kauai.

Location: Well placed near good beaches, restaurants and walking paths
The room was nice with good character. I much appreciated the large soft bed. The home had a large well appointed porch. It would be an easy place to relax if not pulled away to see the surrounding neighborhood. The staff was very helpful to advise the most interesting stops around the island during our short 3 day visit. My only complaint would be the short periods of evening quiet as the roosters are quite abundant and early to wake. The traffic noise was a bit of nuisance also. I would gladly return but would hope for reduced sound transmission through the many windows. The generous healthy breakfast was a welcome start to each day. Exploring the lovely island of Kauai was my favorite part of the 9 day Hawaiian vacation.
