The room is well maintained (though the decor is somewhat dated), the views overlooking Lake Como are stunning, and, as mentioned by others, the family running the hotel are the nicest owners you will ever meet. The lady especially went out of her way to make us comfortable, including personally delivering a pizza up to our room from the restaurant.
It is easy to find, but you'll need a car rather than public transportation. The hotel sits on a hill quite high above Lake Como (don't think you can walk to the water's edge). We were awakened by cars gearing down to climb the switchbacks on the road directly below the hotel, but the view from that high is spectacular and worth it. It is also only a short drive to Bellagio and other neighboring attractions. If returning to Italy's lake district, I would immediately stay here again.
