Pros: Proximity to I-90, spaciousness/ beauty/history of the mansion, comfortable/clean bed and home, free wifi and delicious breakfast.
Location: Only stayed as a stop over--no exploring :(
First time B&B's.....an experience that'll be hard to beat! Just minutes off the I-90 so, it's conveniently located in a charming, historic old town. Perched high on a cliff, the mansion overlooks the town of Little Falls. Views are stunning! Hubby and I stayed one night in the Gold Room. Big, spacious, nicely decorated and with its own private, 3 piece bath. Very cozy and comfortable room/bed. Free wifi throughout. Toured every bedroom (as we were lucky enough to be the only ones staying that particular night) and ALL FOUR bedrooms are wonderfully spacious, gorgeously decorated and with shared baths. Beautifully restored and decorated to the era of its time, somehow you just "feel"all the history at Overlook Mansion. Jeff (innkeeper) was very hospitable, informative and cooked up a great breakfast. Breakfast offering was a variety of yogurts, cereals, breads, coffee/tea/juices and of course, Jeff's delicious hot cooked breakfast. You won't leave hungry! Really enjoyed the tour of the mansion and the wealth of history here. Whenever we will travel the I-90, east/west again, this stop-over is a must! Highly recommend. We will be back! Thank you, Jeff and thank you, Mr. Tomaso, for "saving" and restoring this spectacular mansion and.....of course, for sharing it with us!

I booked this at the last minute without any research, just relying on the reviews, which at that time were 4.8 out of 5. Well the reviews were right on - attentive host (Jim), beautiful rooms and gorgeous stone mansion overlooking Little Falls. It was a real treat. Hope we have the occasion to do it again.

Pros: It was very charming. They even have a suite of armor on the stairs landing.
Cons: It seems that they still have some renovating to do but it didn't take away from our stay. The breakfast was ok but nothing special.
We enjoyed our stay here. We stayed in October and the view of the changing leaves was beautiful from the veranda overlooking the town. Our room was large with lots of light, the bed was comfy and the view was very nice.

I had not stayed in a Bed and Breakfast type establishment before mainly because when traveling I like privacy so was cautious about booking at the Overlook Mansion but I am SO glad I did. The house is beautiful with spectacular views. Our host was kind enough to give us a tour of the home while providing some history of the the home and area. Check in was very laid back and our room spectacular. It was nicely cooled with a room air conditioner, had cable TV and a small refrigerator. The bed was huge and incredibly comfortable which was welcome after a two day drive from Wisconsin. The breakfast in the morning was delicious, set out according to our time needs and was professionally prepared and served by the host. The stay was comfortable, met our needs completely and I highly recommend this establishment to anyone traveling in the area.

We were met at the drive by the night manager. He told us where to park and took us to our room (which was immaculate). On the way he gave us a tour of the mansion and a little history. There were parts of the mansion that were in renovation, but it did not take away from the experience. It is on top of a very large hill and you can see the entire small town below. The name Overlook Mansion is perfect. The views are so beautiful in the morning especially. We had a lovely breakfast, complete with eggs and bacon besides all the other pastries and juices available. There are only 5 rooms so it is like you are there alone in the mansion. Definitely worth the amount I paid.

Being newlywed, Frank and I were looking for a grand place to stay near the Catskills. We found a historic gem of a bed and breakfast at the Overlook Mansion, in Little Falls New York. It was like a structural museum and the actual overlook was breathtaking. We’ve stayed in Utica and Herkimer before, but not anymore, the mansion is an experience worth living over and over. We stayed in the turret room which also offered a beautiful view of the quaint town and its historic buildings that built Little Falls. The best places to visit in town, is the jewelry shop called, Fall Hills, and the French restaurant called Canal side. Both places were recommended by the Overlook staff and we couldn’t be happier. We loved the service we were given, and they really went above and beyond our expectations. It was a beautiful retreat in the middle of everything we like to do. We plan on going again, and are recommending it to friends. Thank you Overlook.

Pros: The mansion is a wonderful old house complete with creaking wood floors and leaded glass windows. Beautiful views of the town below.
Cons: We discussed with Jim the need for a small couch or sitting chairs in the room and they are looking for the right pieces to fit with the atmosphere.
Location: Cooperstown was a 50 minute scenic drive away. Not much in actual Little Falls, but Herkimer had more restaurant choices.
We stayed two nights in mid August. Jim was very attentive but not overbearing. There when we needed something. We stayed in the Gold room because it has a private bath in the suite. Room was clean and well furnished and bed was comfortable.

I can't say enough good things to describe the Overlook Mansion. The service was excellent and the place is a thing of beauty. Built in the late 1800's you won't get tired of looking at workmanship and history of the place. What it lacks in a building built today it more than makes up for in comfort, history and service!

What a great time! This historic mansion (house is 125 years old and renovated) is an absolutely gem. There are beautiful views of the town and canal from any room. The staff is very personable and hospitable. Less than an hour from Cooperstown makes an easy visit to the Baseball Hall of Fame. (Actually, driving the area roads are picturesque and fun.) A very reasonable price for the stay. Can't wait for a return trip!

Had a very nice experienc! The building is beautiful and super clean! Jim is nice, and he cooked great breakfast. I will choose it again if I'll treval around the area.
