Pros: The beautiful outside, and its location. The very nice owners.
Cons: Everything needs to be re-build and re-furnished, if at all possible. (Hotel seems to be for sale).
Location: As we were there in the peak of the winter, there is absoluabsolutely nothing to do. We wanted to get away for a day or two, and that's what we got.
When looking at the picture and the description, this seems to be a jewel. When arriving it looks stunningly beautiful. When entering, you think you are in the wrong building. This is a very worn out and run down place. I want to make clear that I am hesitating to write this negative review, because the owners are so very nice people, but since travelers who pay a lot of money for this hotel need to know what they are going in to, I have to share our experience. We had 2 rooms on 2 levels. My room was attached to the back of the building, the inside wall towards the original building was actually the raw outside wall of the hotel with vinyl sidings. The heater (which they called aircondition) did not work. Floors unfinished, furniture like the one in the room are called trash in our world. The room-door did not fit into its original locks and hinges and was locked with an added on lock, that left the door 2 inches wide open. The shower was 60 plus years old, the only shelve above the sink in the bathroom was a metal shelve that was completely rusted. The other room had a tiny bathroom and the heater was on superhigh and could not be regulated. In the cold morning however, it was off. The "living room" had a carpet where the word "stained" is not strong enough. The dining room had worn out furniture and a huge rusted refrigerator. And so on. The price should be no more than 25% of what they are asking.

It was a typical historic building with wood floors & creaky stairs. it would be magnificent if it was decorated in period furnishings that make the place shine., But what does make it shine are the caretaker, Ritz, and her helpers.

Cons: plaster and paint in bathroom
Hotel staff were pleasant enough. A late Sept. weekend so not too busy. Be prepared that no hot breakfasts are served after Sept. 1. There were however English muffins, coffee and coffee cake. The beach is about one mile to the east, and given how small overall the parking lot for Westhampton Beach (BEAUTIFUL) is...the fact that you can either walk or bike to the beach from the B&B/inn is really in my opinion the best thing about this place. It is an older place, we were on the 3rd floor. Double or queen bed was adequate for 2 size wise but the mattress was very, very hard...I like a firm mattress but this one felt like a board. Not sure if all are that way...you might want to inquire about that. We went to a great concert Sat. night at the Westhampton Cultural Arts center...great intimate venue. So overall we had a good stay.

Finding The Grassmere from the google map from hotel.com was slightly challenging, and when we asked in town the lady hadn't heard of it. They let us use the telephone and we found it straight away from the directions. We had actually turn around in the driveway of the Grassmere! We had room 10 which was en suite on the 2nd floor (English 2nd, American 3rd) room was comfortable with a massive bed. The bathroom was tired and be careful if someone flushes the toilet when you are having a shower as it went scalding hot, luckily I had space to move. The location was great as it was walking distance from the town, easy assess throughout the island and 11 miles to tanger outlet. The stairs creek and the gecko's buzz but to us it added character and we had we slept very well every night. The staff were friendly and knowledgable if we want any advice about the area ie eating.

This place was great if you want a launching point for the Hamptons and Montauk. We biked for many miles in the community and the water views are awesome!

The hotel is nice as long as your expectations are for rustic rather than luxe. They gave us a free upgrade without our even asking for a king size room in the main house. The staff was very friendly. We took the train, and the location was good for the beach (a mile away) and great for the town (right around the corner to restaurants and shops). A very pleasant stay.

Very old fashioned and run down. Beds creaked and shower held together with plaster. Very helpful staff.
