Pros: A small strip mall with a convenience store(gas), restaurants, shops, ATM and more next to it.
Cons: The furnishings, the workmanship in the rooms, updating the place where needed.
Location: Not a bad location as many of the places and attractions you want to visit are not far away. Victoria Falls, Crocodile Farm, Horseback Riding etc.
Hotel rooms were not what they appear to be online. Furnishings are old and need to be replaced. The bathroom was remodeled but the workmanship was poor. The shower head was one of those old kind that hang down from the celling and does not move( round 5 inch diameter type). The spray from it was not good. In fairness, the rest of the bathroom was OK. Restaurant was OK. Friendly and cordial staff. Most of the front desk staff were friendly and cordial too. The person in the activities center acted as though you were bothering her when you went in to talk to her or had a request, and while she was.... on the phone. That type. Not a professional attitude.

Pros: Friendly staff, good location, comfortable room.
Cons: If you ask for a cocktail in the bar, make sure you watch them making it.
Location: Walking distance from town center, walking distance to nature reserve. It is possible to walk to the falls but it is a long way.
Nice place to stay, staff excellent, very friendly and helpful. The room was standard but comfortable. The toilet flushed and the shower worked every time and the water was hot. There was a fridge in the room, which was nice. Buffet breakfast is buffet breakfast is buffet breakfast.......but the restaurant does some very good meals. For really good local food, the bar across the road is excellent. It's not luxury but it's good.

Pros: Beautiful hotel, clean with friendly and efficient staff.
Location: Victoria Falls, Chobe day trip, elephant safari, high tea at Devils pool, sunset cruise, steam train ride.
Great sized clean rooms, active mosquito control, friendly and helpful staff, fabulous restaurant with bar next to swimming pool. Organised various activities through the concierge without issue (I was there during low season so if going during high season may pay to book in advance). Taxis drive past regularly and N $50 (US $10) by taxi to falls. Costs N $100 (US $20) one way by taxi to/from Airport. There is supermarket within walking distance and shops with post office and bank exchange next door. Security staff on gate and by main door but felt safe while in Livingstone as locals were friendly. Would definitely stay there again. Went on sunset Cruise on African Queen, well worth it, viewed falls from Zambia side costs US $30 to get into park but great view. Walked to Zimbabwe side of falls and much better view from there, same cost to get into falls and nice cafe in area. Went on Chobe day trip into Botswana, briiliant day and well worth it, cost US $180, went High Tea and swimming in devils pool, a fantastic experience and cost just over US $100. Also did steam train with dinner, that was great but now only goes to the bridge and stops for sunset, cost was about US $170 which seemed expensive as can do similar for much cheaper on Zimbabwe side. Did the elephant safari which is really just a chance to ride an elephant and then feed it but loved it all the same and guides take photos for you with your camera. Livingstone is expensive but loved my time there.

Pros: Breakfast are good. Hotel staff is friendly and kindly.
Cons: The dinner menu should be more elaborate. Is it more a lunch menu and a too much expensive for this kind of meals.
We have been 4 days in this hotel and everything was good. It is a little bit out of town, but this is not a problem since taxis are cheap.

Great value for the money. clean hotel. Stayed one nite at the The Royal Livingstone and one nite here. Definitely a better value than the Royal Livingstone. Stay here and take a cab to the Royal Livingstone to visit the Falls and to have lunch or dinner there.u will save a bundle of $s.

Pros: The staff, the openness of the design, the feel.
Cons: Maybe UN tourism conference meant the concierge concentrated on delegates so I didn't see signs of the Protea providing guests with activities booking
Location: Livingstone is the centre of adventure - from lion walks through bungee jumps to white water rafting. The Victororia Falls are a wonder of the world.
Had booked the Protea without great expectations, looking for a good hotel but finding it difficult due to the UN tourism conference due to start next day, but was very pleasantly surprised by it. The rooms were comfortable, clean and well appointed, the bar and restaurant good, the staff very friendly, helpful and very welcoming. Food was well done, not 5 star but good and choice was excellent. The setting of the bar and the open feel of the hotel was great. The bathrooms were clean and the circular showers excellent though they could have done with a non slip mat.It was very good value.

Location: Well located - about one third of the way between the centre of Livingstone (25 Kwacha taxi ride) and Victoria Falls (50 Kwacha taxi ride)
Lovely layout of the hotel, open plan main area with plants, ponds, etc. Extremely friendly, helpful and courteous staff, both at reception and in the restaurant. We stayed here for 2 nights and really enjoyed our stay, while we visited one of the Natural Wonders of the world - Victoria Falls. The rooms were comfortable and practical, and well serviced

We had a wonderful stay at the Protea. The staff was amazing and in no time we had come to know them on a first name basis. The manager even took the time out of her busy schedule to greet us on several occasions. All of our sightseeing adventures and taxi rides were efficiently taken care of by the hotel staff. The hotel grounds at beautifully maintained and clean. Our room was spacious, clean and looked out over the garden. When we left....we felt like we were leaving home! We would love to go back and stay again.
