Hotel very dated, worn and stained carpets and decor. Mattress soft, springy and noisy, very uncomfortable. Poor repairs on damaged furniture. Dining room cramped and breakfast was like a stampede as it's 'help yourself buffet' which was clearly taken advantage of by some residents! Owner very nice and helpful. I'm sorry but I won't recommend this hotel.

Accommodation was pleasant but quite dated. Owner / manager chatty upon arrival and throughout the stay. Room was clean but not immaculate. Children bunk beds were very squeaky however the children said they were comfy. Breakfast is the best part of the accomodation. Full English with lots and toast and butter. Fresh orange readily available. Children had choices of cereal, toast or a few selections from an English breakfast. Tea and coffee offered during breakfast. Free parking outside the accomodation is a great advantage. Really close to the sea front, great access for pleasure beach too. Overall a good stay but not one we would choose again.

Pros: Warm and friendly atmosphere.
Cons: Warmer rooms, carpets cleaned and breakfast not dried out in warmer.
Cheap and cheerful B&B. Family friendly. Close to south pier. Car parking right outside. You do however have to be down early to get the best of the breakfast selection as its served on a hot plate, buffet style. If they ran out they would however go and fetch more. Our children loved the relaxed atmosphere.

This B&B was fantastic value for money and was run by some very caring and considerate staff. It's a shame that the external decor looks a bit dated and the rear "car park" was strewn with litter as the room and communal areas were more than presentable with some nice personal touches. Breakfast was good if a little quirky.

rooms were small bathroom small,guest house was quite a distance from where all the nightlife was,wont be booking again here...breakfast was nice though,........bye
