Great location, short walk to lakefront where there are lots of dining options. The hotel borders Sarnico, it's a short walk across the bridge. The hotel room was dated but had a good sized terrace. Pool area is nice with views of the lake.

SHORT.....BUT SWEET STAY !
We were only here for 2 night, on a short business trip, though the hotel is in a good position in Paratico, overlooking Lake Iseo - I would certainly recommend booking a room with a Lake view ( which we didn't ! ), as it's one you'll not get bored with ! Our room was overlooking the hotel front, though was still pretty quiet, and a very generous size, & comes with Free underground parking. One criticism, in it looks like they have catered for Brexit already, is that there are no UK TV stations, not even a News Channel, though 100's of EU / Shopping ones ! Breakfast is lovely, with Hot & Cold food available ( try the honeycomb...delicious & addictive ! ), so a good start to any day. As a business trip, we didn't get much free time, though we spent a few hours walking around the Lake surrounds and town centre, which are lovely. The Ulivi doesn't have a restaurant, though we would certainly recommend one of the neares, Ristorante Pizzeria L'Approdo, serving some lovely seafood & steak - we went both nights, & spoiled ourselves, though you can go simple if needed, as the pizza looked nice ! We hope to make a return visit to the ara some time later this year, & would have no hesitation in staying here again, though will certainly pick a room with a view next time !

Great place
If it is excellence that you are looking for, you are at the right place! The owner of The Hotel Ulivi went to great lengths to help us with our room. I received from Elena and her staff from the first moment we arrive, quality service and professionalism. I found the hotel to be welcoming and very clean and I am recommending it without reservation. I want also to compliment excellent employees, they went to great lengths to make our stay comfortable. They were patient and had great communications. Thank you very much for everything we are certainly coming back.

Overall it was a pleasant stay. Amazing views of the mountains in the background. Lovely walk into the main part to where all the cafes and restaurants were. I think it's cheeky to have to pay extra to get towels for the pool. This should have been complimentary to guests seeing as we were paying £160 per night, 2 bedrooms. Breakfast was a little poor. Scrambled eggs both days were well over cooked. Ive never known eggs to taste like rubber and the second day the pastries were stale. What makes the rating for this place high is the staff and the pool. The staff were lovely and very friendly. I would stay here again if I was ever visiting the area but I wouldn't opt to have the breakfast and to remember to bring my own towel for pool usage. Bathroom was a little out dated so I think it's like for a little referb.

Great stay
Had a four day holiday trip with my wife. We had a very good stay. Room was good size and based on the found floor meant the patio doors opened into the gardens which was great. Underground parking was convenient. Breakfast was good with a great view. The local town has great restaurants for dinner.

Excellent.
I have being staying at this hotel now for many years, this more recent visit was as good as previous ones, but it also showed the absolute attention to detail that the staff give to visitors and most noticeable was the upgrade that the hotel has started to undertake. The rooms with views of the lake are obviously the best and the towns both sides of the lake have plenty of bars and restaurants.

Excellent location on lake and great staff.
The hotel is in a good position in Paratico and only a short walk along the promenade and over the bridge to Sarnico where you can get the ferry to other places on the lake.The swimming pool is set in lovely mature gardens and is quiet and peaceful.The hotel staff were superb and went out of their way to make our stay memorable.

Good stay, staff were helpful. However I needed to call the hotel because I was arriving late and it took us a while to figure out the number was incorrect - you need add a 0 after the +39. Overall a good stay, and parking was free, and it is right on the lake which is good.

Beautiful view
The Ulivi is a basic hotel but very clean with a good continental breakfast. It's location is excellent with just a short walk to the lake. Ample great restaurants and shops close by. I would highly recommend it for a long weekend or as part of a longer break in the area.

Not a 4 Star Hotel
I was disapointed in the condition of the room it was outdated and was not of a 4 star quality. Everything was outdated in the room I stayed in. The breakfast was a joke again for a 4 star quality I would expect more than a vending machine for coffee It was not worth geting up for there were 3 small tables on a balcony for breakfast with a view of the pool. The aircon was not up to the job the room was constantly warm. We asked for a double room but received two singles pushed together with a sheet over them and they never stayed together. Staff were plesent and helpfull even though the person was unable to speek english she tried. Ther reception is closed at 2am and access is gained from the carpark. This leaves you confined to your room as your only means of exit is through an emergency exit or the carpark with no access to the area outside for smoke of night cap. The bar is practically non existant. The pool was over crowded by residence living in the appartments which line both sides of the pool to the left and right of the hotel. This hotel looks better on the website than what we received and I would seriously advise avoiding a stay if a 4star experience it what you are looking for.

Hotel Ulivi-comfortable stay on the lakes
Our stay in this hotel was peaceful. The staff were friendly and the breakfast was good. We were very close to restaurants and bars and there was a bus stop just across the road, where local buses going to Iseo stopped. It was just a short walk to Sarnico itself, you just literally walk across a bridge. There was a pleasant walk way just outside the grounds of the hotel, that took you around part of the lake.
