First time on Kauai? Please be aware, nothing is Ocean Front. You may see the ocean, but all housing is high on cliffs and far from the water. Between the roosters and the property maintenance workers, do not plan to sleep past 7 a.m! Would have been nice to have a food option on the property. I believe on some days there is now a food truck that parks there. If it is winter, choose housing on the south side of the island. Much wind, rain and storms prevent you from accessing the surf from the north.

Aloha JA, and mahalo for your comments. We do manage oceanfront condos, but you need to choose that when you select the type of unit you prefer to rent. There are no beachfront homes in Princeville since it is located on a bluff, which affords beautiful views of the ocean and mountains. Maintenance is prohibited in Princeville before 8AM. There are restaurants in the nearby Princeville Shopping Center and at some of the resorts nearby. Please note that most people who rent a vacation home do so to have access to a full kitchen rather than eat out. The Cliffs hosts food trucks weekly. Weather is unpredictable, but it is rainier in the winter months. Surf is higher on the north shore during winter, which is why it is a major surfer destination this time of year.

Nice location, unfortunately the road to the further north was washed out and is closed to all except the residents. Then while we were there the was a rock slide on the way to Hanalea, so getting there now takes more time on the road. If you are the type that is happy to sit around the resort, then you’ll like The Cliffs.

Unit 4206 was extremely disappointing as the bed was completely worn out and terribly uncomfortable! Only other bed was a pull out couch that was just as difficult to sleep on as it too was old and bent out of shape. Spent a week on Kauai and slept only a few hours each night. Truly ruined our vacation.

Great place to unwind & reset. Paradise is Here!
The property is great overall. Somewhat "land's end" in Princeville, so all the units have the potential for Great ocean views. I ended up staying in 2 separate units. The first unit had Great views and had direct access to the yard overlooking "the cliffs". No direct beach access here, but that's not an issue. The first unit furnishings were a bit dated, especially the lighting. The second unit was a bit farther away from the cliffs, but overall had a much better "feel" via furnishings. The front desk area seems a bit "put off" by private rentals, but if you don't need anything from them, the rest of the property staff was very friendly & helpful when needed. I would definitely stay here again. It's a great space for smaller families or potentially couples. I stayed by myself & felt very comfortable & was able to cook meals, when I wanted as the unit is effectively an apartment. The in-unit washer & dryer were a nice touch. Free WiFi was Great, too! The most annoying part of the stay was the lack of instructions for TV/cable use. It seems silly, but without specific instructions, watch a bit of mindless tv or news to catch up at end of day was a disappointment. I made the mistake of trying to change the channel with the wrong remote. My bad.

Buyer Beware
The property was very nice and clean. The staff was courteous and helpful. The big downside was that they charged us over $100/day for what was labeled as recovery charges and service fees. This caused the net per day cost to be about 50% higher than what was quoted as the daily rate. We didn't expect this when booking it. We learned a lesson not to book until looking at all the numbers.

We're not sure what the recovery fees are, but as managing agent we charge a one-time cleaning fee, and Hotels.com charges a separate commission. You should have been shown the total due when you paid for the reservation. If additional fees were charged after you made the reservation, please contact Hotels.com to investigate.

You booked a one-bedroom ocean view at the Cliffs, which we accommodated you with. You didn't inform us of the stain on the sofa sleeper or the toilet running, which we would have taken care of while you were here.

Clean but Old and pricey
The interior accommodations are clean but old, ie. 30+ years old decor, fixtures, refrigerator. But real problem is the location of the unit at the end of the project that is the closest to the entrance road and the unit itself is below the grade of the road and parking lot so that traffic in both looks right in your second floor bedroom balcony. The unit with the fees and taxes was too expensive Not worth it. More like a 3 star accommodation with a total price significantly less than what was charged. Otherwise the exterior facility and grounds are nicely maintained. The pool was not heated and the spa was low termperature and too heavily chlorinated. Perhaps the experience is better in a unit that is far from the entrance roads.

Great location, beautiful complex, no privacy
We stayed in the Cliffs Condo #7201. Location was great. Parking was horrible, condo privacy was completely lacking. There are bamboo type shades that cover the windows. When they are in the close position, you can see out through them. At night time with lights on in the condo, the entire complex can see into the condo and see everything you are doing including being in the bathroom, laying in bed, etc. there were no blinds in the kitchen window. You had to get completely dressed just to walk around the condo. The place was mostly clean in appearance but the vacuuming was poor. Their was tiny shards of broken glass all over the floor in the master bedroom that we had to vacuume or pick up by hand. In the upper kitchen cabinets, there was rat poop. There were occasional roaches getting in through poor door seals and gaps in the doors. On arrival, the back sliding door would not lock. We had to waste our time to get a maintenance person at the main office to come to the condo and fix the lock. There is no way to rest or sleep in as the rooms is very bright when the sun comes up. There are also roosters that make noise starting at 5:30am every morning and so not stop crowing until after 7:30. They are literally right outside the windows. Chickens everywhere. We stayed in the condo 10 days. On 5 of the days starting promptly at 7am, landscapers and maintenance vehicles made beeping noises immediately outside. Loud talking.

Aloha Craig, and mahalo for your review. We’re sorry you were disappointed with the home you rented. The Cliffs complex has extensive open parking, so we are not sure what difficulty you experienced. Had you viewed the condo from outside you would have seen that the bedroom shades do afford privacy, even with the lights on. The living room does have a sheer covering, though. You did not report any housekeeping problems while you were here, but our housekeepers guarantee their work and we would have sent someone to clean anything that was not to your satisfaction. There was no “rat poop” in the unit; it’s gecko poop. As everywhere else in the tropics, geckos are welcome guests since they devour the insects, which are also ubiquitous in this climate. You didn’t contact the Cliffs maintenance to fix the sliding door, we did. The door was fixed the day it was reported. As any guidebook will tell you, Kauai is famous for its rooster population. Maintenance work at the Cliffs does not start before 8 AM.

Not so clean
We didn't know that we rented a rent-by-owner unit until checking in. The unit is very spacious and has good supplies for cooking. However, it definitely needs a deep cleaning. It is an old worn unit without AC (we were there in Nov and AC is not necessary). The hotel is located on the cliff with beautiful view of ocean and has good pools including jacuzzi. It doesn't have direct access to beach.

Condo unit was privately owned, just managed by realty company. Overall condition was ok - somewhat musty smelling, leak from bathroom ceiling light fixture was annoying and not repaired promptly. Light switch for lanai was broken...would request a different unit next time even though view from patios were lovely.

Excellent value and beautiful location
The Cliffs is a lovely property in Princeville with a gorgeous view of the north ocean. Buildings 6, 8, 9 all have unobstructed views of the water. The pool is small but pretty with a lava rock facade. They offer weekly activities like yoga and a free scuba class.

Then Cliffs was great however we were expecting it to be more of a hotel based on what we had read on hotels.com- it was nice. No daily housekeeping or food service. It is a timeshare property/condo.

Relaxing place to stay on the North Shore, Kauai
Great location if you're looking for a more quiet spot. Feels like it's for older, retired people but I enjoyed it fine since Kauai is such a small island and we had a rental Jeep. We stayed four nights in Kapaa, so this was pleasant four nights on the quieter side of town. Close to beaches that are somewhat secret and hidden and very lush. The unit we were in was privately owned and had a great view of the ocean with that wonderful ocean breeze. Building 7 was wonderful.

Great ocean view, loads of room in the rental.
We loved the ocean view and the space in the rental. Having two bathrooms was great. This was a private rental, so we had some things like beach chairs and beach towels that other rooms might not have had. We made use of the kitchen to take a break from eating out. We did use the hot tub and pool and found them refreshing and uncrowded. We rented bikes from the desk and rode to a remote beach. Great location and property!

Great condo stay
This is a condo/timeshare and not a hotel, meaning that different rooms/apartments will be different depending on the owner so my experience may not be the same as someone who stays in the same development. I stayed in 5201 and the owners provided a lot of cool and handy things for people staying to use (beach chairs, snorkels, boogies boards, beach towels, travel guides for the area, etc.). There was a pool, fitness room and gas grills available for everyone in the development to use, and the development also offered different activities (watercolor painting, hula lessons, having a taco truck into the development). The development grounds are really beautiful but it's just important to remember you're in a condo and being prepared for that (i.e. no room service or daily cleaning; you're in someone's home not a hotel). The one downside in my mind is that Princeville does not seem to be an actual town - it's more like a collection of condo developments surrounding a golf course.

Room 4202 needs some help
Arrived and door was open, shower had used soap from prior visitors. Just to name a few...living room blinds have lots of mildew, bathroom vent is nasty, kitchen cabinets stick closed, oven vent needs painting, fridge is rusting. Have pics, but looks like this review site doesn't accept them. Have stayed at Cliffs before with no problems - this room (4202) is just not up to par.

Aloha and mahalo for your comments. Check in at this unit is at 3PM and you had arrived early while the cleaning was still in progress. When we contacted you we explained that the cabinets were sticking due to humidity and that the owner was made aware of the problem. You hadn’t informed us about the dirty blinds and vent; we would have sent a housekeeper to clean those, but you had already told us that we needn’t send anyone for cleaning. It is our priority to ensure the comfort of our guests. We regret that you had not contacted us directly with your concerns to allow us the opportunity to address them while you were here. We have staff available by phone during business hours and an emergency line 24 hours every day.

Very disappointed.
Very disappointed in this place. It is a time share community with some private ownerships. We couldn't check in because the reception desk is for timeshares only and we assumed this was a hotel property. This place is not a hotel! Upon insistence on our part, the person in the reception area directed us to the privately owned condo. It was unit 7201. We couldn't get into the unit and had to call Oceanfront Realty for assistance. The condo we were put in is very dated as is the whole complex. The wifi system in the unit we stayed in needs an upgrade; it was intermittent at best. The living room tv remote didn't work. The bedroom one did, so had to watch tv in there. The unit does not have air conditioning, and yes, you do need it when those tradewinds aren't blowing. No privacy on bedroom lanai; it faced the parking lot. The other lanai off the living room had a great ocean view. This condo is for sale and listing was on display. The owner doesn't want dirt on carpeting, so requests that shoes be removed. The carpeting has stains and spots around coffee table. All-in-all this privately owned condo needs to be gutted out and brought up-to-date. Hotels.com should do business with hotels only and not real estate companies. We would never return to this complex.

Aloha James, and mahalo for taking the time to write your review. It appears that you had many misconceptions about this vacation rental unit and I apologize for any confusion. It is a privately owned home in the Cliffs resort complex with a full kitchen and laundry facilities, and is not a hotel room. Your check-in instructions were emailed to you three weeks prior to your arrival which included complete driving directions to the complex as well as lock box instructions for accessing the unit. Very few homes on Kauai have air conditioning, and we don’t advertise the unit as having any. I apologize that you were uncomfortable but the average nighttime temperature during your stay was below 70 F. It is common courtesy in all homes in Hawaii to remove your shoes before entering, not just for this unit. Amazing condo
This was a stay in a beautiful one bedroom 2 bathroom condo. No time share sales pitches like we've had before in similar situations. Near the shopping plaza.

Excellent except for the head concierge
It was very good overall, but the concierge (the main one there, apparently) was NOT helpful and really extremely unpleasant. She was the most unpleasant people we've run into on several trips to Hawaii, and one of the most unpleasant in that position we've encountered in decades of international travel. She gave the distinct impression that it was all about selling us day trips, and she really didn't care whether or not we enjoyed the rest of the trip or not. Other people there were much more helpful and very pleasant, but she left a dark nasty stain on the entire trip for us. It was also very weird that the trips she sold us had very strange receipts that made no sense to anyone we asked, making us wonder if they were deliberately opaque. We could have gotten better rates and had a much nicer experience but NOT working with the concierge. It is not supposed to work that way. Normally, they negotiate a discounted rate with the day tours, keep part of the savings as commission and share a bit with the guests. Not here. The location of this place is very nice and the unit we had was pretty good, although there were a bunch of things that didn't work right - e.g: original key we got worked only slightly better than a hairpin for opening door. We called about that and got it replaced, but wanting to avoid the nasty concierge we didn't try to do anything about the other items (entry light out, screen door that would either stick or pop off rail entirely

Beautiful views. Very old and run down.
The staff is great! The Cliffs are very quiet, mostly older people. I stayed in room 4202. It was a great size. Everything was clean. But the room itself was very, very, very run down. They really need to gut it and remodel it. I wouldn't stay there again, because it was really run down and personally that is kind of disgusting to me, but others may not mind it as much. The wallpaper is peeling and looks as though it has been reapplied multiple times. Everything is just really old. The TV is from 1980, and it even had a VCR to give you a better idea of how dated it truly was. The view from the deck was beautiful but you only get a good view if you stay in 4, 8, or 9. The other room blocks don't have a view. There is also a little trail you can walk down to get to the bottom of the cliff. I wouldn't go alone, but if you are with someone else it is worth it.

We were very pleased to stay in this unit where we had a terrific view of the sunset everyday from the balcony. We had a wonderful vacation and one week didn't seem to be long enough!

Great stay in Princeville, Kauai
Overall great stay. Staff were quite nice and it was a very nice place to relax and take in the local scenes and activities. Ocean view was breathtaking. Would definitely go back upon my next visit to Kauai.

Very very nice condo
We stayed 8 nights in unit 4206 and it was awesome, very clean, nicely furnished and comfortable! We will definitely stay here again if it is available, best deal in princeville! This was our third trip to Kauai in four years and plan on another this year. I would recommend this condo for the price.

Clean Condo With A View
Easy check-in process, clean interiors although some amenities are out of date - small TV, not HD, not a flatscreen. Remote control batteries were held in place with duct tape. No big deal since we weren't there to watch TV. Kitchen was well equipped with cookware, dinnerware, even nice full-size red wine glasses and martini glasses too. Bathrooms had ample supply of towels. The shutters in the master bedroom were off the rails, they were not usable at all. A minor inconvenience since it was rarely used. The property had only one place to dispose of garbage and recyclables which was a good walk from our complex. Nice view of the ocean from the kitchen balcony. Owners have binoculars available for whale watching. Overall very pleased with the condition of the unit and would stay there again.
