Its very run down needs a lot of upgrades and repairs. The carpet is so dirty cant walk in the room barefooted, the sofa bed was all stained, the restroom lock didn't work, mold areas around shower, the pool water was cold and couldn't really use it and everytime we walked in the room it smelled very bad like old wet carpet.

“Sleeps 6” doesn’t sleep 6
We specifically chose a room with 2 beds and a pullout couch to accommodate our family of 6. But the pullout couch was broken. The mattress was falling through t the springs and the good spots was basically a very thin mattress over metal. 2 of my kids did not sleep. We had a late arrival so maintenance was not available and we are told there were no other rooms available. They did give us a $40 credit on our $200+ room but that doesn’t compensate 2 kids who didn’t sleep. Had planned to stay there again on our way of town but cancelled. Breakfast had many good options for a free breakfast

The building is old. Small swimming pool, Rooms are roomy. The couch to make into bed really not comfortable at all. The staff are so friendly and helpful. Wished the hotel had either waffles or pancakes.

The staff here are fabulous! One gentleman went to his own lunchbox for a banana because the hotel didn't have any fresh fruit for my infant grandson who cannot be exposed to anything peanut related for medical reasons!!! This man went above and beyond!

Older and needs to be updated...and not necessarily the "look" but like the pull out matters was either REALLY old or REALLY cheap. It was all springs and unable to sleep on. Towels were noticeably older and rough. So of theybwere goung to but a little money into hotel, but it towards the comfort.

This hotel is a great value. We added this stay for one night when my husband decided he wanted to come to Miami a day earlier than we had booked at another hotel. The other hotel on our trip was a pricier beachfront. I wish we had stayed at the Holiday Inn Kendall the whole stay. The room was clean and quiet, the complimentary breakfast had a nice variety of food and the front desk personnel were very helpful. When we checked out the ladies stored our bags so we did not have to cram them into the rental car. The other hotel had no food and no parking.

Front desk personal was friendly and attentive but doesn't compensate the bad conditions of the hotel room, the whole room smell like cigarette and humidity, carpet was completely dirty, my kids took of their shoes and played around the room, early morning next day I noticed their foot sole was completely black because of the dirt in the carpet, water was leaking from the bathtub creating a mess every time we showered, bathroom door didn't close and not all of the lamps were working. The 2 times we approached maintenance they were no help at all, saying that the smell was not cigarette and almost yelling. People at the front desk seemed scared to say anything at the maintenance person, definitely not staying here again.
