A pleasant change from the soulless chain hotels I stay in while working away. Friendly host, large comfortable room and a beautifully cooked breakfast.

It was a lovely relaxing break. We were made to feel welcome and nothing was too much trouble. Our room was really comfortable and there was no shortage of hot water for baths. Only one possible tiny criticism is there was no radiator in the bathroom so that would be uncomfortable out of season. But it wasn't a problem for us. We'd definitely recommend Derwent House to others and may even return when we're next visiting that area.

Pros: so clean, and the view from out window was beautiful and just a short walk up the road and there was a private beach.
Cons: nothing would be improved everything was lovely.
Location: when we arrived it was the arundel fair so there were lots to do and see.
well i've never tried anything like this before so i was abit worried from the get go, but we arrived and the staff were so pleasant and welcoming and inviting. they were so professional and kind and as we didn't know the area when we asked about places to eat and things that were going on they gave so much helpful information. if anyone is considering staying here i would highly recommend it .

I thought the place enchanting. The room was well presented with all I needed and so comfortable. The owners were really welcoming and so kind. Breakfast was spot on and I can't find any faults. I wish I could have stayed longer.

TRULY EVERYTHING IS FIRST CLASS. BEAUTIFUL SETTING DOWN A QUIET LANE THAT LEADS TO THE BEACH AND SEA. AMPLE PARKING. ROOM SPOTLESS AND VERY GOOD SIZE. NOTHING TOO MUCH TROUBLE FOR THE OWNERS. THEY LIVE IN THE HOME TOO, HOWEVER NEVER INTRUSIVE AND THEY ARE THERE ONLY IF YOU NEED SOMETHING. EXCELLENT COOKED BREAKFAST, FRESH FRUIT, JUICES, QUALITY LOCAL SOURCED INGREDIENTS, FRESH COFFEE. GOOD INTERNET CONNECTION IN THE ROOM. VERY GOOD PUBLIC HOUSE WITHIN MINUTES WALK FOR AFTERNOON AND EVENING MEALS. (THE BLACH HORSE INN) SERVING LOCAL ALES WITH GOOD MENU AND SPECIALS AVAILABLE DAILY. IF YOU WANT A QUIET RETREAT IN A PEACEFUL SETTING THEN THIS TICKS ALL THE BOXES. RESORTS OF BOGNOR REGIS AND LITTLEHAMPTON EITHER SIDE. PLUS MAIN ROADS TO BRIGHTON AND WORTHING. Nice comfortable home. .Not ideal for children as double beds only ,although made welcome. Shower not possible.....Hosts seem a little weary.

Its a very nice place and lovely people making you feel at home.only down side was the bathroom which only had a bath which i found very small.

Nice place, though it literally is someone's house! The owners were lovely and cooked a mean breakfast in the morning. The room was clean, though there was only a bath and no shower. Great location, very close to the beach and there is a lovely local pub just a short walk away. I would stay again.

The house and grounds are beautiful, and Jules and Jon most welcoming (not to mention the 2 labrador sisters!). We hadn't realized how close we would be to the beach, which was a charming walk with lovely houses along the way. The Black Horse pub, only 200 yards from the house, was a perfect dinner spot.
