Excelent - fabulous facilities & excellent breakfast. The only negative was they finish serving breakfast at 8:45 even on a Sunday!! No lie in on tis lazy weekend

Breakfast : could have done with more marmalade and yoghurt for breakfast. Bus stop right outside for Lincoln Well placed at edge of Lincoln to visit elsewhere

There were 12 pots of homemade yogurt out on display the morning you mention 6 plain and six fruit all fresh made and sitting there for you Jars of marmalade were behind you on the welsh dresser to help oneself from from the "self service buffet"

One of our best stays
The guest house was great good food very very clean in a nice part of Lincoln, the owners were very friendly and made us feel at home and at ease. In all a very pleasant stay in a nice part of the country.

Room 2 is for the ladies.
Having travelled for 3 hours beforehand, I was pleased to locate the guesthouse, and the reception was friendly. Room 2, a single room, was adequate, with few areas for improvement. Notable would be the poor digital TV reception for BBC 1, though other channels were satisfactory. Minor issues include difficulty in utilising a power socket to recharge a cellphone - the only available sockets (kettle and coffee maker) are partially obscured by the dressing table. The Bathroom was clean, and the hot water plentiful and swift. The only niggles were the toilet seat not remaining upright (not a problem for ladies) and the wash basin plug slowly leaking whilst one shaves (again, not a problem for female guests). Breakfast was excellent, and checkout most efficient. According to the sign outside, the business is up for sale.

Thank you for your review There are extra sockets in the room but the thousands of other guests who have stayed in this room tend to unplug either the Nesspresso coffee machine or the Kettle or indeed even the TV to use the socket to charge the phone if like on this occasion one can not be bothered to look properly for the extra power points Your point regarding the toilet seat is a fair comment and this has since been rectified but why oh why could you not mention it to us at breakfast whilst you were here as this could have been rectified same day instead of having to wait to see it on a review (not very helpful to future guests)

Second time staying here - we are regular visitors to Lincoln but this place is not always available; we were lucky this time. Wll remain first choice.

Lovely guest house, excellent facilities.
What can I say other than 'perfect.' This guest house offers excellent, professional, friendly service and first class modern facilities with some additional nice touches, such as fresh coffee making facilities in each room. Parking excellent and WIFI also very good. Breakfast fantastic. I loved this place and the lovely hosts. Hope to be back.

Nice Guest House - unfriendly service at breakfast
Lovely guest house. Unfortunately, although I paid for breakfast (and had a 4 hour drive ahead of me), the dining room had a huge fish tank ( I have a fear of fish). I didnt want to make a fuss and so instead of ordering a full breakfast to take to me room (I do appreciate that hot food in rooms is not good), I ordered some toast. When the toast was brought to me I asked if it was Ok for me to butter a piece to take to my room - and was advised that no food was allowed in the room. I was so upset I didnt go into shower or anything - I had to dash so that I could leave earlier to get something to eat elsewhere. I was then questioned at Reception when I paid my bill as to what my issue was for not eating in the dining room!

We are sorry that you felt you had an unpleasant experience at breakfast I can assure you that was not the intention We merely asked if everything was ok when you left the dining room in a hurry and we then asked could we help in any way if there was a problem and we did not feel there was any need for you to yell at the top of your voice to our members of staff In the past we have had guests who have a fear of fish and had you told us this was a concern of yours we could have made arrangements for you to have your breakfast out of view of the fish tank Again apologies for any offence this misunderstanding may have caused and if you are ever in the area it would be our pleasure to welcome you back to the Gables

A warm clean room
Apart from a rather strange welcome, access to the guest house being almost spooky in the dark, I quite enjoyed my stay, the virtues of a warm, clean room and bathroom not being lost on me. I did not have a cooked breakfast but the ones served to other tables looked good, I asked for green tea, no problem.the entrance hall is a little tired, but the room was fine

Lovely hotel close to Lincoln
Despite being on the main road it was very quiet. Lots of parking available and it was spotless. Breakfast was great too.

Got to go back.
We got a warm welcome and offer to carry our case, there was ample space for all the guests cars on the drive and a bus stop outside. Light and spacious room for breakfast at individual tables and self service plus cooked breakfast.

We were greeted on arrival and made very welcome.The bedroom and facilities first class.Good chose of cereals and breakfast menu.The reason we picked this guest house was it was ideally situated not far driving distance from National Trust properties we had planned to visit.

Just what I was looking for
Great place to stop when out on business. Small, friendly, very clean, comfortable bed and fantastic breakfast. can walk to a couple of well priced pubs for food and there's a petrol station on the same road. Will stay again.

Great Guest House.
Had a lovely weekend in Lincoln which was enhanced by our stay at the Gables. Whilst not in the centre of Lincoln, it was only a short bus trip (£2.30) away. A taxi back in the evenings was £6.30 from the bus station. We stayed in room 1 which was on the front of the house, but didn't experience any road noise at night. They do provide ear plugs if you are a light sleeper....great idea. Breakfast choice was wide and the food was well cooked. We ate in Lincoln the first evening but the second tried a local pub which was fine, but be aware they only serve until 8pm. There are several eating establishments in easy walking distance. Would we stay again?......definately.

Friendly B&B with easy access to city of Durham
This privately owned and managed little B&B is a gem. It is located conveniently in the Lincoln suburb of North Hykeham, on an easy bus route that goes straight to the heart of the ancient city, but not so close that you have to work to get out into the country and walk around in nature. The owners are proud of their work, warm and welcoming, and are happy to offer as much guidance about the area and activities as you care to learn. The room was of a reasonable size and was comfortable. The WC was larger than many we've experienced, and the shower was large enough to fit two in a rush. We thoroughly enjoyed David's cooking in the mornings and didn't miss a single breakfast.

Top Quality B&B
Lovely B&B with friendly hosts, rooms were good sized, clean and well furnished. Shower room/on-suite although a little small for some was good, with generous sized quality towels. Bed was comfortable. Breakfast was great and freshly cooked to order. The hosts made you feel welcome and would recommend this B&B to anyone staying around the Lincoln area.

Many thanks for taking the time to leave your review In response to the comments about the TV The Flat Screen TV in the room was only installed the day before your arrival as the previous one gave up and refused to work the day day before and the one we installed was the only one we could get at short notice to fit the bracket on the wall. Breakfast can be quite a hectic time if all eight rooms come down into the dining room at the same time which is what happened when you stayed and there is only one person serving in the dining room so a little bit of patience and understanding would go a long way whilst we try and get everyone served as quickly, politely and efficiently as possible Glad you enjoyed all other aspects of your stay and hopefully we may be of service to you again sometime in the near future

A very nice Guest House. Made to feel very welcome by the owners. Nice English breakfast, which set you up for the day. We would definitely stay there again.

The Gables provided us with comfortable, spotless and well-appointed accommodation. The breakfast was excellent and we thoroughly appreciated the choice of eggs benedict: a delightful change from the standard full English! We enjoyed our stay. The Gables is on the outskirts of Lincoln and the traffic into and from the historic centre of the city can be extremely heavy at some periods of the day. Allow lots of time for a visit to the Cathedral! Choices for an evening meal within walking distance are limited.

High Class B&B
The Gables B&B is a very clean, modern eco friendly and comfortable place in which to stay. Hilary and David are very welcoming proprieters and have provided a lot of extras such as coffee machines, ceiling fans, a small fridge, microwave and laptop free wi-fi for guests to use. We had a lovely front en suite room which looked out onto the main road and was a bit noisy at times. We enjoyed beautiful and delicious cooked breakfasts. We thought it was good value for money and would highly recommend this B&B

Very Very Nice!!!
We stayed in a studio room for 2 nights in Gables House in Lincoln. The room is spacious with everything we need. Private Shower with toilet, a double bed, 2 2-seats sofa and a kitchen we can cook. The place is very clean, smart and smell nice. Hayley, the owner of the house, she is friendly and cooks very good breakfast which is include d in the room price. We are very happy stayed there. Very nice B&B just outside of Lincoln. Close to major routes ad close to Lincoln itself. Great apartment option if travelling with family. Plenty of parking, pleasant hosts. Would recommend this if staying in the Lincoln area.

The accommodation was excellent. The room was very clean and the facilities were great. We enjoyed an excellent breakfast each morning. Clearly no expense has been spared in providing really comfortable accommodation. We enjoyed our stay and would highly recommend the Gables.

Lovely Hotel on Outskirts of Lincoln
What a lovely hotel and equally lovely hotel accommodation with warm and friendly staff. From the minute I arrived the hotel proprietors were helping me with advice on the hotel facilities and where to go in the surrounding area. Lincoln is a great city to explore and with lots to do and local knowledge is priceless. Although the hotel is situated on the outskirts it is ideally located to get to all the sights in and around Lincoln. I would definitely stay again and recommend to my friends.
